• Second phase in the design of a project

• From the sketch for the initial design

• provides Conceptual Site Plans, Preliminary Building Plans, Sections, Elevations and/or other drawings required to communicate the design intent.

• Allow 2-3 weeks for the process

3.Design

development• Turn a rough sketch into the real

building design complete with floor plan,roof design etc.

• Include scale drawing,basic structural plan,and basic specification for main components of a building

• Allow 2 weeks for this process

4.Construction document

• The blueprint are prepare to obtain the building permit.

• The blueprint should be detail enough that you can get apple-to-apple bids from contractor and sub-contractor

• Answering queries from the various contractor and sub-contractor

• Analysis and checking tender compliance

• Architect and clients will cooperate evaluate and choose the best contractor or sub-contractor(lowest price)

6.Construction Administration

• Architect function as the owner’s agent • preparing additional detailed drawing if needed • approving the contractor’s request for progress

payment(ensure that the price is fair and reasonable) • resolving any issues stemming from conflicts.

After construction

• Part of the payment due to the builder – the retention – is held back for up to twelve months and is only paid out on the architect’s instruction, after any defects have been rectified by the contractor

• Remember that the architect’s Opinion on Compliance with Planning and Building Regulations is subject to work not being changed during construction.
