Conditions of Sale Non-refundable reservation fee ranges from 5,000.00 to 30,000.00 Amount paid formalizes the reservation of a housing unit in the project
and forms part of the equity First-come, first served basis
Downpayment (Equity) The buyer may choose the following options:
o PLAN A – 20% of total selling priceo PLAN B – 30% of total selling price

In-House financing terms:o Loanable amount is payable in 5 years at 18% or 10% years at

Payment Pag-IBIG Equity/Downpayment

Monthly Amortization o For 2 years, PDC’s will be addressed to PRO-FRIENDs and it will

15th day of the month.o If their hit date is on the 5th day, their date of PDC will be on the
30th day of the month.o After 2 years, PDC’s will be dated based on the original datres of
PDC (12 PDCs for CEDAR, VILLAS & MANOR; 20 PDCs for other projects)
Penalty on Delayed Payments 1/10 of 1% compounded per day of delay. Any request for hold or pullout of check shall be charged by PRO-
FRIENDs an Administrative Fee of P 100.00 per transaction.
Forteiture and Cancellation Failure to submit documentary requirements and non-payment of 1st
equity
The RETURN or non-payment of checks issued including “stop payment order”
Any delay in the encashment of checks on due dates stated for any reason not attributed to PRO-FRIENDs.
Failure or refusal of the buyer to complete the down payment or to pay any installment on the down payment & monthly amortization
Voluntary back out of buyer

Pag-IBIG(No take out, no move in policy)
Real Property Taxes, TCT transfer & Registrationo Buyer is bound to pay the real estate taxes and special taxes levied or
that may be levied on the property during the time the CTS is in force, when they become due and payable, including the corresponding surcharge and penalties in case of delinquency

FREQUENTLY ASKED QUESTIONSRESERVATION
Upon paying the reservation fee the buyer will be able to get all the necessary documents such as Contract to Sell, Deed of Sale, Bank/Pagibig or In-house forms, Insurances etc...The buyer has 30 days to complete
documents as well as the necessary requirements. Reservation fee is Non-refundable. It is possible for the buyer if they decide to transfer the reservation fee or other payments made to the developer to other units as long as it is under the same developer (PROFRIENDS) but there will be a transfer fee of 3,000
FIRST EQUITY
The buyer has 30days from the reservation date to start their first down-payment. Buyer needs to issue PDC’S and should be named under the developer (Property Company of Friends Inc.).
TURNOVER
Turnover of the house is within 3 months after the full down-payment, the buyer has 3 opportunities to inspect the house so that if there is anything that you are in concerned of the developer will be able to fix it and it will be shouldered by the developer but after you accept the house if there is any alterations it will be at on your own expense so make sure that before you accept the unit all your concerns is addressed. With regards to roof leaks the buyer is entitled to one (1) rainy season. After the inspection period the buyer will be able to move in.
FIRST MONTHLY AMORTIZATION
First monthly amortization will start after your downpayment.
READY FOR OCCUPANCY UNIT (RFO)
Buyer needs to pay the downpayment in full.
HOUSE MODIFICATION
When the house is turnover to the buyer, buyer has the opportunity to modify or improve their unit, A contstruction bond is necessary for you to be able to modify the house, it will be refunded to you once you’re done with the renovation.
ELECTRICITY AND WATER
Buyer will shoulder the expenses with regards to the electricity and water connection
TERMS OF PAYMENT
There are several modes of payment, Cash Basis, Installment Basis, and 24months to pay with 0% interest.
OFW
Since you are out of the country, you need to appoint someone that will act on your behalf he/she will be the Attorney in Fact or SPA .SPA form
will be provided by the developer. OFW are entitled to loan 80% upto 20yrs for Bank Financing , In-House Financing 5yrs upto 10yrs and Pagibig Financing, Take note that the maturity of the loan should not exceed the buyers 70th birthday.

Developer will give a Bank Referral Letter so Buyer can open a checking account. Only Php2,500 needed to open an account at PNB bank.
