News for both Buyers and Sellers: August 5, 2015

MLS sales report shows an increase in the number of condos sold, and a slight decrease in condominium pricesYTD.

If you are considering buying a condominium you can still find deals, but having a good real estate agent whounderstands the market is a must. Don’t wait on the sidelines for too long, many of our listings are starting to sellwithin a few days of hitting the market. To make sure you don't overpay, you'll want to have an agent that does athorough market analysis of the Kona Condominium Complex, and surrounding area, on which you are making anoffer on.

West Hawaii (Kailua Kona) Real Estate Report Summary

Looking at Condos in that median range ($258,900) there are 23 properties available. ($225-$280k)

High inventory will suggest that Condos are sitting on the market for longer. Low inventory will drive prices up - as wesit right now, the market is hard to call - numbers up, prices down, my "feet on the ground gut feeling" tells me priceswill go up more as our busy season arrives (winter is our busy season)

Sellers should make sure to price their home near the market value if they expect to get an offer from one of thoseinterested buyers.
