Later that evening, I saw Minna assisting a group of renters whose van was stuck in the snow. Our maintenance crew was out plowing constantly during the blizzard and kept the roads passable. Many have commented that our roads were far better plowed than other communities in the area. I’ve also seen the rentals team working hard to check people in and get the units ready for occupancy. It has been quite a show of dedication all around! I would like to extend a welcome to all of our new owners and encourage you to become involved in the community by joining a board committee. Our committees help make the association better. On that note I would like to thank the Paint Committee for their hard work over the last several months. They have un- dertaken the very difficult task of selecting a new color scheme for our complex. When you think of how hard it is to select a color for one room in your home you can imagine the enormity of this task. They have worked very hard to reach agreement on a scheme that will “spruce things up,” but also harmonize with our natural wood-like setting. Winter season is in full swing at the moment. The Christmas holiday was busy and it was great to see so many owners here enjoying the winter fun in Vermont. President’s week was also an active time and on Saturday February 13th we had an astonishing amount of people – about 350 – come and use the Sugarhouse in just one day! All the Timber Creek staff and our vendors does a good job and I think you would be surprised to know what it takes to keep everything going and that a lot of work is done “behind the scenes”.

Even if we had not seen any huge amounts of natural snow until this point (as I’m writing this we have received 16” in 24 hours and more snow is on the way!), the conditions at both Mount Snow and here at Timber have been fantastic so far. The mountain has done great things with the fan guns producing snow for downhill skiing and snowboarding and Kelly and his crew have done an outstanding job keeping our cross country and snow shoe trails in great shape. On any busy day the sheer volume of the trail usage is a testament to the hard work that is put in to grooming and maintaining our trails at Timber Creek. I have embraced the opportunity to step out of my office, strap on the snow shoes and go for a walk in the middle of the day. There is still plenty of winter left for fun in the snow.

Timber Creek really has some great amenities available to our owners, guests and tenants year round. It is what makes Timber Creek different from the other communities in the valley. With the right care and concern for the upkeep of the Sugarhouse and its amenities, the tennis courts and the cross country and snow shoe trails, these are benefits that will continue to make Timber Creek a desirable community for ownership and rental.

Spring will soon be upon us and with its arrival comes work around the property. We are starting a five year staining cycle this year so every five years the exterior of the buildings will be stained. It was decided that the exterior of the buildings need to get an updated look and a paint committee has been hard at work for the last year picking out a new color scheme. These colors can be viewed in the Sugarhouse over the next few months. Staining of units 1-34 and the Sugarhouse are scheduled to start in the end of June/early July.

The Association continues to replace patio/deck doors each year and if it goes as planned every unit should have received new Andersen sliders within the next six years. Windows and roofs continue to be replaced as needed. Please keep in mind that if you want to enlarge or replace your deck you need to submit a request and a plan for approval.

We continue to work on a long term forestry plan and to keep overgrowth down. This is something that will take its time as we need to stay within budget. If an individual homeowner wants to enhance their view, the owner should mark the trees they wish to remove, get approval from the immediate neighboring units in writing and also approval from management. A price quote will be requested from a reputable tree removal company and the removal of any trees will be at the expense of the owner who wants to enhance the view. Under no circumstances can any trees be removed without prior approval from management.

The State of Vermont continues its journey through the 20th century and with that come changes that can and will have an impact on property owners in Vermont. The State continues to update its regulations on fire code, potable water systems and building safety. As these changes are made known to us we pass on the information to you, especially if it involves the safety of you, your family, guests, tenants and the buildings. Safety should always be our main concern.

Speaking of safety… please keep in mind that the speed limit through the community is 15 MPH. This limit is there for EVERYONES safety. Remember that people walk on our roads, children play outside and sometimes it is hard to see when you are pulling out of a parking spot. Be courteous and watch your speed – for your sake and everyone else.

Rules Regarding Guests:

A) Owners must initially check in their guests at the Sugarhouse front desk where each guest will be registered for the duration of the owners stay. There is no charge to guests when an owner personally registers them.B) An Owner Guest using the Sugarhouse will be charged the appropriate fee if not personally registered by the owner.

IF YOU RENT:

If an owner rents out their unit, Sugarhouse/Amenities Fees, as stated above must be paid. This fee is required regardless of Sugarhouse use. If you rent direct or through someone other than Timber Creek Rentals, arrangements must be made to pay the Sugarhouse/Amenities Fee for all rentals. Please contact the Sugarhouse in writing or by telephone to verify who will pay the Sugarhouse/Amenity Fee: IMPORTANT: If no information is received the owner will be charged! See page 56 of your Association By-Laws for more information regarding this policy that has been in place since September 4, 1999

Towel FeeHomeowners and their guests (only when homeowner is present) will receive ONE towel at no charge. Any additional towels will be $1.00 each. ALL RENTERS AND MEMBERS will be charged $1.00 per towel provided. PLEASE MAKE YOUR FAMILY, GUESTS, RENTAL AGENTS AND TENANTS AWARE OF THIS FEE.

Shoes in the Sugarhouse!Please be sure to bring a clean pair of shoes when using the amenities at the Sugarhouse. This preserves the life of the fitness equipment and helps maintain cleanliness in all areas. Remember, black soled shoes are not allowed in the racquet ball courts.

4-legged family membersYour 4-legged family members enjoy the Vermont Atmosphere just as much as you do! However when your dog or cats are on the property they MUST BE ON A LEASH and you are required to clean up after your pet! For the safety of your pet and others DO NOT LET THEM RUN FREELY! TCCOA Rules & Regulations for pets on the property can be found on page 51 of the Association Bylaws. If you have any concerns regarding pets on property please contact the manager.

ALARM PANELS:

The Association has fire and low temp alarm sensors in every unit. In the event the sensors are signaled, it dials out using an active phone line. There is one alarm panel for each building. Below is the list of units that have panels in their entryways. If you’re one of the units listed, the association request that you maintain an active phone line in your unit at all times and notify us immediately if there is an interruption or change in your service, including DSL/High-speed internet service. This is for the safety of your unit and all those who share the same building. Your cooperation is greatly appreciated by everyone.

ON-CALL/AFTER HOURS SERVICE FEEPlease note that the rate for after hours/weekend call outs due to emergencies/issues with your unit will be charged $70.00/hour.

Deposit Required for Scheduled Repairs exceeding $500.00

The Association requires a deposit of 50% for any scheduled non-emergency work exceeding $500.00. Upon authorization for work, a deposit will be required prior to scheduling.

Landscaping: If you are interested in enhancing the curb appeal of your home at Timber Creek we have been working with our landscaper, Dynamic Landscaping, to provide you a few landscaping options.

SUMMER CONSTRUCTION:We’re gearing up for another busy construction season. Those units that will receive Slider, Window or Roof replace-ments will be notified.

Reminders to ALL Homeowners about Slider & Window Replacements:In accordance with the manufacturer’s warranty the interior of all doors and windows require a minimum of 2 coats of polyurethane. To ensure the association’s investment; upon completion of the door or window installa-tion we will contract the staining and polyurethane application to match your existing trim. Once completed, a charge of $115.00 will be charged to your work order account.Window treatments/shades on your current door or window may not fit the replacement unit installed. Depending on the size of the shade, age, condition and mounting we cannot guarantee that they will be re-installed. We will attempt to re-install them and you will be notified if there are any issues.

IF YOU RENT YOUR UNIT We do our best to impose as little as possible on renters or guests when scheduling construction work. We cannot do this if we don’t know that your unit is occupied and for how long. If you have guests, tenants or you plan you’re your unit during the summer months, please notify Heather or Minna so we may attempt to schedule around it.

2010 Staining ScheduleUnits 1 through 34 and the Sugarhouse will be stained this year. Staining includes: Walkways, exterior walls and doors, trim, decks, and chimney caps. Staining is estimated to start in early July. Prior to the staining Timber Creek Construction staff will work on rot and siding repairs on the buildings that are scheduled for staining.

The Association will change the color scheme on the exterior of the buildings and decks and walkways to get a more updated look for the community. The color scheme can be viewed in the Sugarhouse.

TIRED OF LEAKING GREEN HOUSE WINDOWS & SPENDING MONEY ON GLASS REPLACEMENTS?

Over the past couple of years a few Timber Creek owners decided they had enough of leaking Green House windows and glass replacement and they have replaced the unit with an Anderson Picture Window. This work was done by Bald Mountain Builders, an outside contractor from Vernon, VT, and the owners contracted directly with them for the replacement. The replacement is done according to specifications approved by the Association. The major difference with the new window unit is that it does not have the top glass panels like the existing Green House Windows do. Instead there is an actual roof portion over the window and it has three large stationary panels and three lower venting windows. The lower venting windows open up. The new window unit is also more energy efficient. Bald Mountain Builders is offering a window replacement for the cost of $5,500 this summer if there are five or more owners interest-ed in this. If you have any questions or are interested in replacing your Green House Window, please contact Heather or Minna. We can provide you with more information and put you in contact with the contractor. Please note that the window replacement is done at the cost to the individual owner and arrangements must be made between owner and contractor directly.

Chimney Inspections & Cleaning

Wilson’s Clean Sweep will start conducting their annual inspections and cleanings of all fire-places on April 19th. Once completed, each unit will receive a report and any recommended repairs made.

DRYER VENTS MUST BE UP TO CODE

The association has conducted an inspection of all units for compliance with dryer vent regulations. These regulations state that all dwellings must have fire retardant material for the dryer vents in order to comply with the fire code. As the unit owner you are responsible for ensuring that you comply with these regulations. This is for everyone’s safety. The estimated cost to the unit owner for this work is between $250-350. This cost may vary depending upon each unit’s specifications. All unit owners who need to change the dryer venting will receive notification from the Association in March.

According to the NFPA 211 clothes dryers shall meet the following require-ments; *All ducts expelling lint shall be provided with a lint collector. *Requirements for gas-fired clothes dryer exhaust shall be in accordance with NFPA 54. *All clothes dryers shall be exhausted to the outside air. *Exhaust ducts for clothes dryers shall be constructed of rigid sheet metal or other noncombustible material and shall have a smooth interior surface.

REMINDERS from Your Maintenance StaffLeave your entry room door ajar to prevent freezing of water piping in the entry room wallsThere should be a clear access to the Water Main shut-off in your lower level closet There are electric baseboards located in laundry rooms, water closets and some bathrooms. MAKE SURE YOU DO NOT HAVE ITEMS NEAR OR ON THESE BASEBOARDS THEY WILL MELT, BURN AND SET FIRES. You should make a point to check the baseboards when turning the water off in your unit upon your departure.

Current winter bookings are $617,944 in gross income. We will surpass last winter’s total of $618,000 and should top the current best winter total of $634,360. Actual bookings for winter seasonal stays were $212,500 with 20 leases – a huge increase and a clear sign that folks are still renting long-term rather than buying units at the moment. We were also successful renting units on a short-term basis. In total, we’ve handled 575 reservations to date.

Advance bookings for seasonal summer stays are down slightly. So far, we’ve booked $35,025 with 9 signed leases and 8 pending. Last summer, we booked $153,393 with 30 units rented through Timber Creek. We should have another round of bookings starting in March. Additional summer bookings are sourced from golf groups, wedding parties, family reunions, and overflow from Mount Snow or valley events.

Timber Creek Rentals is a revenue generating service which benefits TCCOA while providing an amenity service to the homeowners. What does that mean for you? If you are interested in renting your unit, TCR will find a tenant, coordinate linens, cleaning and hot tub, provide local information about where to dine and what to do, get ski lift tickets so no standing in line, answer questions, and you end up with a check. Plus, TCCOA benefits from the revenue generated by your rental.

At our annual meeting, several homeowners asked if TCR was competitive with other rental companies. I did a com-

parison analysis to figure out which rental company will net you the most amount of money.

TCR and one other company were tied for #1. Consider this as a tie breaker. If you rent through TCR, the net profit goes right back to TCCOA! A win-win for everyone. I’d be happy to share my analysis. You can email me at [email protected] .

Our rental committee is a five-member group that includes me, Bob Beitler, JoAnne Groen, Greg Mahdession and Pat Muhlrad. We meet every other month and discuss strategy on how we can help TCR develop more business.

Committee member Joann Groen is working on an advertising campaign that targets summer prospects in Florida; she is also working on a survey that will be sent to past summer renters to get their feedback on what works and suggestions for improvements.

LEAD FREE PLUMBING CODE

The Vermont Attorney General’s Office is enforcing Act 193 which states all plumbing (valves, municipal piping water meters, fittings, faucets etc) used to convey or dispense water for human consumption must be lead free. This will increase the pricing on some plumbing materials. What is your favorite spot in the Valley? The restaurant at Sawmill Farm. It’s where Jordana and I were engaged in January 2006. Your favorite restaurant in the Valley? The restaurant at Sawmill Farm although Dover Forge use to be a close second prior to closing. If you ski or snowboard, your favorite run at Mount Snow (or family favorites)? Snowdance and anything on the North Face. If you could change something at Timber Creek what would it be? Nothing off the top of our heads. Mount Snow News:It has been another busy and exciting season here at Mount Snow. We have already had plenty of spectacular events for people of all ages to enjoy. The Winter Dew Tour returned for its second stop in as many years to Mount Snow and the East Coast showed the country how to hold an event by setting Winter Dew Tour records in attendance throughout the entire weekend. On Saturday alone, Carinthia was host to 16,000 people attending the Superpipe finals. If you were here, you might have been lucky enough to get your sparkling smile on television throughout the three hours of national coverage on NBC. Along with the Winter Dew Tour, we have had the pleasure to hold such events as a stop in the 2010 Revolution Tour and our own Grommet Jam for the up-and coming free-style skiers and riders. The Revolution Tour came to Mount Snow for two days midweek and amazed Carinthia with the level of talent in the top amateur tour in the country. Many of those young athletes will soon be shredding with the best of them in the professional ranks. We also saw an even younger

generation put their skills on display during the three competitions of the Grommet Jam. Kids 12 and under were already ripping it up on rails and jumps with the best athlete winning a year sponsorship from Orage!

If you have missed any of our Winter Events so far there is no need to get upset because the fun has just begun. As winter turns to spring, the events will keep on coming including the Bud Light Reggae Fest in March. The weekend of the Reggae Fest consists of a Duct Tape Derby, The 8th Annual Sink or Skim Pond Skim Competition, and of course all of the live Reggae music and Bud Light you can handle. The secret is out about this weekend festival as it grew to 5,000 attendees in 2009 and will continue to grow this year. Other events throughout the summer include the 2nd Vermont Blues Festival, the three mountain bike races of the New England Championship Series, Vermont Life Wine and Harvest Festival, the Brewers Festival and of course Oktoberfest. There is a lot going on here at Mount Snow year round and we would love to see you enjoying all of the competitions and festivities that we have to offer!

What do you like to do in your free time?I enjoy the Summer much more in Vermont than the Winter. I enjoy outdoor activities, sports, and spending time with my family.

Cross Country Skiing

We have added a number of snowshoe trails this season that are getting rave re-views. The XC trails are in fine shape at the time of this writing due to great winter care by the staff along with the prep work in the fall.

There isn’t a lot to say beyond it has been a wonderful winter shared with many fine folks! The ski conditions have been phe-nomenal… a lot of alpine skiers smiling ear to ear have found a new winter sport to challenge them in cross country skate skiing… How about the Olympics? Great

cross country coverage this time. Lots of inquiries from that…

Oh, did I mention we have a Barred Owl in the neighborhood? And a Pileated Wood pecker spotting has us loving nature…We hope to see you soon.Kelly Kahler
