Tips when Contacting Members to Trade When contacting members with the intention to trade, etiquette requires you to identify yourself as an Empire Trade member, this is a very important key to your future transactions as some businesses will not recognise names like E Trade, E Bay, Barter or E Banc all mistakenly used to identify Empire Trade Exchange. You need to be clear which trade exchange you are referring to as some members are members of more than one trade exchange and may not be willing to accept trade dollars from all exchanges. It is also important to ask for the account holder or the name of the person listed on the account, as many businesses have multiple staff who may not be aware of the businesses trade practices. Please follow these simple steps when contacting members to ensure an effortless transaction. If you come across a member that is not willing to accept your trade transaction please don't forget to notify Head Office staff. Once you negotiate your purchase with another Empire Trade member you have the option to pay the member via the internet (online transaction) or by writing out an Empire Trade cheque for amounts up to T$2999. There is a flat rate of $15,000 of Empire Trade that will be accepted on any of the packages, regardless of its price. Please read further for the conditions of the sale: 1. Buyers must be aware that we (Sandhurst Homes) do not own the land, it is common practice to merely place blocks on
hold with developers and try to sell them as a package deal. Once sold, the buyer has to purchase the land via a separate contract from the building contract. The land must be purchased first and be in the name of the buyer before construction can begin. However, both contracts are signed at the same time.
2. As the land is not owned by us (Sandhurst Homes), the Empire Trade component cannot be used towards the purchase of the land.
3. The buyer may only pay their Empire Trade component as part of their lock-up payment. This ensures that the builder has cash funds to commence construction. Most of the items purchased by the builder through the Empire Trade system are required at around the lock-up stage or shortly thereafter.
4. There is a list of separate inclusions that applies to these packages, please email for a copy, as the inclusions list on the website is slightly different and does not apply to packages purchased with a trade component.
5. These packages are full build packages, the homes are completely finished inside and out, we then organise a referral to a reputable letting agent in Bendigo who will source a suitable tenant, and then we supply a depreciation schedule for the investor for tax purposes.
6. We have a local finance division which can assist with financing the deal. 7. The Empire Trade component on any of these packages cannot be negotiated any higher, however lower trade component
