On behalf of NAHRO leadership and staff, I would like to welcome you to Colorado, my beautiful home state, for the 2013 NAHRO Summer Conference. In these difficult times, with workloads growing and budgets shrinking, we appreciate the effort you have made to join us for these three jam-packed days of learning, teaching and networking. Now more than ever, we must keep our skill sets sharp and our minds ready to make the most of the many interesting projects and visionary ideas that will be presented during our time here.The theme of this conference, “What’s Next: Living Our Values at Home,” calls to attention one of the centerpieces of our gathering: our Awards of Merit winners. We come together to celebrate the effort, ingenuity and dedication of our fellow NAHRO members, who have created innovative and efficient initiatives in their local communities, and also to learn from them. The breakfast showcase on July 19 will allow you not only to familiarize yourself with these award-winning projects, but also to learn from and network with the housing and community development professionals who lead their agencies’ award-winning efforts. Award winners will be designated by purple ribbons on their name tags; please be sure to say hello, congratulate them on their achievement, and perhaps even discuss a few ideas for projects of your own!Some of the many other learning opportunities available for you at this conference include:• 24 concurrent sessions on topics such as caseload optimization, innovative revenue

generation, how PHAs can affect the achievement gap, whether form-based zoning promotes affordable housing, the impact of technology on Housing Choice Voucher operations, supportive housing and more;

• Updates on the latest HUD and Capitol Hill developments and what they mean for you and your organization at the two-part “This Just in from Washington” session series;

• Inspiring keynote speakers, such as Walgreen’s executive and child advocate, Steve Pemberton, who overcame a difficult childhood to become the Chief Diversity Officer and Divisional Vice President for Walgreens. He now directs activities to help serve diverse markets and populations, including customers in medically underserved areas, food deserts, and urban areas;

• Educational housing and community development study tours, which showcase some of the city’s most successful projects;

• Anda lively debate between the candidates for NAHRO Senior Vice President.We are also especially thrilled to be able to present a screening of this year’s Oscar- winning short documentary Inocente, which tells the story of a young homeless artist who refuses to let her poverty and difficulties define her. Again, I am very glad that you are here with us in Denver. I hope you enjoy the opportunities we’ve created for you to educate yourself about industry best practices, activate your passion for the work that we do, and elevate your professional capabilities beyond even the altitudes of our Mile-High City. Though your schedule will surely be busy, I look forward to meeting you during the conference.

General Information from A to ZAgency Awards of MeritWe are honored to announce the recipients of the 2013 NAHRO Agency Awards of Merit. A catalog of more than 180 outstanding programs with descriptions and contacts is included in your conference packet. Award winning agencies will be honored in an invitation-only event on Thursday evening. Staff and commissioners from award-winning agencies will have a purple ribbon attached to their badges and many will be available at the Awards Showcase and Continental Breakfast on Friday morning to discuss their programs. Displays of Awards of Merit winners that have been nominated for an Award of Excellence are on exhibit in the Plaza Foyer. Each year the award descriptions are added to the Solutions Database on the NAHRO website at www.nahro.org.

The Penfield Business Center is equipped to provide you with all of the services you need to make your business trip a success. Staffed hours of operation are Monday – Friday, 7:00 a.m. – 9:00 p.m., Saturday and Sunday, 8:00 a.m. – 6:00 p.m. After hours, hotel guests may use one of the many desk-top computers in the hotel lobby area as well as print from them. Guests may print up to five pages complimentary.

Committee MeetingsAssociates may attend meetings of standing and national committees, task forces, the Board of Ethics and Credentialing Trustees, and the Board of Governors. Knowledge CenterConcerned about missing a session? Well, don’t worry — fully registered conference attendees will receive access to each speaker’s PowerPoint presentations and handouts shortly after the conference, via NAHRO’s Online Knowledge Center. .

Lost and Found Lost items may be available to claim or turn in at the NAHRO Registration Desk. NAHRO will secure items until the end of the day and will then turn them in to hotel security. To claim items after hours, dial hotel security at ‘58’ on any hotel phone.

Lunch On Your OwnDuring the conference, lunch is on your own. In addition to several dining options located inside the hotel, the hotel is located on the 16th Street

Mall. The Mall is a pedestrian promenade that runs through the center of downtown Denver and offers over 200 restaurants in the vicinity of 16th Street. There is a wide range of dining opportunities, from fine dining to fast food and coffee shops. Free shuttle buses cruise the mile-long Mall all day, seven days a week.

NAHRO is excited to offer attendees of national NAHRO conferences the opportunity to earn Continuing Education Units (CEUs) towards NAHRO Professional Development System (NPDS) certification and recertification requirements! At the Summer Conference, attendees may choose from 24 concurrent sessions and earn up to .45 CEUs.

NPDS ExamsThis is an opportunity to sit for or re-take any NAHRO Certification Exam or Proficiency Test. Passing a Certification Exam along with work experience satisfies most of the requirements of NAHRO Certifications. Pre-Registration is necessary. See page 24 for details.

Dear NAHRO Colleagues, welcome to the 2013 Summer Conference in Denver ! Over the last few months I have had the opportunity to meet and speak with NAHRO members all across the nation at Regional and Chapter Conferences. Thank you for your hospitality and interest in my ideas and campaign. PHAs and CD agencies administer many different programs with the common purpose: To fulfill our mission to provide affordable, safe and sanitary housing for those in need. It is critical that NAHRO leadership, in tough budgetary times like these, be ready to move quickly to defend, support, and educate our members and their agencies. Named among the “Top 20 chief diversity officers in corporate America” by Fortune, Steve Pemberton is one of America’s most inspiring executives—but his path to success wasn’t an easy one. A ward of the state for much of his childhood, Pemberton authored the memoir, A Chance in the World: An Orphan Boy, a Mysterious Past, and How He Found a Place Called Home, which chronicles his difficult journey through foster care and his determined search for his family. Pemberton is now Chief Diversity Officer and Divisional Vice President for Walgreens. His is an inspirational story that crosses generations and cultures, but specifically whispers to those who have had the odds stacked against them.

The Fitzsimons Army Medical Center in Aurora, CO was a 577-acre U.S. Army Medical Center that was recommended for closure in July 1995 by the Base Realignment and Closure Commission (BRAC). The former Army Medical Center closed in 1999 and is undergoing a $5 billion conversion into a world-class bioscience center that includes three new hospitals, housing and mixed-use commercial facilities. This session will include a tour of the campus and background on how Aurora turned a possible economic loss into a second to none economic engine. (.075 CEUs)

units and approximately 3,600 Housing Choice Vouchers. We are proud that HUD has ranked us a High Performing Housing Authority for the past ten consecutive years.

Q: How did you get started with Yardi?

A: We went live with Yardi Voyager™ in October 2009. Our initiative was to find technology that could leverage tangible benefits in improving our agency’s efficiency, accuracy of data, customer service, and reporting capabilities. We decided to go all in with a comprehensive solution, and have achieved many of our goals through our partnership with Yardi.

A: One thing we noticed is that errors submitting 50058 data to HUD are substantially reduced. We’ve also been able to improve the service we deliver to our clients by making processes more e� cient. Many of these bene� ts are based on the fact that Voyager combines both housing and � nancial management processes in one system. We no longer have con� icting data separated into silos. Now, with Voyager, all of our departments are looking at the same data in real-time.
