As the temperature cools, good old fashioned favorites are a perfect dish to serve. Our families absolutely loves

lamb shanks and Trevor and I like to serve with either mashed potato, or couscous to catch all the lovely sauce from this recipe. The sauce is so good that the usual array of steamed vegetables I serve, are also eaten without hesitation.

We both love selling real estate and helping our clients with selling their home or buying a new one. Subsequently, time in the kitchen is short, but we both love cooking. This recipe is not only delicious, it is easy to prepare, and then just wait for the results two hours later. You could also put this in a crock pot in the morning and come back to aromatic smells wafting from the kitchen. You will think you have your own personal chef. Trevor’s wife Mary-Jane Tomasi, Radio personality and the Vodafone voice, is threatening to hire him out his meals are so good.

Ingredients6 lamb shanks

1 tablespoon olive oil

20 grams butter

2 tablespoons plain flour

1 1/2 cups chicken stock

1 cup red wine

275g jar whole berry cranberry sauce

Couscous or mashed potato to serve

MethodHeat oil in a large ovenproof dish on a high heat.

Sear shanks, in two batches, for a few minutes on each side until brown on all sides. Set aside on separate plate.

Preheat oven to 200°C and melt butter in the dish. Add flour and cook for 1 minute. Remove from heat and slowly add stock, wine and cranberry sauce. Bring to the boil. Add lamb. Cover dish, transfer to oven and bake for 1 ½ hours and a further ½ hour with the lid off or until shanks are tender.

The end of the 2014 tax year is approaching, so now is the time to evaluate your accounting systems.

If you are still stuffing your receipts into shoe boxes for your accountant or, manually entering every bank transaction, then there are exciting time saving systems available that suit almost all budgets. Two are clearly dominating the current market.

The Two Main Contenders

In 1992 one of New Zealand’s first “non-accountant” accounting solutions was released. From humble beginnings in an Auckland home office this company grew into the accounting software empire that is MYOB.

Since its inception MYOB has become a household name for businesses, due to its relative ease of use and its move away from debits and credits, to every day terms like “pay bills” and “receive payment”.

After 20 years, I believe MYOB software represents old reliable, slowly evolving, with a fairly unchanging interface. This however was about to change.

In 2006, Xero launched its “beautiful accounting software” (to quote their tag line) directly into the hands of a generation of Facebook loving YouTube addicts. The Wellington based Xero replicated what MYOB did back in 1992. They created a system for a new generation.

Now like many other areas of our lives, Accounting is online, and yes it may have taken us a while but we are there.

What are the Benefits of Online Accounting?

A good online accounting system should offer the following;

• Integration with Banks, allowing transactions to be imported automatically, thereby reducing potential error,

• Memorised coding patterns, whereby the system will suggest where a transaction should go based on previous similar transactions,

• Multi user access from anywhere in the world, without the need to install software,

• A clear and uncluttered interface with access to support at any time.

MYOB’s current online accounting system, LiveAccounts, touts many additional features at a lower cost, but its interface is not nearly as “beautiful” as Xero. In April, this could change with the release of MYOB Essentials, the question is, whether it will be a contender against Xero, or, just another rebrand.

Do you need more?

Xero and MYOB Essentials do still lack some features; i.e. inventory. Xero has many third party add-ons that compensate for this. However, with every feature comes an add-on to the monthly subscription cost.

AccountRight is MYOB’s recommendation

for advanced features, this system can be used online, however it does still require software to be installed on each computer. In general AccountRight costs between $37 - $56 + GST per month.

It is still a little early to draw conclusions as to whether the lower cost of MYOB will really be enough to compete with Xero’s proven user friendliness. We will find out more on March 26, when MYOB reveals its new look.

As the end of the financial year draws to a close, it is a good time to get all of your paperwork together for your rental property.

Hopefully you have scheduled routine maintenance and repairs throughout the year. We have written about maintenance in previous articles, so I am sure no big last minute expenditures to organise, so you can claim back against income.

Just a reminder what you can claim as expenses from your rental income:

• rates and insurance

• interest paid on money borrowed to finance your property

• agents fees and commission relating to the rental of the property

• repairs and maintenance (except if they

substantially improve the property)

• motor vehicle and travel expenses

• legal fees for arranging the mortgage or finance to buy the property

• from the 2010 income year and beyond:

• legal fees for buying and selling a property can be deducted. This is provided your total legal expenses for the income year, including the fees associated with buying and selling a property, are equal to or less than $10,000 (before the 2010 income year legal fees for buying and selling a property are not deductible).

• mortgage repayment insurance

• accounting fees for the preparation of accounts

• depreciation on the building prior to the 2011-2012 income year.

Lots of reasons to invest in property with good deductions and a good rates of return. The recent Reserve Bank Increase of .25 in the Official Cash Rate (OCR) to 2.75% does not look to deter investors. However, more increases might slow down new investors, which is the Reserve Bank’s goal, making existing properties more in demand.
