Lloyd's of London emerges from a rise in popularity of coffee drinking and an increasing
demand for Marine Insurance. Merchants, ship owners and insurers would congregate
at the nearby Lloyd’s Coffee House to carry out business.

1800’s
Industrialisation in the late 19th Century brought drastic changes to the shipping and
insurance industry, with rapid expansion of international
trade as steam power superseded sail. The Dixon House site at the time was
occupied by East India Trading Company warehouses.
1700’s
The growth of the shipping industry leads to the
establishment of an insurance market, Lloyd's of London, and the Society for the Registry of Shipping, subsequently Lloyd's
Register of Shipping. The register recorded information
on the quality of ships – crucial in underwriting risk.

THE HISTORY
1900’s
The Lloyd's Register of Shipping outgrew its premises as international trade continued to grow. In place of
the warehouses, a new street was constructed – Lloyd's Avenue, along with its key buildings – Dixon House (built in 1900) and the Lloyd's Register building
across the road. This development transformed the area into a prestigious
institutional address.

TODAY
The next chapter for Dixon House is opened through a comprehensive
redevelopment. Externally, the Grade II listed façades are restored to their former glory with three new office floors added. Internally, the new building will benefit from flexible Grade A office space with
unrivalled views across the City. Dixon House is where a classic exterior and contemporary office space meet to make the next hundred years of history.
