BVN DONOVAN HILL WORKPLACE CAPABILITY

JULY 2014

A strong architectural practice is constantly in the process of evolution, change and progression. BVN Donovan Hill has a 90 year history, with consistent leadership in design and innovation. Fundamental to this architectural legacy is a culture of collaboration, with a diversity of voices working together to deliver the right solutions for each project. The collaborative approach extends beyond the practice.

BVN Donovan Hill is recognised for its innovative public projects in health, research, education, sports and defence facilities. By incorporating a high degree of user consultation to develop bespoke architectural solutions and sustainable strategies, BVN Donovan Hill ensures that each design responds to its environment, fulfills the needs of the client, and resonates with those who engage with the building regularly.

The practice has a powerful pool of design talent and a strong studio design culture. The 2012 merger with Donovan Hill further strengthens the rich mix of skills and experience within the practice, allowing BVN Donovan Hill to participate in the broadest range of architectural projects.

DYNAMIC, CREATIVE, EFFECTIVEBVN DONOVAN HILL WHO WE ARE

Our organisational structure places design at its core. A flexible technology platform unifies the practice’s Australian and international studios into a single, integrated, global environment, allowing people in different parts of the world to work on any project in the practice. This one studio model means that the appropriate skills and experience are matched to each project, irrespective of geographical location.

BVN Donovan Hill is a leading Building Information Modeling (BIM) practice using contemporary software, with Revit and Navisworks as our base packages. The practice has a broad toolset to cater for the specific needs of each project, which includes Rhino, Grasshopper, Infrastructure Modeler, Autocad and SketchUp. An active in-house team creates custom tools for Revit and other packages to enhance our efficiency, quality and accuracy.

The practice employs computer and computational designers to provide the capacity to address design problems from multiple viewpoints. We can analyse project briefs, constraints and opportunities; develop parametric models to investigate multiple options and rate these against project requirements; and review design proposals and present these to clients using flexible, interactive technologies.

Regional differences remain significant for our architecture; designing buildings that are identifiable and specific to their place. Architecture is the framing of the lives of people; the buildings and projects are narratives of daily life, an observation of the evolving regional language. Each design by BVN Donovan Hill, whether a home or commercial space, is informed by what it means to inhabit the space.

Each project is built on the fundamental principle of creating a community, and constructing a habitat for people. The buildings provide support and background for human activity, they seek to accommodate rather than impress. Avoiding trend-driven influences and focusing on the qualities inherent in the site is the key to achieving sensitive and sophisticated design.

BVN Donovan Hill is regarded for a deep understanding of structure, materiality and context, and consideration of the character of a place. Their buildings reveal a thorough knowledge of the client’s culture and requirements in conjunction with sensitivity to regional differences, individual engagement and sustainability in architectural design.

BVN DONOVAN HILL STUDIOS, SYDNEY & BRISBANE

BVN’S BUILDINGS ARE ABOUT PROVIDING SUPPORT AND BACKGROUND FOR HUMAN ACTIVITY, NOT ALL-CONQUERING FOREGROUND. THEY ARE ABOUT THE ART OF PLACE MAKING IN ITS MOST DIVERSE SENSE FROM INFRASTRUCTURE, BUILDINGS AND THEIR SPACES TO THE WORKPLACE AND FURNITURE. WE REGARD BUILDINGS AS TRADING PLACES – A PLACE FOR THE SUCCESSFUL INTERCHANGE OF IDEAS, LEARNING, BUSINESS AND CULTURE. BUILDINGS, LIKE CITIES, CAN FAIL AS TRADING PLACES IF THEY DO NOT UNDERSTAND THEIR ESSENTIAL BUSINESS. THEY CAN ALSO FAIL LIKE CITIES IF THEY DO NOT UNDERSTAND SUSTAINABILITY AND ECOLOGY. HEALTHY BUILDINGS ARE LIKE HEALTHY CITIES GROUNDED IN INTERCHANGE AND ECOLOGY. THIS POINT OF VIEW ABOUT ARCHITECTURE LEADS TO A DESIGN PROCESS WHICH IS NOT ‘OUR WAY’ OR ‘YOUR WAY’. IT IS A ROUND TABLE ENERGISED BY CHALLENGING QUESTIONS. ALL AT THE TABLE ARE EQUAL CONTRIBUTORS TO A SUCCESSFUL RESULT. THIS PROCESS, IN OUR VIEW, INCREASES THE QUALITY OF OUR SURROUNDINGS, LIFTS INTERACTION AND GIVES NEW PLEASURE TO THE ESSENTIAL BUSINESS OF OUR LIVES. JOINTLY ONLY, CAN A PLACE BE MADE.

BVN Donovan Hill has been at the forefront of working with companies in the process of workplace change. We have demonstrated industry leadership in developing design solutions specifically tailored to support business needs and innovative solutions have resulted from the requirements of flexibility, productivity and re-configuration. Our pioneering work in evolving workplace design spans from the seminal Campus MLC project which signified a radical step forward in workplace design by creating an environment for people and the way they interact. BVN Donovan Hill has designed people focused environments for many organisations across a variety of disciplines including financial, legal, advertising, property, retail, state and commonwealth governments.

We facilitate the expression of an organisation’s personality through the collaborative process, so that the physical environment is an articulation of the organisation’s culture. This is achieved by embedding ourselves in an organisation to really engage with the client and those who will connect with the workplace on a daily basis. The solution we bring is from within the client’s organisation; they own it. The design solution is tailored to their needs, while allowing for flux and change and future growth.

Our buildings are informed by the aspirations of our client – we always want an aspirational as well as a functional brief. Our approach to architecture is about honouring the commitment of what the client gives to you, and suits what they aspire to. The creation of a great building or workplace results from the full support of the client with everybody involved holding the ambition for the project. Accordingly, the BVN Donovan Hill briefing process is a comprehensive three step approach that covers aspiration, occupancy strategy and functionality. A synthesised response that considers all the requirements and objectives delivers a tailored and highly effective brief.

Technological and ICT infrastructure is increasingly influencing the culture of communication within organisations. Developments in knowledge management, big data, R&D, technology and innovation are both requiring and effecting organisational change. As architects engaged in the pursuit of innovation, seeking to continually design better workplaces, we recognise that certain knowledge and data sharing technologies can be harnessed as part of this process. Technologies that track and share large amounts of data – such as behavioural patterns around building usage, travel paths and walking distance - can be analysed to improve workplace design.

It is our extensive experience in designing workplace environments for some of Australia’s largest organisations that has won BVN Donovan Hill much acclaim. We bring together considerable architectural and interior design skills to develop a fully integrated approach to buildings and interiors. BVN Donovan Hill offers comprehensive services, from early client engagement and strategic briefing through to post-occupancy evaluation

– Facilitation of stakeholder engagement workshops

– Facilitation of staff workshops for change management

– International and national benchmarking

– Occupancy observation study tours

– Analysis of Activity Based working or new ways of working

– Strategic briefing – Property selection – Functional briefing – Scheme Design – Design Development – Documentation – Tender / construction – Move in – Post occupancy evaluation

New workplace directions result from critical processes that happen early in the design. We note that clients connect what they see in early presentations by architects with what they know in industry practice (that architects are not necessarily privy to). This frequently surprising intersection of design and broader economic and social realms is revealing – and informative - for understanding where the future workplace may be heading. Our commitment to innovation and understanding the architecture of evolving workplace culture has resulted in a considerable body of national and internationally award winning workplace design. We pride ourselves on exceeding our clients’ expectations and delivering innovative projects on time and budget.

The ultimate opportunity for us was the design of our own workplace. It was an opportunity to put into practice the business imperative of engagement, flexibility and acknowledgement of different working styles. We underestimated the effect it would have on the organisation in terms of the team dynamic, cooperation and inclusion – and ultimately the alignment with our cultural values has strengthened our operation. Our workplace continues to evolve over time, now offering accommodation for creative workshops, video-conference meetings as part of the emerging emphasis on ‘liquid space.’

BVN Donovan Hill The Stockland Head Office is headquarters for one of Australia’s largest, most diversified property groups. The project is located in one of Stockland’s existing property assets: an outdated 31 floor office tower designed and built in the 1980s. Locating the new head office in this building provided an extraordinary opportunity to demonstrate that the building could be ‘turned around’ to create a contemporary, engaging and sustainable new workplace.

The Stockland Head Office is designed as an interconnected space that embodies the company’s vision for a unified, transparent business that facilitates innovation and collaboration. A vertical street in the form of a void that winds its way up the building’s eastern side, underpins the workplace. The void contains stairs that spiral through the eight floors to maximise the views between floors and provide a greater sense of connection.

The void staggers and slips between existing structural bays to create a series of different spaces, creating richness and complexity, rather than a singular space. The idea is conceived in terms of a wonderful tree house; a space, and spaces that give one the sense of being perched on platforms and branches with a magical series of spaces and environments that surround.

The workplace demonstrates the company’s commitment to sustainability and is the first in Australia to achieve a 6 star Green Star Office Interiors rating.

VALUE ADD - Physical environment is used to unite the business, with strategic design drivers of unity, transparency, functionality, innovation and community

- ‘Staggered’ void and interconnecting stair create rich and complex spaces, maximising views between floors

- Major training centre located in poorly performing retail space

ESD INITIATIVES - First project in Australia to achieve 6 star Green Star rating (Office Interiors)

- Refurbishment of eight floors of existing B-grade building - Eight-story atrium provides connectivity and natural light - End of trip facilities - Recycled timber wall and low VOC emitting materials - Tri-generation plant; heat recovery; thermoactive building systems

BVN Donovan Hill The Challenger workplace project brings together 600 staff and three separately located business units into a single location in the Sydney CBD. The workplace plays a key role in facilitating organisational change; creating a people-centric environment that promotes Challenger’s aspirations for a collective and collaborative workforce.

In achieving this, the workplace delivers the opposite of Challenger’s former offices in a prestigious building with views out to the harbour. The workplace occupies four adjacent floors of the ‘B’-grade refurbished offices within the Hilton Hotel building. The previously outward focus is replaced by a strong inward focus through the insertion of a vast, central atrium into the existing building, with a stair connecting the four floors. All the communal spaces and glazed meeting rooms are located in the atrium, which is the centre of the workplace. This dynamic hub of activity is visible to all, including clients, who enter the space on the second floor via a reception that acts as a bridge. All the spaces architecturally and materially reflect the ‘lean, paired back and dynamic’ business attributes of Challenger, where functionality presides over aesthetics.

The workplace is the result of a highly consultative design process and an ongoing relationship with Challenger to ensure the workplace accommodates future growth and development.

VALUE ADD - Creation of four-floor atrium in an existing building, overcoming fire and structural constraints, limited site access of a single passenger lift within an operational hotel and office building

- Spatial transformation as a key facilitator of organisational change

- Atrium provides dynamic hub of activity and transparency of business operations across all levels

- Highly consultative design process extended beyond construction to accommodate unanticipated organisational growth with a satellite floor and deck

ESD INITIATIVES - Transformation of a B-grade building and office space into a contemporary workplace for a top tier financial services organisation

- Best environmental practice in choice of materials used

BVN Donovan Hill The National Australia Bank building at Melbourne Docklands sets a benchmark in the design of workplace communities.

Designed from the inside out, the project is an integrated fit-out with the base building, tailor-made for an organisation embarking upon significant cultural change. National@Docklands is designed on the premise that people are a corporation’s greatest asset and reflects the company’s move away from a hierarchical mentality to a more collaborative, people-focused model where work is done on a project basis. As a result of extensive international research, the development represents a number of sustainable advances in energy use, materials choice and internal environments.

The building’s striking multicoloured exterior ensures significant presence in the Docklands precinct. Its horizontal shape is the opposite of the traditional skyscraper, providing flexibility and requiring less energy to build, run and maintain.

The interior also reflects a new way of thinking in office layouts. Atria, flooded by natural light, separate the two main building blocks. Large open floor plates with attached service cores provide flexibility for future change in work patterns and office arrangements. Bridges and stairs enable staff to move between floors, and a range of meeting spaces increase opportunities for people to interact informally and build relationships.

VALUE ADD - Provision of 80,000m2 GFA in ‘groundscraper’ plan enabling unprecedented visibility across the floorplate

- Collaborative winter-garden spaces provided between floors for meetings

- 4 off 22m x 95m long, clear floorplates unencumbered by services cores for fully flexible planning

- Circulation strategy based on hubs and nodes for interaction

ESD INITIATIVES - 4.3 star AGBR energy rating for “whole of building”, 4.4 star rating target for fit-out

- North facing glazed, saw-tooth roof for natural light - Daylight replaces conventional lighting for most of the day in most meeting areas, even on overcast days

- Reduced lighting energy usage from a typical 15.0 watts per square metre to 8.75 by using daylight and perimeter zoned strategies. Local switching, motion sensors, and photo-electric cells in meeting rooms

AWARDS - 2006 Premier’s Design Awards Finalist - 2005 RAIA National Interior Architecture Award - 2005 RAIA Victoria Commercial Architecture Award - 2005 Banksia Award for Leadership in Sustainable Buildings

ASB North Wharf represents a leading sustainable commercial office development in Auckland’s Wynyard Quarter. It provides a headquarters for commercial bank, ASB, with a workplace that supports the organisation’s people.

The workplace fit out is seamlessly integrated with the base building, also designed by BVN Donovan Hill, through Building Information Modelling (BIM). Designed on Activities Based Working (ABW) principles, there are 84 work-points for every 100 staff, with a series of themed ‘neighbourhoods’ and major shared spaces for a variety of self-motivated work types – called ‘boathouses’. The boathouses are inspired by local considerations and include: The City, The Deck, Rangitoto and The Containers. These spaces are located on level 3 and level 7, either side of the neighbourhood floors.

All 1642 staff members are assigned to 16 ‘neighbourhoods’. Each neighbourhood retains a unique identity through planning variations and colour scheme. Within the spaces are collaboration pods – rooms and furniture settings that repeat throughout the workplace, but take different positions and finishes in each neighbourhood.

The void shifts on each floorplate to reveal internal views, bring daylight deep within, and to express structure and services.

The overall workplace impression is of a dynamic and democratic environment with a strong sense of community.

VALUE ADD - Plaza spaces or ‘boathouses’ facilitate self-motivated shared working

- Atrium connects all parts of the workplace; symbol and facilitator of collaboration and community

- Themed neighbourhoods provide home base, with a choice of work settings to empower staff

- Transparent meeting rooms with acoustic privacy - Location of toilets and lifts to facilitate ‘bump’ factor

ESD INITIATIVES - 5 star Green Star rating - NZGBC - Light reflector on the roof draws natural light into the building

- Natural ventilation systems utilising thermal mass effect to extract heat from the building and exhaust through internal atria and funnel

- Rainwater harvesting system - Building’s external skin provides solar and wind control, daylight and views

- Lighting and occupancy sensors and integrated technology to manage building services and maximise natural daylight

The AECOM Sydney workplace reflects the company’s evolving national office model developed across over six projects in partnership with BVN Donovan Hill.

The 11,500sqm project occupies two stacks of floors - nine floors in total - separated by 10 floors of other tenancies. The new office accommodates 850 people previously dispersed across four different locations. AECOM recognised the need for an actual and symbolic hub to unify the business and its five distinct ‘legacy’ divisions.

The strategic location of the foyer in the upper tenancy and staff area in the lower creates a ‘vertical campus’. The project design introduces a series of voids and interconnecting stairs through the existing building to create connections across the tenancy and workforce. This involved cutting out voids through existing pre-tensioned concrete floors. The execution of meeting spaces, social gathering spaces and open plan work environments across both tenancies provide opportunities and choices for new ways to work, interact and communicate. Transforming the existing work culture, the client is recognising an increase in collaborative activity and productivity.

This workplace represents design excellence that can be created in partnership with the client, within a limited budget during the GFC and within the constraints of site access and adjacent tenancies operating during fit-out construction.

VALUE ADD - 20 percent of net useable area on each level is dedicated to collaborative spaces

- Strategic location of foyer in upper tenancy and staff area in lower creates a shared identity of a vertical campus

- Incorporates longest single-span stairs in the world as an internal ‘spine’

- Memorable ‘Escher-like’ stairs in the upper tenancy provides talking point and a linking element

- An internal ‘verandah’ in both tenancies provides opportunities for innovation and collaboration

- Balance between adventurous informal work zones and more conventional open-plan areas for flexibility

- Meets AECOM’s primary business driver to unite its workforce (through two separate tenancies in one building) by using stairs and voids

ESD INITIATIVES - 5 Star Green Star certification (Office Interiors v1.1) - Active waste management and recycling program that is measured as part of lease obligations to building management

- Structured support and facilities for cyclists and public transport users

- Use of intelligent lighting controls and lighting types that minimise energy use

BVN Donovan Hill The AECOM Brisbane workplace brings together nine separately located business units into one office in the Leighton Properties HQ development, also designed by BVN Donovan Hill. The workplace accommodates 850 staff across five floors and is designed to physically and culturally unify the business.

Principles such as promoting the company’s core values, fostering a client-focused culture, innovation, agility, diversity, collaboration and harnessing sustainable opportunities were key drivers for the design.

The new workplace design creates large voids through the existing floorplates and an interconnecting stair links all levels through these voids to create a dynamic common space and provide a sense of connectivity and transparency. A variety of formal and informal work spaces provides a flexible, collaborative working environment.

Demonstrating AECOM’s commitment to sustainability, the design supports the initiatives of the client’s green office policy and uses sustainable building methods and materials in an effort to avoid a ‘tick box’ approach to Green Star rating. Significantly, all the timber in the fit-out is 100% post consumer recycled Australian Blackbutt and the ventilation system provides 50% more fresh air than the average commercial building.

Working in partnership with the client, with maximum stakeholder consultation, the project appropriately reflects the organisation’s aspirations, creating a unique place proudly owned by the people of AECOM.

VALUE ADD - Creates a unified tenancy that fosters a dynamic, collaborative and sustainable work culture

- Cutting voids and creating stairs to provide internal connectivity and transparency

- Commitment to genuine sustainability objectives, rather than tick box approach to Greenstar rating

ESD INITIATIVES - All timber used is 100% post consumer recycled Blackbutt

- Ventilation system provides 50% more fresh air than the average commercial building

- Recyclable workstations - Worm farms in the kitchens harvest organic waste - Green power switches replace ‘stand-by mode’ at every work point

BVN Donovan Hill The BVN Donovan Hill Brisbane Studio is located in a heritage listed former bakehouse in Brisbane’s Fortitude Valley. The building has been home to BVN Donovan Hill since 1992 and has been refurbished multiple times since then alongside the development of the practice.

In 2002, the concrete block building on Alfred Street – coined the ‘Pavilion’ – was added to the studio. In 2012, the Pavilion was refurbished again to mark the merger between BVN Architecture and Donovan Hill, and represent the values of the new organisation. Signifying this cultural change, the Pavilion is now known as the ‘PARC Pavilion’; PARC is an acronym for ‘Perform Amalgamation for Real Change’.

The Pavilion is characterised by a complete engagement with the landscape outdoors, facilitated by new openings and the interior fit-out of platforms and independent forms. These forms enable separate spaces for occupation and use, including the discrete location of the studio kitchen.

The planning and detail of the Pavilion determine that it is the place where all studio members gather and often participate with studio guests. In this way, the actions of staff represent the values of the studio through ‘real’ interactions – what you see on arrival is the real BVN Donovan Hill.

VALUE ADD - Pavilion opens up to the external environment, blending the internal and external landscape

- Platforms and independent forms create discrete spaces for different types of occupation, including the communal kitchen

- Refurbishment is designed to symbolise the values of the new organisation ‘BVN Donovan Hill’

ESD INITIATIVES - Refurbishment and adaptive re-use of existing building - Integration with external landscape

BVN Donovan Hill The Energex head office is located in a seven level building on Brisbane’s city fringe. The building unites a number of previously dispersed divisions and groups into a single campus-style work environment. Accommodating working and collaborative areas, conference, boardroom and training facilities, a gym and library, the new workplace spearheads a drive for cultural change within the organisation.

Based on a design brief prepared by BVN Donovan Hill, the new building provides large (4,500m2) flexible floorplates organised around three large atrium spaces within the centre spine of the building. The workplace supports the flow of knowledge and fosters greater collaboration within the organisation by creating strong visual and physical connections, and high levels of transparency.

Communal spaces, such as meeting rooms and café/breakout spaces, are clustered around the edge of the atrium spaces, which are also activated by interconnecting staircases.

Flexible work-settings support a range of different work styles. With no individual offices, a series of quiet rooms, meeting rooms, and support spaces are strategically located to create smaller “communities” ranging from smaller teams, to groups and divisions, whilst maintaining the flow of space and the flexibility of the large floorplates.

A number of unique spaces such as a credit union, contact centre, control room and copy services are included.

VALUE ADD - Large, flexible floorplates allow co-location of greater number of employees, improving operational efficiency and collaborative opportunities

- Floorplates divided by central atria, providing daylight into the floorplate

- Atria designed as primary circulations spaces by air bridges across the atrium and with sculptural stairs connecting to adjacent floors

- Transparent meeting rooms (glass walls) promote corporate unity

- Outdoor balconies and terraces for improved connectivity to the external environment

ESD INITIATIVES - Designed to achieve 5 star Green Star – Office Interiors v1.1 rating

BVN Donovan Hill The Energex Southern Metro Office (SMO) in Mt Gravatt, Brisbane, builds on the organisation’s commitment to bring together the different operating divisions in various locations into a centralised and open working environment.

Creating a commonality between each of the Energex workplaces was essential to maintaining a unified culture across the business. In line with the Energex head office in Newstead, also designed by BVN Donovan Hill, SMO is a democratic work environment, with no enclosed offices. Meeting, utility and quiet rooms are integrated into the internal workspace. Employees enjoy equal access to these communal spaces, reflecting the cultural philosophy of the organisation itself.

Work settings are positioned at the perimeter of the floorplate, taking full advantage of the glazed façade, providing daylight and exterior views. Central to the design are the breakout spaces on each floor, which are distinctive to SMO. These spaces provide informal meeting areas and also create a dynamic environment with visible activity.

Floors and specific areas across the tenancy are identified globally with contemporary colour blocking. Coloured zones create a contemporary interpretation of wayfinding whilst adding to the identity of each unique space within the larger context of the SMO family.

VALUE ADD - Represents another successful collaboration with Energex, creating a workplace in line with the national model, with its own distinctive elements

- Detailed floor and ceiling finish changes signify transition zones between formal and casual work settings.

- Exposed TrussDek ceiling creates a unique experience - Casual break out areas delineated by innovative feature joinery, which creates an informal meeting zone and contributes to place-making in the workplace

Donovan Hill The Brisbane office of ClarkeKann lawyers occupies two floors of a high rise building on Post Office Square in the CBD. The firm has occupied the space for over twenty years, since its construction, with the view to continue in the long term. With this foresight, DEGW was engaged to audit the organisation and develop a brief for the future.

Led by client momentum, the office fit-out aims to reconcile a set of potentially competing ambitions. These include: allowing the office to remain operational throughout the fit-out process; expressing a revitalised image of the firm, which has an essentially conservative clientele; a modest budget for the fit-out to demonstrate the firm’s competitive position among lead practices, many of which have lavish premises and finally, creating a spatial character that respects the firm’s contemporary pitch, yet has a 20 year life span.

The office fit-out is underpinned by urban design planning principles to create a sense of community and collectivity. It consists of a reception foyer, modelled as a miniature ‘town square’ with adjoining meeting rooms, and two floors of workspace, interconnected via a stair. The office areas include perimeter and internal offices, which form the walls for a network of ‘streets.’ This network encourages choice of routes, with non-prescribed opportunities for individualisation, allowing staff to have a range of experiences throughout the day.

VALUE ADD - Use of urban concepts in the design of the workplace to enhance legibility, encourages community and create a memorable experience for staff

- Perimeter offices designed to maximise number, while internal offices are designed to maximise a sense of openness

- Fit-out reconciles several competing desires and the constraints of a modest budget and the need for the office to remain operational throughout

GPT Melbourne Central

Next generation ABW designed to facilitate the redevelopment of the entire office building into a dynamic co-working environment.

BVN Donovan Hill The GPT Group workplace and strategic review project was initially to develop a new working model for the Victorian State Office on a single level in Melbourne Central Tower, an existing property asset of The GPT Group. Through a highly collaborative process engaging with The GPT Group leadership team, the project expanded into a masterplan for the entire 40,000m2 asset, linking with the retail masterplan for the adjoining centre.

The masterplan focuses on redeveloping and repositioning the Melbourne Central Tower asset to transform the office building into a dynamic community and service offering which unites all tenants. The Victorian State Office forms the catalyst for change as the first step towards developing a co-working environment.

The GPT Group Victorian State Office is located on level 10 of Melbourne Central Tower and is an evolution of the Sydney office, offering an activity based workplace. Based on agile work principles, the workplace is designed to host not only permanent staff and visitors, but also interstate staff, contractors, retailer clients and collaborators. The Allen & Overy Sydney workplace is the first bespoke Australian office for the global law firm. Deliberately located outside the legal precinct, the office occupies three floors of the Westfield Castlereagh Street complex. A driving factor of the workplace design was to reflect the firm’s fresh and youthful culture, a point of difference in the traditional legal sector.

The new design maintains a cellular office environment for legal staff, while offering high visibility and collaborative break out areas. The egg-shaped floorplan of the workplace is split by a central ‘street’ on all three levels. This allows direct connection from the western lift lobby to the dramatic harbour and park views on the eastern end.

Two steel staircases connect the three levels of the street. As an integrated fit-out with the base building, the stairs were craned into place during building construction. The stair and void also facilitate greater client integration than normally experienced in a legal office. Clients are afforded access to meeting rooms, the staff library and café as well as visual connection with the workspace, while maintaining requirements for security and confidentiality. This transparency enables a stronger client - lawyer understanding and relationship.

The building incorporates semi-industrial materials, instead of traditional corporate finishes, reinforcing the firm’s youthful culture.

VALUE ADD - Semi-industrial materials (CFC sheet for wall, floor and ceiling finishes and treated black steel stair) instead of conventional legal palette, provide fresh, youthful office design

- Central streets and stair provide greater connection and visibility between staff and clients

- Short one-week time frame from commission to construction; major decisions e.g. positioning of voids resolved quickly

ESD INITIATIVES - Base building has 6 Star Green Star rating; fit-out aimed to employ the same solutions as base building, such as carpet finish and BMS blind control system

- Sustainable materials used where possible - Use of FSC rated Rock Maple and Victorian Ash timbers in key joinery items

Legal workplace design that reflects the firm’s fresh, youthful culture and enables greater client integration.

Herbert Smith Freehills Workplace

Sustainable legal workplace that reflects the firm’s leading position and facilitates greater internal connectivity, and client integration

BVN Donovan Hill The Herbert Smith Freehills workplace reflects the firm’s position as a leading international legal firm. Comprising 13 levels in the new 161 Castlereagh Street tower in Sydney’s CBD, the tenancy is designed to provide a contemporary, sustainable workplace that values staff wellbeing, promotes teamwork, and reinforces the culture of the organisation.

Housing over 900 staff, the office fit-out provides 18sqm per person in a hybrid accommodation model using modular offices. Reflecting a departure from traditional legal models of accommodation, offices are located away from the perimeter, affording equitable access to daylight for all staff. At the centre of the design is a distinctive internal void and stair connecting all levels of the tenancy. Both embody sinuous, organically curved forms and are staggered across the various levels rather than aligned; providing constantly changing perspectives into the workplace. The main break-out areas are located around this central hub, together with a range of meeting spaces supplementing the client facilities.

The primary client reception is located centrally on level 34. Here there are a range of meeting rooms and spaces with the focus being the stunning water views and the internal views of the tenancy through the 13 storey void. Supplementing this floor is the more exclusive meeting area on level 35 with private dining facilities, as well as the unique staff café and knowledge centre on level 33.

VALUE ADD - Design maximises sight lines to the water views - Concertina vertical fire curtain, used for the first time in Australia, facilitated the use of the distinctive curved form on the internal voids and stair

- Certain pieces of furniture custom designed - Greater levels of client integration - Spacing client and entertaining facilities over three floors provides a point of difference to the HSF workplace compared to other legal offices

- Design values all HSF employees equally - Close collaboration with base building developer and project manager Grocon and Lend Lease to deliver this complex project

ESD INITIATIVES - 5 star Green Star rating – Office Interior: which, given the number of cellular offices, is difficult to achieve

- Use of FSC and PEFC certified timber throughout; thought to be a first for a legal tenancy

- Incorporation of five ‘green walls’ - Meeting rooms on legal floors feature double glazed ‘active glass’ walls which automatically become opaque when the room is in use

BVN Donovan Hill Allens is a top tier law firm with offices throughout Australia, Asia and Europe. The Melbourne office occupies seven floors of the exclusive 101 Collins St tower and is the embodiment of the firm’s core values of unity and ‘clear thinking.’ The workplace is the result of an extensive programme of user consultation and provides increased opportunity for collaboration and interconnectivity.

The office accommodates legal and corporate staff in a mixture of private and communal space, designed to replace the previous office hierarchy. A dramatic new stair physically and visually connects all levels, with significant break out spaces grouped around the stair. Office sizes are standardised, with two junior lawyers sharing an office of 12sqm, with all other lawyers occupying a standard office of 10sqm. Offices are grouped in clusters around secretarial workstations which support team based work. A significant amount of formal and informal meeting space is provided on legal floors to further support teamwork, along with a large breakout space on each floor positioned to make the most of the views south across the Botanic Gardens and Yarra River.

A key aspect of the design is the incorporation of Allens’ significant art collection throughout the workplace, particularly on the client floor, where Danish timber floors, white walls and refined details create the ambience of an art gallery.

VALUE ADD - Fortnightly meetings with senior partners to ensure rigorous costing and quality assurance procedures met

- Art-gallery ambience through incorporation of firm’s Australian art collection

- Standardised office sizes and break out spaces to overcome hierarchy issues and support team work e.g. between M&A and tax lawyers

BVN Donovan Hill The Places Victoria workplace is a purpose-designed office facility within the heritage-listed Goods Shed North. The refurbishment of this building and its transformation into a vibrant workplace shows what is possible when adaptive reuse of building stock is undertaken with a clear vision and a shared goal.

The design solution enables Places Victoria to foster a more creative and collaborative work ethic through increased visibility and transparency, as well as creating active and passive project and meeting spaces within the building’s central zones. Atrium voids enhance interconnection between the ground floor and mezzanine level of the workplace. A feature timber stair interconnects the main entry/reception with the display collaboration space on the ground floor. The area is designed to enable large gatherings and presentations, as well as to expose the visitor visually to the workings of the organisation and the openness of the unique heritage building.

The design aims to achieve an aesthetic response that builds upon the existing and reinterpreted elements. The building’s key historical elements are retained whilst incorporating state-of-the-art technology. Existing materials have also been reused as design features within the space. The old doors from the shed were cleaned and hung as major backdrop to reception. Original slate salvaged from the roof was cleaned and hung as a feature wall. The end result is a dynamic, versatile contemporary workplace that fosters collaboration and innovation.

BVN Donovan Hill The Building Commission and Plumbing Industry Commission (BC/PIC) workplace consolidates office space for the two previously separate commissions into a new purpose-designed workplace within the heritage-listed Goods Shed North. The refurbishment of this building and its transformation into a vibrant workplace demonstrates the potential of adapting existing building stock.

BC/PIC aspirations for the project were to ensure its commitment to inspire, educate and inform both the building and plumbing industries and staff, thus demonstrating the organisation’s commitment to the environment and showcasing the built environment. The workplace assists the joining of the two separate organisations with the intent of creating an open and inclusive culture.

Atrium voids have been used to enhance interconnection between the ground floor and mezzanine level of the workplace. Tower structures contained within these atrium spaces are used to house both formal and informal meeting and café facilities. The structures are not only a design feature but also assist with space delineation and create alternative work spaces that promote more innovative work styles and invigorate staff.

The selection of environmentally sustainable materials is also an important aspect of the design solution, as is the flexibility of the design. The fit-out enables future adaptation into a retail space in 15 years.

BVN Donovan Hill The new Stanwell Corporation’s workplace brings together three separate floors of employees onto one integrated level within a new commercial development on Rockhampton’s iconic Fitzroy River. As Queensland’s largest power generator, the new Stanwell workplace co-locates sixty staff in a cohesive tenancy that creates a collaborative work environment, signaling a new direction for the established company.

The design places a focus on staff having a direct connection with the external environment with workspaces positioned intentionally around the edge of the floor plate. Here, informal meeting zones are scattered along the perimeter of the façade to encourage a casual, occasional dialogue. The work settings are comprised of a “kit of parts” approach allowing expansion and growth within this traditionally fixed environment.

In a unique approach, the staff café sits amongst the traditionally formal zones of the office, with the company’s boardroom and large meeting rooms positioned around this central area. This innovative design places a focus on the café area as being the central hub of the workplace – where interaction both planned and unexpected, is experienced.

Recognising the changing nature of the energy industry and the committed people that work within it, the Stanwell workplace project signifies an exciting move for a respected regional company with a growing focus on evolving core cultural and business values.

BVN Donovan Hill BVN Donovan Hill has been commissioned by BHP Billiton to develop the company’s new workplace. The workplace is located within the 480 Queen Street, Brisbane, development, also designed by BVN Donovan Hill. BHP Billiton’s workplace occupies five floors with a total NLA of 12,000 sqm, consisting of both the campus and tower floorplates.

The workplace takes an open plan approach, focusing on three strategic principles – efficiency, productivity and flexibility – to align with the business and culture of the organisation. The workplace is designed to facilitate these principles through challenging the ‘one-size-fits-all’ approach, promoting activity and preventing a sedentary work life as well as encouraging connection and increasing transparency.

The design concept is centered on creating a ‘connection to site’. A modular and standardized approach to the built form is reflected in the architecture of a site village. The meeting and quiet rooms are arranged both singularly and in clusters to build the story of the village. These are then layered with repeating elements of timber framed doors, glazed panels and window boxes.

A terrain mofit is layered through the selection of materials such as rubber, timber, fabrics and highlighted in a perforated pattern that further punctuates these materials.

The colour scheme supports the design concept through the use of natural materials in earthly tones and textures. The project is currently in the Contract Documentation phase.

The site spans the upper two floors of a warehouse tenancy. In addition to the interconnecting stairs and office refurbishment, 160sqm of new office space was acquired and completely refurbished. BVN Donovan Hill The Mediabrands Workplace in Brisbane continues the partnership between BVN Donovan Hill and Mediabrands to create a contemporary workplace which supports the brand and ethos of one of Australia’s largest media and communications agencies.

The site chosen for the Brisbane fit-out was the top floor of a refurbished warehouse on the city fringe which provided access to large levels of natural daylight and views of the Brisbane CBD. BVN Donovan Hill planned the space with a philosophy that all staff should have equitable access to the best light and views and as such the open work space runs along the centre of the space and is broken down into smaller communities by the placement of the reception and shared staff café. All built spaces including the boardroom, meeting rooms, offices and support facilities are located along the spine of the building opposite the window wall.

The structure and services of the warehouse are left exposed juxtaposing the steel trusses and ducts against the minimal palette of the new design including polished concrete floors, white solid surface joinery and injections of feature timber. The neutral base palette of finishes is then injected with bursts of colour brought in through the upholstery and feature tiled wall. In an unexpected contrast to the bright, white work space, the boardroom which is used for client presentations, is a dark, dramatic space.

BVN Donovan Hill This project provides a new home for the Bar Association of Queensland on the ground floor of Inns court, North Quay, Brisbane. It involved the upgrade of the base building from a restaurant into office accommodation, which necessitated significant replacement of base building services and built form.

The brief for the interior space was for a series of spaces that could support the five full-time staff members, whilst being capable of hosting a gathering of up to 100 people for seminars, training events and functions. Spaces include reception, training room, staff offices, boardroom, breakout space and the associated office amenities.

The design maximises natural light into the floorplate whilst providing office based accommodation adjacent to the facade. The office accommodation provides private and secure working environments with a series of discrete individual spaces that support the varied tasks undertaken. The larger gathering spaces accommodate various working modes including live streaming of seminars and large formal meetings.

Aesthetically the space is contemporary with a nod to the traditions of legal environments via the use of timber cladding to walls and the reception ceiling. This was further enhanced by the use of 20th century contemporary furniture items for longevity and classic appeal, including overstuffed leather lounging furniture and customised desks that provide ordered work environments and ample storage options.

BVN Donovan Hill BVN Donovan Hill was engaged in 2002 by Mallesons Stephen Jaques (Mallesons) to design a national strategy for its Sydney and Melbourne offices. The solution is founded on the client’s vision was to create a unique work environment that offers a variety of work settings to support the practice’s people and its core business values of excellence, teamwork, innovation, leadership and collaboration. The challenge for the legal workplace is being able to accommodate high level concentrative work styles whilst promoting teamwork and collaboration.

The Melbourne solution starts with the work setting, which is designed to offer the opportunity for individuals or teams to work in varying degrees of enclosure. ‘Pavilions’ replace individual offices; a demountable frame and wall system with an integrated timber ceiling and services. The pavilions, generally clustered into groups of four or six, form a series of neighbourhoods around the floor linked by the ‘boardwalk’, a combination of worktables, open meeting areas, lounge and garden spaces. Each of the typical floors focuses around the break-out space and a new open timber and precast concrete stair.

The library, reinforced as the cultural hub of Mallesons, is vertically linked with the client floor by a series of voids, allowing participation and views between internal and external cultures. Designed as a ‘business lounge,’ the client floor reflects the core values and aspirations of the firm, communicating a powerful corporate statement to existing and prospective clients, and staff.

VALUE ADD - Flexible ‘pavilion’ work settings, which can be easily reconfigured

- Each floor focuses around the break-out space, a mixture of formal and informal meeting spaces centred around the kitchen

- Provision of an internal stair connecting the workplace floors

- Design balances the need for individual offices with the importance of increased collaboration and teamwork to support the culture of the organisation moving forward

- Client floor designed as a ‘business lounge,’ communicating a powerful corporate statement to clients and staff

ESD INITIATIVES - A flexible workplace using standard components that is primarily based on moving and relocating people rather than relocating fixtures and built elements. Given the constant change in most workplaces, this design principle has reduced the ultimate level of waste and energy involved in ‘refitting’ and churn costs

- Elimination of enclosed rooms and offices from the perimeter to maximise access to natural daylight

- Designed for a life span of 14 years - Light sensors in meeting rooms - Silicone coated translucent blinds: reduce heat load and glare due to low performing single glazed existing building façade

BVN Donovan Hill The Sydney workplace for global law firm Baker & McKenzie is designed to facilitate the transformation of its existing legal workplace into an environment that is team-based and flexible, establishes a sense of community, eliminates hierarchies, maximises daylight and ensures visibility across the workplace. The workplace achieves this within the constraints of maintaining individual offices for all legal staff.

The workplace is planned around a central spine or ‘street’ which visually joins the two sides of the building across the lift lobby. The café and informal meeting space are located at the end of the street. These spaces allow areas for the workplace community to develop, facilitating informal discussion and interaction.

Offices are located along the perimeter as well as internally, which enables visibility between offices. A one-size office approach is established in the individual office design, with modular workstation and storage components enabling both the dissolution of hierarchies and maximum flexibility for future re-configuration.

Administrative teams are arranged at the four corners of the building for central visual access to offices and to create a support hub that legal teams radiate from. Corridors to the north and south have open ends terminating in informal meeting areas, to assist way-finding and negate the circular and disorienting circulation patterns common to central core buildings.

VALUE ADD - Creation of central ‘street’ with cafes and informal meeting areas to facilitate informal interaction and develop a sense of community in the workplace

- Generic and flexible design for each of the seven floors to allow practice groups to relocate easily

- Spaces can be easily reconfigured to allow for specific needs of particular practice groups

- Operable walls between three adjacent spaces allow transformation into a single large conference room when required

- BVN Donovan Hill originally engaged to help find new premises; ultimate decision was to stay in the same building and create a bespoke office design

- Design facilitates work culture aspirations whilst maintaining individual offices, often perceived to be contrary to teamwork, flexibility and community

- Briefing process included all sectors of the firm from first-year graduates to senior partners

BVN Donovan Hill The BVN Donovan Hill Sydney studio is a simple reworking of a typical 1970s commercial office-floor. It is a daring move to create an interior working space using only the bones of a high-rise concrete building.

Increasingly it is accepted that spaces conducive to productive activity are open and transparent with plenty of formal and informal meeting spaces, and shared facilities. However these are simply parts of a whole, it is how they are put together that determines the ultimate feel of the space and whether it makes people want to engage in useful activity. When designing its own studio space in the Sydney Hilton Hotel complex, BVN Donovan Hill had the added constraints imposed by a 70s floor plate containing a forest of supporting columns. By removing the cladding from the columns, their size was significantly reduced and the decision to leave the columns as built, even with builders’ pencilled notes, provides an authentic level of ‘found’ detail.

The ceiling grid and tiles were removed to reveal all the services and new cable trays were inserted to carry computer and lighting cables, a bit like a large race-track, around the whole ceiling. Lighting is deliberately subdued with each work station having its own task lamp - this creates a softly dappled lighting effect throughout the studio. An elevated timber floor steps up from the concrete floor to form a ‘verandah’ along the Pitt Street edge, that includes a kitchen area, window benches, drop down screen and projector, television, free standing meeting tables and chairs, sofas and a foosball table.

VALUE ADD - Transforming B-grade office space into a contemporary, vibrant workplace

- Provision of multiple formal and informal meeting spaces with sliding doors which can be opened to the wider space or closed for privacy

- Creation of internal ‘verandah’ houses much of the informal meeting space and provides equal access to windows and natural light

- Central kitchen or ‘cafe’ providing the amenities of ‘home’ within the workplace

- Carefully exposed services, bare concrete floors promote the design ‘workshop’ approach

- Workplace reflects the organisation’s culture of creativity and experimentation towards innovation in design

ESD INITIATIVES - Refurbishment of existing 1970s B-grade office space - Individually controlled lighting

“The Sydney Studio is designed to be a place where it is OK to experiment, embodying ideas and creativity, not a formal or precious work environment.” – Bill Dowzer, Sydney Studio Director, BVN Donovan Hill

Refurbishment of B-grade office space to create a vibrant workplace that encourages creativity, experimentation and innovation.

BVN Donovan Hill Sydney Studio

BVN Donovan Hill The benchmark Campus MLC project is twofold - the making of a new workplace and the rejuvenation of a heritage listed building. MLC, having merged with NAB, required a new workplace as the final plank in a cultural change programme spanning ten years. The central design tenet was to create a “place” led by human needs and a response to a culture, rather than a place as a response to a functional brief. MLC sought equality, empowerment and flexibility in its work environment. Accordingly, the project was developed as a “vertical campus”, with work spaces unified by a new stair throughout the twelve levels, connecting business units and encouraging staff interaction. The central building core comprises a series of themed destination spaces.

The building has a two level entry plane - the major entry from Miller Street, with the secondary entry one level below at Denison Street. Retail occupies these lower levels with carparking and service spaces, and a childcare centre located on the ground floor.

There are two open rectangular floor plates 18m wide, the west is 12 levels, the east 5 levels, with a core “attaching” the floors. As the west floors rise beyond the fifth level the diagram is essentially an open rectangle with a side core. This plan form has now, many decades after its design, become the norm for contemporary office building design.

VALUE ADD - Integrates a new approach to the design of the workplace; one which is focused around supporting the individual and removing hierarchical corporate structures

- Incorporates elements of the ‘home’ with communal kitchen and informal meeting places

- Vertical street of themed meeting and communal spaces, linked by a new internal stair and designed to increase interaction and sense of community

- A totally collaborative process of client (both management and staff), project manager, strategic briefing consultants, architects and contractors in designing and implementing a cutting edge workplace solution

- Precursor to many other projects which use workplace design to help facilitate corporate cultural change

ESD INITIATIVES - Refurbishment of existing building; successful recycling of a North Sydney landmark building into a contemporary office

BVN Donovan Hill The Santos head office in Adelaide is designed to reflect the progressive approach of the organisation, creating a workplace environment that unites the business and inspires and supports its people. The 15,400m2 workplace is an open and collaborative space, designed as an integrated fit-out and base building solution. BVN Donovan Hill worked closely with the client, Lend Lease Corporate Solutions, and the base building architects, Hassell, developers and consultants to deliver the project.

Santos Centre is 13 stories and comprises 1200m2 rectilinear floorplates with a central core and 16 metre clear spans. The floorplate is designed to maximise workspace flexibility and allow for a diversity of work styles. A 12-level atrium and interconnecting stair opens up the workplace, creating a high level of transparency and connection. The distinctive stair is inspired by oil rigs – a reference to the business of Santos.

Each floor is themed to reflect Santos’ business – such as the laboratory and library floor, rainforest floor and desert floor – with many open and informal collaboration areas within the building.

The workplace houses over 900 staff, with a workspace ratio of 16.4 square metres per person. Plenty of break-out space and “bump points” such as the lobby café and staff kitchens help to foster a sense of community.

VALUE ADD - Extensive briefing process to understand Santos’s business to ensure the new workplace supported the company’s values and business model

- Distinctive oil-rig inspired stair which fosters connection and interaction amongst staff and also references Santos’s business

- Themed floors help to inspire staff and create an interesting working environment

- Atrium invites views into the business activities occurring across the various floors, including the two laboratory spaces

ESD INITIATIVES - 6 Star Green Star rating – Office Design and As-Built v2. - Automated louvers on western façade to help control the heat load

- 2800 plants help absorb carbon emissions and improve air quality

- Flooring in high-traffic zones is 95 percent rubber

BVN Donovan Hill The Ergon Energy Brisbane Workplace provides a city based office for the regional Queensland energy distributor. Relocating from a high security CBD government building to a contemporary architectural development on the city fringe, Ergon Energy is using this move as an agent for change in a bid to move away from its old model of business to a new vision and purpose.

Bringing together a collection of business groups from three disparate sites, the new workplace accommodates 490 staff over four levels of the 6500sqm tenancy. This relocation provided an opportunity for radical cultural and functional change, facilitated through the design. Reflecting Ergon’s business was critical to reinforce this respected brand and bring a taste of the region to its city operations. The environment had to support an agile and transparent business with minimal barriers between people and operations in a bid to create a unified workforce.

A form of a vertical street, through a series of voids cutting diagonally through the floor plates, creates a sense of connection both vertically and horizontally to each side of the substantially long 80 metre wide floor plate. An interconnecting stair is used through the voids to link the key anchors within the tenancy such as the reception and shared meeting spaces. The staff plaza is based on the notion of a traditional market meeting place, facilitating casual interaction between staff and serving as the backdrop to the amphitheatre stair. These two strong design elements provide a communal space inclusive of all groups’ needs and cultures.

VALUE ADD - Corporate cultural and functional change facilitated by the workplace design

- Higher utilisation of space through open plan office environment

- Vertical street with interconnecting stair used through the void to link the workplace

- Staff plaza to encourage interaction and collaboration - Design fosters connectivity and the wellbeing of Ergon Energy’s people
