Queens Parade is one place where you can genuinely support the locals. It’s a strip made up of an eclectic mix of independent retailers operating out of historic, character-filled stores. A place to discover quality food, interesting fashion, bespoke homewares and a little luxury.

Locals know that Mecca Bros Fruit City is the place to go for fresh fruit and vegetables. Third generation fruiterers, brothers Tony and Joe, have provided quality in-season produce, expert advice and friendly neighbourhood service on Queens Parade for close to twenty years.

McCoppins is your go-to for all things grape and gourmet, deli and delicious. It’s the grocery store that every neighbourhood should have, a place where you will find shelves and glass enclosed counters stocked with beautiful, interesting foods sourced from near and far.

With your basket full of fresh and flavoursome produce, you can join others from the neighbourhood at Edinburgh Gardens, one of Yarra’s largest and most popular parks.

Edinburgh Gardens is a people-watching paradise, where there is always something interesting going on. Yet the gardens’ true charm is found in the simple things:

the unfurling of colourful picnic rugs, watching the neighbourhood dogs at play, the sounds of “happy birthday to you” drifting over from birthday parties held under the shade of mature trees, or the lazy punt of under-inflated Sherrins across the football oval as locals act out their childhood dreams.

Perhaps the best part about all of this parkland activity is the distinct absence of active wear.

To complete your weekend, take a casual ride along Merri Creek Trail, a shared pathway that winds its way casually along the creek banks. The Merri Creek Trail is a part of the Capital City Trail, a bike and walking network that loops for about 30km around Melbourne.

For public transport, it’s a choice between two train stations; Rushall Station Fitzroy North (Mernda Line) and Clifton Hill Station (Mernda and Hurstbridge Lines). While outside 249QP is immediate access to both bus and tram services, including the number 86 tram, one of Melbourne’s more entertaining tram routes. The 86 tram transports you into the heart of Melbourne’s CBD or northwards all the way to RMIT’s Bundoora campus.

When it comes to local shopping, Queens Parade exudes a friendly community vibe.

Taking its name from the Wurundjeri-willam phrase Merri Merri meaning ‘very rocky’ or ‘stony’, this basalt lined waterway flows perennially from the foothills of the Great Dividing Range, winding its way gently through Melbourne’s northern suburbs until it reaches the Yarra River at Dights Falls.

The modern-day Merri Creek has taken shape over many years by incising its way through basalt, an igneous rock, formed from the cooling of molten lava that once flowed epically down the valley of Merri Creek and across northern Melbourne, following volcanic eruptions as far back as 4.6 million years ago.

As you wander along the Merri Creek Trail there are many points of geological interest, particularly the rocky cliff faces

on the eastern side of the creek close to 249QP. It is at this point that tall, fragmented and geometric basalt columns, arising from the cracking and cooling of lava, are visible. These natural formations have, in part, influenced the architecture and sculptural form of 249QP.

Merri Creek is much more than rocks and running water; it's a thriving natural habitat for birds and native wildlife which have steadily returned, as the banks of the Merri have been regenerated and revegetated.

If you take your time, breath the air a little deeper and look a bit closer, you may see large fish, tortoises and even platypus at play.

A 249QP address means that you are living only moments from nature and THE culturally significant Merri Creek.

Designed by Fieldwork, 249QP is responsive to the context of its surrounding location and yet sets new standards and aspirations for the precinct in which it is found.

Expressing itself in a series of sculptural volumes, 249QP steps from the grounding of its red brick podium upwards in a slender, angular and finely sculptured ribbed concrete clad form.

Textured brickwork on the lower levels is a subtle reference to the materiality of the early residential architecture that characterises the wider local neighbourhood, while rebates in the brickwork provide a subtle variation in patternation and opportunities for shadows to play.

This warm, familiar red brick base is offset by a visually recessive and expressive upper form. Here, Fieldwork has referenced the patterns and fragmentation of columnar basalt formations found along Merri Creek, an interpretation of the significant shapes, shadow lines, vertical fractures and patterns these rock formations can create.

The light and dark colour shades of the triangular ribbed facade, variations in the size of window openings, metal reveals for sun shading and open-air corner balconies add further visual appeal. These architectural details ensure 249QP

presents as a series of interesting and connected environments, rather than as one singular form.

Beyond the artistry of its architecture, the shape, structure and orientation of 249QP all work together to ensure apartments enjoy direct natural light, inspirational views and natural ventilation.

Importantly, the approach to design and a robust, natural materiality make a clear statement that the people behind 249QP are committed to producing a high-quality, environmentally sensitive and socially responsive residential address.

The result is a visually interesting and socially appealing building that is not set rigid in time. With a recognition of the historical context of its north side neighbourhood, 249QP will age gracefully and offer an architectural form and function that will make a meaningful and positive contribution in the immediate and distant years ahead.

Such activities provide convenience to residents and bring the energy, vibrancy and culture of the area’s active street life to 249QP, through the daytime and into the evening.

The ground floor architecture of 249QP makes a subtle reference to the frontages of heritage shop fronts nearby, with angled entrances and darkened lower wall sections providing a visual invitation and sense of connection to the community.

A generous, ground floor canopy is another subtle reminder of years gone by, creating a moment of arrival, providing shade from the sun and protection from Melbourne’s often changing weather.

The warm characteristics of timber enhances the entryways, provides further texture and variation, and a natural element that will age elegantly over time.

249QP comes alive at its street level with two dedicated retail offerings ideally suited to a local cafe, wine bar or providore.

The foyer of 249QP is a thoughtfully designed, welcoming and homely space, where you can relax while waiting for your ridesharing service or greet friends and family before venturing out.

With a sophisticated, natural aesthetic, the foyer features spotted gum inspired timber panels, warm, ambient lighting, a pop of colour in the banquette seating and large bluestone coloured tiles for the floor.

The dado wall treatment highlights Fieldwork’s understanding of the heritage of 249QP’s residential context, in a subtle and modern take on this decorative element from the past.

In acknowldegement of modern working life, the foyer provides further function as an area to meet or collaborate for those who work from home.

Central to the design and development of 249QP is a belief that residents can thrive vertically in a well-designed apartment building, where residents have equitable access to views and building amenity.

This ethos is brought to the fore with a stunning roof-top outdoor terrace that unfolds elegantly from the building form.

Enjoying outstanding views across Fitzroy North towards the glittering lights of Melbourne’s CBD, this year-round terrace provides a tranquil space to enjoy a casual BBQ as the sun’s last rays cast golden sunlight over the city and surrounds.

249QP’s interiors have a design essence and a quality that is distinctly Australian. A quality referenced through colours and by a considered curation of surface and material elements, such as Australian-inspired timbers, which are notable for their natural texture and warm, earthy shade.

These authentic interior spaces are completed with high-quality fixtures and fittings, including tapware and accessories, soft close joinery and premium appliances for the kitchen. An astute selection of interior fixtures and fittings ensures the spaces of 249QP are not only stylish and functional, but are also timeless and durable in their design.

Purchasers are invited to make a choice between two contemporary colour schemes- the ‘warm’ and ‘fresh’. The warm scheme projects a cosy, intimate atmosphere in its choice of materiality and colour. In contrast, the fresh scheme adopts a monochromatic approach, achieving a natural balance and harmony between light and dark shades.

Each colour scheme has a unique personality and yet has an elegant air of restraint, with a palette of neutral and natural colours that will easily allow you to style the interior spaces as your own.

Better for You and the EnvironmentNumerous Environmentally Sustainable Design (ESD) practices feature in the design, build and future operation of 249QP.

The ESD practices at 249QP include:

• Quality tapware and bathroom appointments selected for water efficiency.

• Water-saving initiatives such as rainwater harvesting for toilet flushing.

• The use of sustainable and environmentally certified materials, with all timber from sustainable sources - not from rainforest or old-growth forest.

• Sourcing select building materials from environmentally responsible suppliers.

• A target to recycle 90% of all demolition and construction waste.

• Energy saving practices that reduce greenhouse gas emissions and energy demand.

• Solar panels to harvest nature’s own energy for lighting the common areas.

• Practices to ensure the comfort and wellbeing of residents through direct sunlight, natural ventilation and by specifying low VOC paints and materials for cleaner air.

These environmental initiatives combine to make 249QP a home that is better for your health, wallet, wellbeing and the planet.

Clean and GreenAn important design and environmental element is the greening of 249QP’s shared rooftop and the inbuilt planter boxes of the larger terrace spaces.

Designed by Tract, greenery softens edges, enhances amenity and liveability, connects residents with nature and provides sustainable benefits, including heat reduction, bio-diversity, and improved air quality.

On Your BikeRecognising that many residents will want to get around by pedal power, 249QP provides a dedicated space for that messy part of bike repair and maintenance.

The inclusion of bike storage racks provide the convenience and security of internal bicycle parking on the ground floor.

Car Parking 249QP utilises the latest space-saving technologies from leading manufacturers of car parking systems.
