Nowthatyourhomehasbeenpurchased,thereareafewmorethingsthatneedtobetaken care of, leading up to possession or closing day. The following is not an all-encompassing list, but it will get you started in the right direction, to help youexperience a smooth transition between now and when possession or closing dayarrives.

The Seller’sReal EstateCompanywill send all yourpurchase contract paperwork toyourlawyer.Yourlawyershouldcontactyou7-10daysbeforeyourpossessiondatetobookanappointmentforyoutocomeinandsignpaperworkattheirofEice.Ifyouhavenotheardfromyourlawyeraweekbeforeyourpossessiondate,pleasegivethemacalltosetuptheappointment.

IMPORTANTDocumentStorage

GatheryoupurchasecontractdocumentsandkeeptheminaEilefolder,inasafeplace.OtherinformationtokeepinthisEileisyourProofofHomeInsuranceforthehomeyouarepurchasing.Take this Eilewith youwhenyoumeetwith your lawyer to signpaperwork.

ORGANIZEYourPropertyTaxDetails

Speaktoyourlawyerabouttheoptionsforpayingpropertytaxes.

PurchaseanInsurancePolicy(2-3weekspriortovisitingLawyer)

You will need to purchase Home Insurance for your new property. Explain to yourinsurerwhatyoursituationis,givethemthepossessiondate,etc.andtheywillbeableto advise you onwhat is best. Bring the Insurance Policywith yourwhen youmeetwithyourlawyertosignpaperwork.

UTILITY/SERVICEProvidersandNEWSPAPERCancellations

Be sure to setup/transfer Utilities, Newspapers, and other services 30 days beforeclosingdayorassoonasyourpurchaseis Eirm.SomeUtilitycompaniesneeda lotofleadtimetoensureyourrequestisfulEilled.Haveyourcorrect/fullCURRENTandNEWaddressreadyforthem.Makeupalistofserviceproviders,theirphonenumbersandpaymentfrequency–noteveryutilityisalwayspaidmonthly,somearequarterly.

PackingandMovingTips

We will send you a document called ‘Moving Tips’, which contains some greatinformation likeplanningyourmove,packingmaterials, andorganizingyourmovingday.Weknowyouhavealotgoingonduringthistime,andweencourageyoutoreadtheseMovingTipstohelpmakethemovingprocessasstressfreeandeasyaspossible.

UPDATEwithyourRealtor

Approximately1weekbeforeclosingday,haveaconversationwithyourRealtor,andorganizeadate/time fordoingapre-possessionwalk-through (if this ispartof yourcontract)anddecidehowkeyswillbeex-changedonpossessionday.

WhattoExpectonPossessionDay

Onpossessionday(closingday),wemustwaituntilthelawyersdeterminethatallthebalanceofmoneyowingandmortgageconEirmationhasbeenreceivedbytheSeller’slawyer.

Whenthishasbeensuccessfullycompleted,theSeller’sRealtorwillnotifyusthatkeysmaybereleasedtothenewowner.Thisusuallyhappensatapproximatelynoon.

AfterthisnotiEication,weareabletoreleaseyournewhomekeys,toyou,accordingtoourpre-arrangedmethodforkeyexchange.
