RECREATIONAL STATION

Taylor’s Management has approached our project management company with anidea of a ‘Recreational Station’. A building that will house students’ recreationalactivities both indoors and outdoors. The ‘Recreation Station’ will be used duringthe upcoming Architectural Workshop to be held at the University compound inAugust 2018. As such, it needs to be carefully planned and implemented to itscompletion before August 2018. In order not to interfere with the campus activitiesduring the semester, a proper project management plan has to prepared. There are3 potential sites identified and the final selection will be decided by theManagement based on the design suitability, method of construction,implementation strategy and any extra features that would give an added value tothe place.

SCHEMATIC DESIGN

The objective it to build a ‘recreational district’ which will be used for the upcoming Architectural Workshop to be held at the University compound in August 2018. The site provided is located in Site A, which is in the parking zone between Lakeside Campus and the Klang River. The recreational district needs to be carefully planned and implemented to its completion before August 2018.

The building utilizes TWO types of used shipping containers, which are 20ft. Hi-cube and the 20ft.Hi-cube. The width and height of both containers are the same so they can easily be joinedtogether. The container ships are cut and bolted together, with welding at a minimum to reducecosts.

These container ships have the optimal ceiling height that not only is

comfortable, but also is distant enough that ceiling features would not collide

with the users within.

SITE ANALYSISSITE VIEWS & VISTAS VEGETATION

The site surrounding is sparse and empty, with flat terrainand patches of vegetation around it. From the site, thecampus building can be seen, along with the carpark pathand the Klang River.

Trees dotting around the site hide the buildingfrom plain sight, and the clusters can be anatural green scene.

SITE ANALYSISVEHICULAR ACCESS PEDESTRIAN ACCESS

Vehicles naturally pass through the roadbeside the site, as the surrounding is used asa car park for students.

Students can only arrive to the site throughthe north, where the only entrance into thesite is a small gate at the northeast forvehicles to enter.

SWOT ANALYSISSTRENGTH

•Close proximity to campus grounds.

•Lesser human traffic creates a more relaxed atmosphere

WEAKNESS

•Terrible road conditions.

•Isolated location does not encourage visitors.

•Only one access point.

OPPORTUNITIES

•Existing path to access the site.

•Existing vegetation to provide greenery.

THREATS

•Construction might inhibit access to parking.

•Large number of cars passing by might disrupt users within.

To reduce electrical costs and utilize natural ventilation, the

building has many openings and windows. A large open

courtyard is made to also allow light and fresh air to permeate

the interior

TIME

The Project is subject to be completed within a time frame of 12 months including designproposal to construction phase starting from September 2017. The requirements to befollowed in order to ensure the schedule is on track,

• Materials selection for example, reusable and modular components that can beobtained with ease, in this case modular container being reused.

• Schedule planning of every work phase to be done ahead to ensure a smooth check onwork progression.

• Progression of work to be tracked constantly and coordination between consultationsto be assisted with PM.

• All consultants to work and coordinate to be on similar pace to prevent any delayof work on particular part during design till the very last stage of construction.

SCOPE

This project require a well managed and coordinated team to succeed. Each consultant aregiven tasks to be performed and completed during each phase of the project. Theproject progression and scope is to be followed thoroughly by the Gantt Chart schedule andwork breakdown structure.

• Job scope is set to be following the Gantt Chart and WBS for better control andmanagement of work progress / delay or schedule changes.

• Progress of work to be followed and monitored throughout the project to prevent anydelay of work.

• Meeting to be facilitated and organized among the team members to keep all theconsultants updated on the project progress and issues.

COST

The overall budget given by client is RM 1, 500 000 for the recreational district and consultant fees. Cost of fees, materials and labor to be controlled and managed during the project progression and to be discussed with client from time to time.

• Material selection to base on durability, costing, quality and reusability.• Material costing to be discussed with client at all time and should beneficial in long term.• Optimal usage of materials and spending on labor to control budget.
