World/Live Light Energy 2011 Street of A� ordable Homes – a showcase of � ne energy ef-� cient homes located on Bull Mountain in Tigard.

This year’s show features � ve solar-powered homes, all built to Earth Advantage Silver standard levels. We are proud to present the � rst all-solar home show in the region, and look forward to showing the show attendees that solar is a great option and value, with long-term energy savings for the buyer.

Located at Arlington Heights III in Tigard, these homes are � ve minutes from Bridgeport Village for shop-ping and dining, ten minutes from Washington square, close to downtown, and 20 minutes to Intel’s Ronler Acres. Tigard is a great com-

munity in which to locate. Excellent schools and a devel-oping parks system make the Tigard community, a special place to live.

In this year’ show, all of the homes are � tted with photo-voltaic solar panels, built local-ly in Hillsboro by Solar World, one of the oldest and largest solar companies in the world. These solar panels are a great value. A home � tted with a two KW system, as showcased in all of show homes, will save the average homeowner be-tween 15% to 20% on their monthly electrical bills. All of the solar systems in this year’s show have been installed by another local company, one of the largest installers of pho-tovoltaic systems: Live Light Energy.

In addition to adding solar systems, all of the builders in

the show built their homes to Earth Advantage Silver stan-dards. Earth Advantage sets strict energy savings guide-lines, and inspects each and every home during the con-struction process to verify that the Silver standards have been met. Some of the Silver stan-dard speci� cations are: higher value insulated windows; better indoor air quality thru increased fresh air exchang-es; lower heat loss/gain by a sealed building wrap system; high e� ciency light bulbs; low-� ow plumbing � xtures that save on monthly water bills; Energy Star rated appli-ances that save on electric bills; high e� ciency furnaces; and high e� ciency water heaters. All of the above items ensure the buyer that this home will reduce all monthly utility bills for years to come.

Many shades of greenSolar energy is not only a way to ”go green” — it also helps you save some green

With benefits to both the monthly home budget and the environment, it’s easy to see why solar energy is fast becoming one of the most popular ways for people to “go green” at home.

“Solar electric power makes sense for the pocketbook as well as the planet,” said Kev-in Keene of SolarWorld.

“People grasp solar’s sim-ple logic of harvesting en-ergy from the sun at the very site where the power is used — on their rooftops — with-out any need for fuels, noise, moving parts, maintenance or exhaust,” Keene said.

Financially, a solar photo-voltaic system in a new home does more than just reduce your monthly electric bill.

“Solar adds value to a home in terms of long-term energy savings and resale value,” said Keith Knowles of Live-

Light Energy.Helping drive the afford-

ability of a solar system in the home are various incentives from both private and pub-lic sources. These incentives include ones from the State of Oregon as well as from EcoTrust of Oregon. in addi-tion, buyers can take a feder-al tax credit based on the full cost of the system.

“The great news is that Street of Affordable Homes buyers can take advantage of all tax credits,” Knowles said.

As part of the show, the or-ganizer, Stone Bridge Homes NW, purchased Business en-ergy Tax Credit applications, which were approved by the Oregon Department of Ener-gy. Show builders are passing these along to homebuyers.

After these Business energy Tax Credits and the EcoTrust of Oregon incentives, the

Soothing colors, quality materials and new features in the kitchen top the list of new design trends visitors will see at the 2011 Street of Afford-able Homes. Whether you’re looking for ideas and fea-tures in a new home, or ideas to reinvigorate your current home, you’ll find them here.

Tammy Lefever of Interi-or Motives Accents and De-signs has found her clients interested in design ideas that bring tranquility and harmony to their lives. “At this time our desires seem to be focusing on emotional value, quality, purpose, craftsman-ship, vintage items and redis-covery,” Lefever says. “Clients seem focused on a slower paced lifestyle with an inter-est in science, health, harmo-ny and spiritual identity.”

She sees that reflected in the colors they choose, like shades of blue, green, aqua

and earth tones. She expects splashes of color, however, to become more prominent over the next year, as well as how different textures interact.

“Additional color trends emerging next year seem to be shades of grape, berry and amethyst, to contrast with citron, pistachio and orange,” she says. “But don’t forget, there will be lots of juxtapos-ing play between textures, metallics and bright contrast-ing colors.”

Anissa Crane of Cascadia Consulting and Interiors, who works for Stonebridge Homes, sees home design continuing to focus on qual-ity natural materials. She points to the lovely strand bamboo floors in the vista home at this year’s show. This hardwood floor is durable and long lasting, in addition to being beautiful.

you’re excited to buy a new home, but a little afraid of navigating the financial as-pects of the process. Where do i start? Can i qualify for a loan? if so, how much will i qualify for?

if you’re already thinking about these questions, then you’re on the right track. edu-cating yourself and gathering information before you start the process is the best thing to do.

“The most important thing

a potential home buyer can do,” says David Churchill of Bank of Ameri-ca, “is to enter the home buying pro-cess as informed and prepared as possible.”

your next home, the site walks you through questions and helps you gather information you’ll need to be prepared.

understanding your per-sonal financial situation is also one of the top things a buyer can do early in the pro-cess, says Theresa Springer, a senior mortgage banker with Directors Mortgage. Having that information early allows you to not only understand what you can afford, but also to take steps to fix any finan-cial issues you may face.

“Whether you think you are ready or not, always sit down with a professional licensed mortgage loan officer and see where you stand finan-cially,” Springer says.

“That way we can take care of any issues that may poten-tially hurt your capability to purchase, and help guide you with advice as to mortgage in-surance, down payment needs and types etcetera, so you can make an informed decision.”

One of the biggest fears Springer hears from potential home buyers is that they won’t qualify for a loan in these chal-lenging financial times. She says that while qualifying is tougher, it isn’t impossible.

“Loans are definitely harder to qualify for but not as hard as the media and others make it out to be,” Springer says. “you must be a good borrow-er with moderate to excellent credit, have some reserves and show credit intelligence.”

She says lenders have re-turned to the “old fashioned way of the four Cs: credit quality; cash reserves; char-acter; and collateral.”

To help you make the pur-chase work, Churchill recom-mends talking to a lender about what down payment and closing cost assistance programs a buyer might qualify for.

“Many local and state hous-ing agencies, municipalities and nonprofit organizations provide down payment and closing cost assistance to qualified borrowers,” he says.

Finally, Churchill says to know what you can comfort-ably afford to buy. Subtract the projected monthly pay-ment, property taxes, insur-ance and home upkeep costs from your monthly income.

“A good target is to spend less than about one-third of your income on housing.”
