How does this fit into our puzzle? ere has been concern that some homeowners may want to install above ground pools – something I’ve heard stated “Wood Glen is not that kind of neighborhood…” Our documents clearly state that no temporary structures are allowed and an above ground pool could certainly be considered a temporary structure but it isn’t crystal clear. If we want above ground pools prohibited then we must create a rule clearly expressing that wish so that when it becomes a dispute a judge can’t say it was ambiguous. I’ve also received numerous complaints about harsh lighting. Our documents require that all landscaping and security lighting be approved in writing by the modification’s committee (Article X, Section 14). Yet without any standards to guide the committee, what shall they use to judge what is acceptable and what isn’t? I believe that standards should be established as to what best balances the needs of all parties – homeowner, association and neighbors. I’ve also heard enforcement philosophies along the lines of “if it doesn’t directly impact my property value, I don’t care what people do”. But searching our documents I see that the CC&Rs mention the word “value” only once while it mentions “aesthetic” 9 times and “attractive” 10 times. But what we want to encourage and see more of is a neighborhood of exceptionally well-maintained properties. To that end we should reward consistent high standards of maintenance. Such standards would include a clean home exterior, a healthy, manicured and weed free lawn, mulched beds, neatly pruned shrubs and pruned trees -- month after month. ese homeowners would receive a gift card and mention in the newsletter at the end of the judging period (details have not been worked out). Homes that maintain these high standards year in and year out would receive a limestone monument with the Wood Glen logo engraved in it to place in their front garden as a distinctive badge of honor and recognition. Why? Because Wood Glen is THAT kind of neighborhood!

PRESIDENT'S LETTERWhat kind of neighborhood is Wood Glen? I often ask

Exterior – Mildew is a black stain that appears on the exterior of your home, particularly those with limestone veneer. This is a valid maintenance item that needs to be addressed. It can be removed via muriatic acid available from any chain hardware store. At some point the drive-through will start picking this up again. We will alert you before this begins.

Gardens and beds –Spring is on the way and it’s a great time to mulch your beds and trim your bushes. Mulch not only enhances the appearance of your property it also retains moisture and reduces watering needs. If you have overgrown bushes, consider replacing them.

Garages – Spring is also a good time to clear out and organize your garages. Yes, it really can be done! If you are not parking the number of vehicles your garage was designed to hold, set a goal to increase the number you park in there by 1.

The January monthly meeting of the Wood Glen Property Owner’s Association was held on the 20th at my home on Becca Teal. Items on the agenda included approval of the 2015 operating budget, approval of the social event sponsorship program and approval of re-wording of the courtesy notices sent out by our property manager, CMA.

The draft budget was approved as was a motion to move perimeter wall expenditures to 2016. A second motion to move expenditures for new pool furniture from 2016 to the current year also passed.

The 2015 budget shows dues totaling $242,400 and expenditures of $204,835 for a net surplus of $37,565. Our reserve study calls for setting aside $48,470 so we are short of that goal by $10,905.

We also discussed sealing and re-striping the amenity center parking lot. This expenditure is included in the 2015 reserve study but the concern is timing – it needs to be done in the off-season. We hope to have this accomplished in the spring rather than the fall. We have a series of bids that need to be reviewed and approved which

may require a conference call.The second half of the January meeting consisted of a board

orientation and Q&A session with the association’s attorney, Connie Heyer. It was informative and included topics such as board member liability, the implications of granting variances (must treat similar instances in a similar manner), how to handle conflicts between HOA deed restrictions and city ordinances, etc.

I hope to finalize and approve our xeriscaping rule in the February meeting.

As a separate item I’ve been trying to come up with a solution for our newsletter. Peel, Inc. currently publishes ours at no cost to us but he’s not covering his expenses. I’ve been toying with the idea of publishing our own but when I research the cost of printing and mailing it’s easily $1,100 per month so it’s a good idea to try to keep what we have. If you have a business please consider showing your support for your neighborhood by purchasing ad space.

INDIAN MEAL MOTHS

Indianmeal moths can be found in dogfood, birdseed, cereals, dried fruit, nuts, powdered milk and candy. Adults are small with grayish wings tipped in copper. Larvae are creamy yellow to yellow-green to pink and often crawl along pantry walls. Spun pupal cases are often found along corners and edges of wall areas.

To eliminate a pantry pest problem, the first step is to locate and remove all infested items. Removing infested items is the easy part; finding the infestation is not always so simple. Begin with the oldest food items, usually in the back of the pantry. Inspect everything, including unopened food items since these can also be a source. If you find an infested item, do not stop your inspection, more than one item may be infested.

Throw away infested items. If you don’t feel that you can throw away food, place the infested food in a ziptop plastic bag and place it in the freezer for about 5-7 days or spread the infested food item on a baking sheet and bake at 250 degrees for 4-6 hours to kill any insects. Once all the insects are dead, you can sift the food item or pick out the insects. Of course, you can always just leave the insects in the food and get a little more protein with your meal!

It is extremely important to find the source, and not all pantry pest infestations come from the pantry. Check rooms for items such as dried, decorative peppers, dried flowers, potpourri or rice heating packs.
