About UsPat is a Georgia native. His father grew up in South Gerogia, where his family is deep rooted and many of his realitves still reside. His cousins still live in an antibellum home that was set ablaze by General William T. Sherman on his March to the Sea. This home, built in the 1700’s, still stands as a historical Gerogia Landmark.

Michelle grew up in rural Ohio surrounded by agricultural farms. She relocated to Georgia in 1989 and knew right away Georgia felt like home.

We got married in 1992, started a family in 1998 and settled into a real estate career in 1997 which led to the launch of The Jones Realty Group in 2001. We are a husband and wife team who are dedicated to helping buyers and sellers successfully navigate and outperform the real estate market. We are still connected to the area by our farm in Jenkins County where we enjoy outdoor activities with our friends and family that include hunting, skeet shooting, four wheeling, wood carving and just being outdoors in the country. We understand the importance of educating buyers on how land can be a profitable and enjoyable investment.

How Property SellsUNDERSTANDING HOW BUYERS EVALUATE PROPERTY

The marketing done to promote your land will have only one purpose - to

increase awareness among potential buyers leading to in-person showings.

Once buyers reach your property, the job of marketing is over.

Your property must now compete with others in two areas;

Potential Use and Price.

If your land has more features or potential for income that appeals to buyers

(for example agrcultural farming or timber value) your property will stand out

as the better value.

Conversely, if your property lacks the features that potential buyers desire

(large percentage is considered wet lands) your only option is to compete on

price.

To be effective, your property should stand out as one of the top two to

three best values in your immediate market place.

PricePRICING YOUR PROPERTY FOR A SUCCESSFUL SALE

Your land needs to be priced competitively to sell. We will help you determine pricing so that you are competitive with the current market and current price trends.

No amount of marketing can sell an overpriced tract of land.

Many sellers are tempted to list their property with the agent who quotes the highest price.

Please keep in mind, the agent doesn’t set the price, the seller doesn’t set the price - the market will set the price, or value, for your property.

PricePROFESSIONAL APPRAISAL

The most effective method of pricing your land is to have a professional appraisal.

Benefits of having a professional appraisal:

• You receive an unbiased, third party opinion of the market value of your property.

• You are positioned to quickly recognize and respond to a market offer.

• You are positioned to effectively challenge a low lender’s appraisal of your property, maintaining your higher contract price. A lender will consider a well-known appraisers valuation - they will not consider an estimate provided by a real estate agent.

A property generates the most interest when it is first on the

market. The number of showing is greatest during this time if it is priced at a realistic market value. Starting too high and dropping the price later misses the initial

excitement and fails to generate strong activity.
