HAPPY NEW YEAR! Thank you to all who helped make 2015 a record year for us at Windermere Utah. We closed an average of 4.3 homes per day and ended the year with over $350,000,000 in sales. The impressive part is that when compared to market averages, Windermere transactions were closed with fewer days on market and over $50,000 higher values.
As we enter 2016 I felt it would be helpful to share some market predictions for the coming year.
The Millennials will be entering the market in a major way in 2016, most likely making up the single largest buyer segment this year. This is roughly the 20-40 year old age bracket. They now make up the largest share of the American workforce. While some feel that the Millennials are the ‘renter-generation’ the facts don't support this notion. When polled, a majority of Millennials intend to purchase and feel that home ownership is the best investment they can make. However it's true that the Millennials are getting married later in life and hence purchasing at an older age comparatively.
Generation X, who are roughly between the ages of 36-51, will be move-up buyers this year. Most in this age bracket have already purchased one or two homes and now are at the point with an improved economy to be purchasing the luxury or ‘dream-home’ that they have been wanting for the last few years.
The Baby Boomers who are roughly in the 52-70 year old age bracket are also going to be a major transitional sales and purchase segment. They want smaller homes with less maintenance, and close to family. It’s not uncommon for Boomers to decide to sell their current larger home that they now have equity in and purchase more than one property. Typically this is a smaller home or townhome that they call primary and then a condo in a destination location. Specifically Boomers will want to take advantage of low rates this year before they go up. This will put pressure on them to sell and buy this year.

Before you start shopping, you need to find
out how much home you can afford to buy.
Your agent can refer you to a loan officer

CREATE A WISH LIST
Once you know your price range, talk to
your agent about the home features you
need and the ones you would prefer. The former might include number of bedrooms or
suitable space for a home office, while the latter might include hardwood floors or a pantry.
By clearly communicating your needs and preferences, you can help your agent narrow down
the selection and avoid wasting your time.
CHECK OUT A FEW NEIGHBORHOODS
Be sure to talk to your agent about what you’re looking for in a neighborhood. Are property
values your highest priority? Great schools? A short commute? Small-town atmosphere?
Big-city amenities? Your agent will try to narrow down the affordable neighborhoods that
fit your criteria. Then you can either explore them with your agent or get a sense of each

SHOP FOR A LOAN
There are many different loan programs to choose from. You’ll want to find one that offers you the best terms for your current situation and future plans. Your agent can give you the names of several mortgage specialists who can review your options with you and help you determine which loan is the most advantageous. Once you’re approved for a loan, sellers will consider you a more attractive prospective buyer.
MAKE AN OFFER
You’ve finally found the right house in the right neighborhood. It fits your practical needs, has potential and just feels right. So how do you ensure that you keep the price as affordable as possible without running the risk of losing it? Your agent has the expertise to help you make the right offer. He or she knows what comparable houses are selling for, how long they’ve been on the market, and whether or not the asking price for the home you want is fair. Your agent can also offer excellent advice when it comes to making a
counteroffer.
SEAL THE DEAL
Once you’ve found the home you want and
your offer has been accepted, you give the
seller an earnest-money deposit. Your agent
draws up a purchase and sale agreement;
it’s the contract that outlines the details of
the property transfer from the seller to you.
This contract is typically contingent on the
home passing a structural inspection and you
obtaining approval for financing.
The inspection lets you know if the house has
any major issues and how well it has been
maintained. Remember, no house is perfect. If
the inspection uncovers some problems, your
agent can help you determine whether to ask
the seller to handle or pay for the repairs or
to renegotiate the price of the home.
When the inspection is concluded and any
loose ends resolved, you “close” on the home.
Closing is when you and the seller sign all the
papers, you pay your share of the settlement
fees, and the documents are recorded.

As winter temperatures begin to creep up around your home you may start feeling nervous about
your water pipes and plumbing. If so, you’re not alone. Frozen pipes (or rather, burst pipes) can
cause expensive water damage to your home and property. Even a small tear in a water pipe
can send hundreds of gallons of water each minute into your home. According to the Insurance
Information Institute, one in 55 homes will submit a property damage claim due to water or
freezing this year. Given the fact that many homeowners take the winter holidays to travel and
leave home, it’s important to know what preventative measures you can take to winterize your
home. Here are some tips for protecting exposed pipes from freezing temperatures.

INSULATE PIPES & PLUMBING
You can purchase inexpensive foam pipe
covers at the hardware store and wrap pipes
or plumbing to prevent heat loss inside the
pipes. You can also invest a bit more money
and create a more permanent insulation
environment for your plumbing by thoroughly
wrapping pipes with layers of thick fiberglass
insulation. This can be a DIY project or you
can hire a plumber to do this for you. Keep
in mind that the cost to fix a burst pipe runs
an average of $5,000, so spending money to
properly insulate your home is a smart way to
approach this project.
IDENTIFY EXPOSED PIPES
Exposed pipes are pipes that are not
insulated and may be subject to greater shifts
in temperatures. This could include pipes
located on the exterior of your home, pipes
that lead from the exterior to the interior, or
plumbing located in colder rooms like the
garage, the attic or the basement (37% of
frozen pipes occur in the basement).
For faucets or plumbing located outside, like
an exterior faucet, you’ll want to follow these
steps to get them ready for winter. If you plan
on being away from home for a long period
of time, it might be a good idea to shut off
the water supply and open all of the taps until
they run dry.
WHY FROZEN PIPES BURST
The rips and tears that occur in a frozen
pipe aren’t primarily from the expansion
of ice: ice blockages create a build up of
pressure between the ice and the faucet,
and it’s this increase of pressure that actually
breaks the pipe. (It should be noted that the
expansion of ice can directly cause damage
to connection points or weak plumbing.)
Additionally, several ice blockages might
occur within the same pipe, as can several
tears or breaks. The water leaks out when
the ice melts and releases the water trapped
behind it. Homeowners might not actually
see the damage until just after winter, when
temperatures rise, ice melts, and water starts
leaking into the house. Water can freeze

in the plumbing when temperatures reach
20 degrees Fahrenheit, however it has
been determined that wind chill factor can
increase the likelihood of frozen water so
even temperatures higher than 20°F can
result in risk.
DON’T TURN OFF YOUR HEAT
If you plan on being away from your home
for an extended period of time, like for a long
holiday break, think twice about turning off
the thermostat. First, with the temperature off
or set too low, even your pipes located within
insulated walls have the potential to freeze.
Second, when you enter a freezing home and
crank up the thermostat your heating unit
will have to expend a tremendous amount
of energy to warm up the home, costing
potentially more money and stressing the
system. Set the thermostat to a temperature
you deem safe for being away and consider
opening up interior doors and cabinet doors
to keep the warm air flowing to all of your
plumbing. If you fear a burst pipe, install a
water sensor that can remotely alert you to
the presence of water inside your home.
LEAVE THE WATER RUNNING
If you are expecting freezing temperatures
you can turn on a faucet and let the water
run in a steady but small flow. An open tap
releases air pressure from inside the pipe, and
can prevent tearing. So even with a blockage
of ice inside the plumbing, an open tap can
keep the pressure from building between the
blockage and the faucet. If you have both hot
and cold taps then leave both open.
HOMES MOST AT RISK
Homes located in regions that experience
reoccurring freezing winter temperatures are
usually constructed with well insulated pipes
and plumbing. Unfortunately, homes built
in Southern climates where only occasional
freezing occurs are potentially more at risk for
burst pipes. Homes in these warmer regions
aren’t usually constructed with frost in mind
and homeowners may be caught by surprise
by a singular, but damaging, winter ice storm.
Regardless of which area you live in, if you
suspect air leaks or are wondering if your
home needs additional insulation, consider
hiring an energy efficiency expert. This expert
utilizes specific measuring tools and devices
(like infrared technology) to understand
exactly where heat loss is occurring in your
home and can make recommendations as to
how to make your home warmer.
HOW YOU CAN TELL IF YOUR PIPES ARE FROZEN
The test to tell if your pipes are frozen is simple:
just turn on your faucet or flush the toilet. If
no water comes out, suspect a blockage of
ice. Turn off your water supply immediately.
You may be able to use a heat source like a
hair dryer to warm up the pipe and melt the
ice however, be aware that any dripping water
can cause the potential for electrocution.
Never use an open flame as this could cause
a fire. Always call a plumber right away if you
suspect damage to the pipe or if you aren’t
sure where the blockage has occurred.

ALARM SYSTEMS:
If you are considering an alarm, you have an
array of options that vary from self-install
motion detection kits to full-service home
security systems. If you choose to do-it-
yourself, you will want to install motion
detectors on doors and windows — especially
those that can be easily accessed on the
ground floor. In most cases, these kits also
offer a 24 hour call service for an extra fee.
Full-service security systems can include
everything from an alarm system and panic
buttons to integration with your smoke
detectors/ fire prevention system. These
services are expensive up front, but usually
have a reasonable monthly rate. And keep in
mind, having a home security system installed
can also reduce your insurance rates.
If installing an alarm system is cost-prohibitive
or does not fit your lifestyle, consider
purchasing stickers and a sign that state that
your home is monitored by a trusted security
system, and place them so they are visible at
every entrance.
SECURITY CAMERAS:
Security cameras are readily available for
home installation. You can install these in
prominently viewed places to deter burglars.
There are do-it-yourself install options, and
professional systems that come along with
monitoring services. There are even options
that will work with your smart phone. If the
cost for security cameras is too steep for
your budget, you can purchase fake cameras
to act as a visible deterrent for intruders.
BUILD YOUR COMMUNITY:
Programs like Neighborhood Watch are very
successful in some communities, by creating
an environment where everyone is looking out
for each other. Building close-knit relationships
with your neighbors can go a long way in
making you feel safe at home. Whether this
is through a formalized program, or a shared
agreement with your community, developing
relationships with your neighbors is a great
way to keep your home safe.

is the peace of mind that comes with knowing
your home is protected. Many of our personal

This year Santa Ed was nice enough to make the trip to our Winderemere Sugar House
office to meet and take photos with all of our guests. Santa Ed was absolutely amazing!
He encompassed the true definition of Santa and he was a huge hit with all. From his jolly
demeanor with guests of all ages, to his elf helper, Santa Ed was the perfect addition to our
holiday party and truly brought the holiday spirit with him.
The children enjoyed making holiday crafts from handmade ornaments to decorating
their Santa photo frames. Parents enjoyed the food, drinks and festive holiday decor. And
Windermere agents enjoyed getting together with clients and thanking them for their
business this past year.
We truly would not be the company we are today without our fantastic clients and we
