It’s time for an exterior makeover to add morecurb appeal! Whether you’re a real estate agentpreparing a house to sell or a homeowner inneed of a fresh new look, here are some simplefront door tricks that can help boost curbappeal, and ensure visitors and home buyers geta good first impression as soon as they arrive atthe doorstep.

1. Make a statement.A home’s front door is one ofthe first things people notice. Is it drab, drafty or just plainpast its prime? Make a boldstatement and improve homeenergy efficiency with a newEnergy Star-qualified frontdoor. Consider options withdecorative glass accents andstunning sidelights to addmore natural light whilemaintaining a sense of style and privacy.

“When replacing your old front door, choosefrom one that accents your home’s style, withhigh-performance features that help keep outair and water, and low-maintenanceconvenience like durable pre-finished optionswith coordinating trim,” says door and windowexpert Kathy Krafka Harkema.

2. Accessorize withnew hardware.Replace the frontdoor hardware for aquick, easy facelift.Choose hardwarefinishes consistentwith those includedin the light fixtures, mailbox and house numbersto maintain a polished, cohesive look. You’ll besurprised what a difference new front doorhardware can make in creating a positive lookand feel.

3. Refresh exterior and trim colors. Now’s also time to add a new storm door to helpkeep out the elements, or to add a refreshingcoat of paint on your existing exterior doors fora fresh look. For a dramatic change, repaint the exterior. Youcan also change trim color to refresh the home’sexterior impact. When updating trim, choosecolor schemes that match its primary exteriorcolor, or complement it with a fresh twist.

4. Accent with lighting. For night-timecurb appeal andsafety, add arow of exterioraccent lightingto illuminate awalking pathwith ground-insert solar lights. Or consider solar spotlights tobring out landscaping or architectural focalpoints. Install new matching light fixturesoutside the front door, garage door or patiodoor to create an inviting feel and provide well-lit doorways to greet visiting neighbors, guests,or potential home buyers.

5. Create points of interest with plants.Add pops of color by arranging potted plantsaround the front door, or on a porch or deck.Incorporate planters or container gardens ofvaried sizes, shapes and colors to add visualinterest. Also, planting flowerbeds alongdriveways and walkways gives off a softer, moreinviting feel.

A recent poll on Houzz, a popular home designwebsite, asked consumers what bathroomimprovements they desire most. Many of theanswers were both luxurious and affordable, and others were downright simple changes tomake. Here are five hot bathroom upgrades andsome ideas for incorporating them into yourhome to ensure a quick sell.

1. SkylightsIn rooms whereprivacy is ac o n c e r n ,skylights canprovide bothnatural light andv e n t i l a t i o n .They’re beautiful,

endowing bathrooms with a major “wow”factor, and practical. Energy Star-qualifiedno-leak, solar-powered fresh-air skylights canhelp trim electricity costs by providing naturallight and passively venting moist, warm air fromthe room.

2. Lighted vanity mirrorHome improvement stores, design studios andonline retailers carry a variety of lighted vanitiesin shapes, sizes, styles and light sources (LED,CFL or incandescent) to suit virtually every taste.Installing one is a simple do-it-yourself job thathas a big impact on a bathroom’s appearanceand usability.

3. Double-flushtoiletDual-flush toilets useonly the water youneed to get the jobdone, so theycontribute positivelyto a home’s overallfootprint and canhelp save on water bills. They’re a lower-costupgrade, and even more cost-effective wheninstalled by a savvy DIYer.

4. Towel warmersWall-mounted orfree-standing, plug-in or hard-wired, alltowel warmers workthe same way;heated bars warmtowels hung on therack, providing acozy, warm towelevery time you bathe. Plug-in versions installeasily, while hard-wired ones may requireprofessional installation.

5. Showerfoot restFoot rests arean economicalimprovement. Some suction-cup styles costunder $20. Fora more refined look or enhanced sturdiness,it’s possible to find one that anchors intothe wall through screws, or a style built intoshower surrounds. If you’re redoing your showerstall, it’s the perfect time to add a stylish, sturdyfoot rest.

Whether you’re a real estate professional or first-time home buyer, the home buying process andreal estate transactions can be stressful. Theretends to be some common misconceptions inthis process, so it’s very important that you’rewell informed of what is fact and what is fiction. We’re here to set the record straight.

Myth #1: You don’t need a REALTOR®.Before you bravely take on one of the biggestpurchases or sales of your life, remember this:it’s not as easy as it looks. REALTORS® know allthe ins and outs of the local area as well as themarket in which you’re looking to buy or sell.Picking up the phone and calling a REALTOR®may be one of the best decisions you’ll make.

Myth #2: The bigger the downpayment, the better off you’ll be.Buyers’ immediate reflex is to put as much cashdown as they can when buying a new homebecause they’ll borrow less, lower the monthlymortgage payments, and won’t need to buymortgage insurance. However, putting 20%down is not a requirement and it’s notfor everyone.

Thanks to Federal HousingAdministration Loans (FHALoans), you can put as little as3.5% down. With this method, you’ll potentially have a lowerinterest rate, giving you moreflexibility. Your money is notall tied up in your house like ina traditional down paymentthat can leave you with littleor no extra cash to spend onhome care, improvements,or any other unforeseencircumstances.

Myth #3: Appraisers set thevalue of a home. The role of the appraiser is to

produce a credible opinion of value that reflectsthe current market. Appraisers are notresponsible for setting the value of the homeand they also do not confirm a home’s saleprice. According to David S. Bunton, Presidentof The Appraisal Foundation, “Appraisersprovide an analysis of the collateral, so thatlenders understand the value of a propertywhen making the loan decision.”

Myth #4: You need perfect credit. Most people assume that you must haveabsolutely golden credit in order to get a loan, but that just simply isn’t the case. If buyers haveless than perfect credit, lenders are often willingto work with them to get the best possible loan.

Credit is not the only thing that lenders look atwhen deciding to approve a loan, but your scorewill have an effect on the interest rate on yourmortgage. Make sure you review your creditreport and if any errors are found, they shouldbe reported to the credit reporting bureausbefore applying for a mortgage.

Both homeowners and realestate professionals knowhow important it is to have agood credit score. You maywonder how much of animpact it can have on yourlife - well , we're here toanswer that question. Agood credit score will meanthat you qualify for the bestloans, rates and terms. Thisgreat advantage willgradually save you moneythrough reduced rates overthe lifespan of a loan. GerriDeweiler, a Director ofConsumer Education, sumsit up perfectly: "An excellentcredit score equals money in your pocket."

As an example, a credit score of 620 or belowwould mean that the person looking to borrowwould be categorized as a "sub-prime"borrower, whereas a credit score of 720 wouldmean that the borrower would be eligible formore favorable loan conditions.

Here are some simple tips to repair your creditscore:

1. Get a credit card from a major company. Before you go crazy, it is important to note thatusing a credit card and keeping a balance onone are two totally different matters. Runningup a bill that you don't pay in full won't help youbuild credit. That being said, this tip takesdiscipline, but it's an easy way to improve a poorcredit score if you pay your card off monthly. We suggest using it for things like gas that youwill pay off on a monthly basis.

2. Get a prepaid credit card.If you don't trust yourself to use a credit cardwisely or just don't want one, then you shouldget a prepaid credit card. This gives you a wayto use a credit card without the temptation of

running up debt. This will only allow you tospend the amount you have placed on the cardand no more.

3. Be patient.Although it is difficult, it's important that youunderstand the process of repairing you creditwon't happen overnight. Slow and steady winsthe race when it comes to your credit score.

4. Check your credit score. It is very important that you understand thatyour credit report is accurate. So, checking thethree credit bureaus on a regular basis is wise. These include Equifax, Experian andTransUnion. You want to know if anythingincorrect is on your credit report so you can fixthe situation before it damages your credit.
