A Boomer’s Dilemma Our clients owned a 20 year old, 4 bedroom
2 ½ bath, vacation cottage in great condition, on a great lot, one back from the oceanfront, in one of the more sought after neighborhoods in Southern Shores, North Carolina.
The primary use of this property was to serve as a home away from home for a very busy professional couple who needed a place to de-stress on weekends, and enjoy that sand-in-your-shoes lifestyle during the summer.
Our clients, with a growing extended family, were looking for more bedrooms and baths, recreation space, storage, and an indoor-outdoor “cabana” on the ground level to be able to enjoy the “beach experience” to its fullest.
Tear it down and start from scratch? Or, add-on and up-grade the existing systems?
New construction: 3500sf x $175.00/sf = $612,500.00.
Or…. Add 1850 sf to existing 1750 sf and
upgrade all systems: $400,000.00
Dilemma Solved Elevate home to enhance the views and
reduce the threat of storm flooding. Add a master suite, recreation suite with
bedroom and bath, living room, upgrade all existing bathrooms and bedrooms, replace all windows and doors, add decking and a ground level cabana with garage doors and screening. Upgrade HVAC system and add structured wiring for AV and security.
