S/V Indicates the ratio between the dispersing surface and the volume. Among possible shapes, the court layout is

the one which guarantees the least thermal loss

efficiency and lower building management costs.

Sustainability of the site

Sustainable construction site management –

We take measures to avoid raising dust, dispersing earth outside the work site

and we use sound barriers so as not to disturb nearby inhabited and green

areas, safeguarding the health of neighbours and preserving natural

habitats in green areas.

Green area – the carefully planning of spaces, the restoration of

the Gambarone fountain, the closeness to the two parks: Parco Agricolo

Sud Milan and the Parco dell’Idroscalo make of this site an area of great

environmental value.

Alternative means of transport – More than 5% of

our parking places have been set aside for low emission cars and those with

alternative fuel. A cycle path, bicycle racks and dedicated changing rooms and

showers encourage the use of bicycles to reach the complex from nearby

areas.

Public transport access – Within 400 m from the entrance

to the complex are 2 bus lines + 1 bus on demand, which connect the site to

the Railway networkand to Linate Airport.

Water managment

Rain water collection – Rain water is filtered and

collected in tanks and is used for flushing toilets and watering the green

areas.

Careful planning of green areas – the planning

of the green areas has taken account of the water requirements of the

various plant species, so indigenous species with least need for water

were chosen.

Certified taps – the installation of Leed certified timed taps

and toilets with dual flush buttons has allowed for a noteworthy saving of

water use in the building.

Energy and atmosphere

Efficient envelope – the façades of all the buildings are state of

the art technology in the reduction of thermal energy loss.

Integrated sun-breakers avoid took much thermal energy accumulating in the

indoor areas of the buildings and thus avoiding the excessive use of air

conditioning during summer.

Solar and photovoltaic panels – Solar and

photovoltaic panels are installed on the roofs of the buildings supplying hot

water ad clean electricity, avoiding the use of fossil fuels which are

expensive and damaging to the environment.

Remote heating – A centralised remote heating plant allows for

greater energy efficiency, lower environmental impact and a smaller

carbon footprint CO2 compared to localised boilers and heaters

Using the water table for cooling – our wells fetch

underground water channelling it into the chillers for cooling in summer

Resources and materials

Recycled material – the choice of construction materials fell on

all products with the highest amount of recycled materials. Choosing this

type of material avoids the continuous impoverishment of raw materials present

in the natural environment.

Regional materials – more than 70% of products installed in

construction are from recycled raw materials, or those extracted and processed

within 800 Km of the site. This favours the local economy and reduces

pollution due to long product transportation.

Certified wood – most of the wood used in building is FSC

certified and comes from sustainably managed forests.

Ricycling of construction waste – Thanks to

separate waste collection and the careful management of the site, more than

81% of the waste generated during construction was recycled.

Internal air quality

Improved ventilation – the amount of ventilation was brought

to 30% beyond the standards required for perfect air replenishment

improving the health and comfort of dwellers.

Greater thermal comfort – Thanks to independent

temperature settings for areas and halls the best thermal comfort is guaranteed

for all users of the complex and for all areas in the buildings.

Internal air quality managment – During

construction, measures were taken to provide the best possible indoor air

quality, protecting and sealing off all conducts to mechanical areas, avoiding

fumes in closed areas and protecting them from dust, sawdust and possible

pollutants.

Low VOC materials – During the works only low VOC

chemicals were used. Paint, silicone and glue in traditional construction are

responsible for releasing organic compounds into the atmosphere which are

damaging to human health, causing allergies and breathing problems as well

as being damaging to the environment. Thanks to the use of low VOC

materials the highest health standards are guaranteed for indoor areas.
