Aurora Melbourne Central Breaks Sales Record atWorldwide Preview

Aurora Melbourne Central, UEM Sunrise’s maiden venture in Australia received an overwhelming response with more than 95% take up of its total residential units over two weeks of the project’s worldwide preview in October. The record breaking sales achievement provides a confidence boost for the Company and is a clear testament of its ongoing commitment in building communities of the future, through high-quality homes that are unique to every market UEM Sunrise operates in.

The 3,197 square metre development is situated in the prime Central Business District (“CBD”) of Melbourne at La Trobe Street and is set to become Melbourne’s largest integrated mixed-use development that enjoys an unparalleled location, unrivalled connectivity and one-stop convenience. It is a 92-storey skyscraper comprising retail spaces, commercial offices, serviced apartments/hotel and residential units.

Aurora Melbourne Central is Melbourne’s only property project that has direct underground connection to the rail network, the Melbourne Central Station and the CBD’s largest retail precinct with a string of shopping outlets such as the Melbourne Central Shopping Centre, Emporium, Myer, David Jones, GPO and the Bourke Street Mall. It is with great pleasure that I present to you the fifth volume of The Personalty in our effort to provide you with news, updates and insights into UEM Sunrise Berhad (“UEM Sunrise”). Since the last issue of The Personalty, UEM Sunrise continues to keep up the vigor it started with at the beginning of 2014 and plans to end the year with the same amount of dynamism.

As you see from the cover page, we successfully unveiled our maiden Australian project, “Aurora Melbourne Central” in October and we are proud to be able to achieve 95% take up over two weeks of our worldwide preview. On the local front, we have had a few other launches and you will come across them in the Launches Section of this newsletter.

Maya Angelou, an American writer and poet once said, “When we give cheerfully and accept gratefully, everyone is blessed.” Here in UEM Sunrise, we have always taken pride in our Corporate Social Responsibility initiatives and we have carried out several charitable activities that enabled us to engage with the communities and stakeholders both in Central and Southern Regions.

UEM Sunrise has constantly developed its properties with distinction, so it came as no surprise when Puteri Harbour, our gem in the south, was awarded 5 Gold Anchors by The Yacht Harbour Association (“TYHA”), a marina auditing agency based in the United Kingdom. This award further adds to our credibility as a developer with impeccable standards. You will find more industry recognitions accorded to UEM Sunrise in the Awards section.

Our double win in the FIABCI Malaysia Property Award 2014 for 28 Mont’Kiara and Publika in two separate categories bears testament to UEM Sunrise’s inherent ability in building and delivering distinctive and quality products in the property landscape. We will continue to provide the products that are developed based on out-of-the-box ideas and hope to be the industry’s benchmark.

We have been through a turbulent year filled with constant challenges, however, we have learnt to overcome it with dedication and team work. Thus, on behalf of the Management and staff of UEM Sunrise, allow me to take this opportunity to express my sincere appreciation to all our valued stakeholders for your support and contribution towards UEM Sunrise. On 20 and 21 September, UEM Sunrise attracted approximately 600 visitors when it launched Phase 5A of Nusa Bayu development in Nusajaya, known as Bayu Angkasa.

Situated on an 8.49-acre freehold land, the high-rise project comprises 322 units of apartments spread across two towers of 16 storeys (Block A) and 17 storeys (Block B) respectively. These units have a built up of 975 sq ft (Type A1) or 810 sq ft (Type A2) each with prices starting from RM455 psf onwards.

The two-day event witnessed interested buyers surveying show units, development site and planned landscape.

With an estimated gross development value of RM128.8 million, Bayu Angkasa is scheduled to be completed in May 2017.

Denai Nusantara

UEM Sunrise continues its commitment to build affordable housing for the rakyat with the groundbreaking ceremony for Denai Nusantara, another project under the Rumah Mampu Milik Johor (“RMMJ”) which took place on 9 November and was officiated by YAB Dato’ Mohamed Khaled Nordin, Menteri Besar Johor and attended by approximately 500 guests.

Upon completion, Denai Nusantara will comprise five 12-storey residential blocks and one-storey shop lots. The residential blocks will offer 1,109 units of three-bedroom apartments with a built-up of 1,000 sq ft priced at RM150,000 each while the commercial block will consist of 108 units of single-storey shop lots with a built up of 1,200 sq ft and priced at RM200,000 each.

Strategically located adjacent to the planned transportation hub and industrial park in Gerbang Nusajaya, Denai Nusantara will also apply the Crime Prevention Through Environmental Design (“CPTED”) through fencing and availability of guard houses.

UEM Sunrise will provide the residents with quality workmanship and lifestyle recreation and amenities. Communal facilities such as multi-purpose hall, surau, tadika, management office and recreational park with jogging tracks will be built. A plot of land for a hawker centre and a mosque is also provided.

As part of UEM Sunrise’s annual media engagement and networking efforts, two Iftar sessions were held for members of the media in the Southern and Central regions on 1 and 10 July respectively. The Central Region Iftar was a collaborative effort with Iskandar Regional Development Authority (“IRDA”), which saw over 130 media members from 24 media houses attending.

In the Southern Region, the Iftar was held as an appreciation gesture for all the support and cooperation given by members of the Southern media throughout the year. Over 60 members from various media organisations attended the session.

UEM Sunrise and its long time strategic partner, Iskandar Investment Berhad (“IIB”) reached yet another important milestone in realising the aspirations of a Smart & Connected Nusajaya when both parties signed a Joint Venture (“JV”) Agreement on 1 July with Telekom Malaysia Berhad to establish a JV Company that will offer and operate smart services in Nusajaya. Under the JV Agreement, the three companies are represented by their subsidiaries, UEM Land Berhad, Iskandar Innovations Sdn Bhd and Intelsec Sdn Bhd.

The agreement marks the first collaboration of its kind between the master and catalytic developers and a service provider to provide Smart City infrastructure and services. It paved the way for a digital eco-system that will turn Nusajaya into becoming one of the world’s leading interconnected smart communities that offers a sustainable, safe, secure, urbanised, and highly interactive progressive lifestyle.

News & Current Affairs Department of Radio Televisyen Malaysia (“RTM”) paid UEM Sunrise a visit on 27 August to learn more about the Company as well as its key activities and development projects. The visit was also aimed at strengthening further the relationship between both organisations.

The 16-member entourage led by Haji Abdul Muis Shefii, Deputy Director of News and Hajjah Zainab Haji Yusof, Deputy Director of Current Affairs were given a full briefing on UEM Sunrise’s operations. Media Updates on Aurora Melbourne Central

On 24 November, UEM Sunrise held a briefing on Aurora Melbourne Central with members of the media.

The briefing was to update the media on how UEM Sunrise broke sales records for Aurora Melbourne Central, its first property development in Australia with more than 95% of its total residential units in the development taken up over two weeks of exclusive worldwide preview.

UEM Sunrise Signs a Collaboration Agreement

with edotcoUEM Sunrise on 30 December entered into a collaboration agreement with edotco Malaysia Sdn Bhd (“edotco”), an integrated telecommunications infrastructure services Company for a multi-tenant mobile network infrastructure development in Nusajaya.

UEM Sunrise’s collaboration with edotco will further enhance the sustainability of Nusajaya through various initiatives which include reducing mobile network operator (“MNO”) towers by 40%, provide a lower entry cost to MNOs moving into Nusajaya, provide mobile services for residents and businesses as well as boost 4G connectivity in the area.

Excellence Awards 2014UEM Sunrise was ranked the country’s 4th Top Property Developer on 13 October at The Edge Property Excellence Awards 2014. Besides achieving the ranking, the Company’s Tranquility Park @East Ledang in Nusajaya was also the recipient of the Merit Award for The Edge-PEPS Value Creation Excellence Award (Residential Category), which was also part of the ceremony. Anwar Syahrin was present to accept the awards.

Gala Appreciation Night

UEM Sunrise organised a “Gala Appreciation Nite” as a gesture of

appreciation for the Singapore Tresorians at the Ballroom of the Sands Expo

and Convention Centre, Marina Bay Sands, Singapore on 6 December.

The 220 guests were treated to an eight-course dinner, an opening gambit

by Aerialist Viva Circus, Four-piece live band by The Jazzy Blues, comedy

show by Mustafa, stage performances and lucky draws with exciting prizes. A unique presentation of Mr. and Mrs. Tresor Awards also took place.

UEM Sunrise held a Merdeka celebration called “Malaysia, Where Love Grows” for the residents of UEM Sunrise-managed properties

in Mont’Kiara on 16 August at the UEM Sunrise Fun Zone

Community Centre. It was attended by 94 people and featured

activities such as a Malaysia-themed Pop Quiz, traditional games

like “Galah Panjang” and “Teng-teng. Other activities included Prayers for Malaysia, I love Malaysia, United Paper Chain and

making Kuih Gulung, a local delicacy. Malaysian Ice-cream and Malaysian Pop Soda were given away.

Traders Hotel in Puteri Harbour, Nusajaya.

At the event, UEM Sunrise’s Chief Marketing Officer, Siti Mariam Mohd Desa launched the Tresor Privilege Card under the

Company’s loyalty rewards programme; highlighting a large range

of benefits such as attractive discounts on property purchases,

exclusive invitation to pre-launch previews, opportunity to select

the best offerings of new property projects and great offers by merchant partners.

The guests were also entertained with numerous activities, exciting

contests and nostalgic performances by Musly Ramlee and his band.

On August 12, as part of the Company’s ongoing Corporate Social Responsibility efforts, Azhar Othman, UEM Sunrise’s Chief Financial Officer delivered a motivational talk to 142 UPSR students of Sekolah Kebangsaan Bangi (“SK Bangi”) at the school’s UPSR Excellence Camp.

During the one-hour session, Azhar stressed the importance of education

for a promising and meaningful future. He captured the attention of the

students as he shared his humble beginnings as a hard working kampung boy who never gave up and persevered for the success in his studies and

later in his career.

UEM Sunrise organised a community engagement programme on 27 August at the Shelter Home for Children, Shelter Home 1, in

Petaling Jaya, Selangor, where 20 children, six girls and 14 boys aged between three and 13 years old, were presented with an educational aid worth RM32,000 for the purpose of defraying the cost of their tuition fees to further enhance their studies.

A total of 492 asnaf students from 13 out of 17 UEM Sunrise’s PINTAR Schools in Nusajaya received the Company’s zakat contribution amounting to RM73,800 on 29 September. The zakat handing over ceremony was held in collaboration with Majlis Agama Islam Negeri Johor and was graced by Nusajaya State Assemblyman, YB Dr. Haji Zaini Haji Abu Bakar.

“Amazing Patriotic Race”Brings Zest to AnnualNational Day CampaignThe annual National Day Campaign for UEM Sunrise’s PINTAR Schools

Programme returned with the “Amazing Patriotic Race”, an English literacy

competition organised in a treasure hunt setting on 10 September. A total of

160 primary and secondary students participated in the Race where their

proficiency on English grammar and vocabulary were tested. Participants

completed 10 educational yet fun pit stop activities to qualify for winning

including spelling, crossword puzzles and mind & memory games.

SK Nusantara and SMK Taman Nusa Jaya emerged as winners of this year’s

Amazing Patriotic Race and walked away with cash prizes presented by Nusajaya State Assemblyman, YB Dr. Haji Zaini Haji Abu Bakar. Also present were Haji Ahmad Taufik Hamzah from the Johor Bahru Education District Office, representatives from UEM Sunrise as well as teachers of UEM Sunrise’s PINTAR Schools.

UEM Sunrise organised another community engagement programme by contributing five HP Elite Desktop sets, five computer desks and five folding chairs to the Agathians Shelter Home in Petaling Jaya, Selangor to provide the children with more comfort in doing their

schoolwork and assignments, as well as upgraded the home’s bathroom facility.

Founded in 2003, the Agathians Shelter is home to underprivileged and disadvantaged children. The home’s objective is to assist the children to have a better future while ensuring that they meet the basic needs and have access to education.

The overall contribution amounting to RM21,519.95 was presented by UEM Sunrise’s Head of Corporate Communication, Nik Surina Suria to M. Inthira, Executive Council Member of Agathians Shelter at a ceremony held on 10 October.

Green CampaignThe prize giving ceremony for the UEM Sunrie PINTAR schools Green Campaign was held on 9 October.

It was graced by the Nusajaya State Assemblyman, YB Dr. Haji Zaini Haji Abu Bakar who presented the prizes to the schools along with UEM Sunrise’s Senior General Manager, Nusajaya, Mohd Nadzari Haji Bachek.

Since 2010, the Green Campaign has sought to develop environmentally responsible school students who are passionate about preserving

the environment. It also has the objectives to inculcate green habits and to develop their awareness on climate change.

children from the Pertubuhan Kebajikan Anak-anak Yatim Darul Aitam (“Darul Aitam”) on 30 October at Tapah, Perak. The programme included gotong-royong

the upgrading works of the new facility which transformed Darul Aitam’s open

space shower area into a proper shower

facility complete with nine shower rooms

and improved ambience.

On 18 October, UEM Sunrise organised a Back-To-School Programme for the Orang Asli children of Kampung Sg. Geroyang and Kampung Sg. Merbau in Tapah, Perak as part of its Corporate Social Responsibility (“CSR”) initiative. The event, costing

approximately RM29,000 witnessed the handing over of school

supplies by Ayer Kuning State Assemblyman, YB Dato’ Haji Samsudin Abu Hassan to 55 children from the two villages.

A Back-to-School programme was also organised with the Orang Asli children of Kampung Simpang Arang, Gelang Patah in Johor

on 26 November. The event, costing approximtely RM65,000

witnessed the handing over of school supplies to 131 children by Johor State Deputy Director of Jabatan Kemajuan Orang Asli (“JAKOA”), Abdul Aziz Ngah.

ISKARNIVAL Received More Than 100,000Visitors Throughout The Two-day EventISKARNIVAL 2014 received more than 100,000 visitors throughout the two-day

event held at Kota Iskandar in Nusajaya on 6 and 7 December. The event was organised by Khazanah Nasional Berhad (“Khazanah”), UEM Sunrise and IIB to

celebrate the continued success of Iskandar Malaysia.

The programme featured fun and family-centric activities, including concerts with

an exciting line-up of popular artistes, a career fair, a local food festival and a

property exposition showcasing affordable homes in Johor.

YAB Menteri Besar Johor, Dato’ Mohamed Khaled Nordin took time off to visit some of the exhibitions on 6 December accompanied by Anwar Syahrin Abdul Ajib.

Perfect Garden Wedding at The LedangUrban Retreat

At first, Izwan thought of having a beach wedding, but Norlinda has

always dreamed of a garden wedding. After much deliberation, Izwan

decided to follow the infamous saying, “Rule No. 1: The wife is always

right and Rule No. 2: Refer to Rule No. 1” and together they decided to

go with a garden wedding. They researched and shopped through

wedding magazines, blogs and even googled wedding images for

ideas. In terms of the wedding venue, they surveyed hotels and

restaurants in Singapore but struggled to find the perfect wedding

venue.

Then, one fine day, Izwan’s father mentioned that his neighbours

brought him to The Ledang in Nusajaya and thought that it would be a nice place for a wedding.

The couple’s account on the day they visited The Ledang, “If we could

recall, it was in May when dad drove us to The Ledang. It was such

scorching hot afternoon that day. However, the moment we entered

The Ledang, the lobby area was very welcoming with its water

fountain lined up in the middle of the area. It gave us that resort-like feeling. As we walked by the poolside, we felt even more like we were in a holiday retreat.

Izwan added, “From the poolside view, we could see the garden below

and its heart-shaped topiary plants. It was like a maze in some fairytale stories. The garden in The Ledang felt like the perfect venue for our wedding!”

That moment on, a series of activities took place in preparation for the wedding. Quotation proposals were arranged, coordination meetings

for the reception proceedings and F&B tasting as well as exchanges of

emails and text messages were made. Location maps were also

prepared to lead 300 guests, who were mostly driving from Singapore to The Ledang.

As they settled into their new roles as husband and wife, newlyweds,

Izwan Rasid and Norlinda Amin from Singapore shared details of their

wedding day, which took place in the heart of Nusajaya – The Ledang Urban Retreat or also known as The Ledang.

Amidst the final preparation, they saw the F&B Manager with

his army of service crew, walking up to assemble at the area. Norlinda said that The Ledang service team was full of

professionalism and they looked very much prepared to be on their feet the entire evening. Despite the drizzle, which only

ended in the late afternoon, everything went on smoothly.

By 6.30 pm on 18 October, the beautiful couple took centre stage and walked down a Bollywood-styled entrance with an entourage of dancers from Yayasan Warisan Johor, glitzily dressed in an Indian Sultan Sherwani suit and Royal Black Stonework Jalabiya Kaftan. Norlinda said, “We felt right in place with the garden setting”.

As they walked towards the entrance, Norlinda recalled, “We paused at the top of the steps and that was when the word

LEDANG was illuminated. It created a perfect backdrop for our entrance. Simultaneously, the lights at the garden were

lighted up and the sound came from the water fountain which

turned the garden into a magical scene. The view made our

guests in awe at such a beautiful entrance as we walked down the steps towards the garden.”

Norlinda still smiles everytime she remembers that special

day. When asked if she would go back to The Ledang, she replied, ”Of course. I think that goes without saying.”

The Malaysian Reserve Property Press Awards 2014

The Company also received the Merit Award from the National Annual Corporate Report

Award 2014 (“NACRA”) for its Annual Report 2013 and was shortlisted for the ACCA Malaysia Sustainability Award (“MaSRA”) for its efforts in corporate sustainability and reporting. The

presentation ceremonies took place on 20 and 26 November respectively.

Maziana - A Revered Staff in UEM SunriseSpeaks About Work-Life BalanceMaziana Mohamad Aris, 47, joined the UEM Sunrise’s Nusa Idaman project team from 2009 until today. She is now the Senior Manager of Direct Development in Nusajaya. She has been under the employment of UEM Group Berhad’s subsidiaries for the past

22 years and has held a lot of

positions, climbing up the corporate

ladder to be where she is now.

“It is fun working under the Direct Development Department as we are

the implementers of ‘nothing to

everything’ of the land in Nusajaya,” she says.

When asked what has she learnt from working in the Company, she says that, “working with UEM Sunrise has taught me to strive for

success, to work as a team and leadership is about bringing the best out of your team members.”

Being a career woman, a wife

and a mother of three must

be extremely difficult.

When asked how she juggles with the daily

c o m m i t m e n t s a n d

responsibilities, Maziana

says that she needs to be

f o c u s e d a n d i t i s

imperative to have a

good sense of time

management.

“My family is my back bone. They have always supported me in my career as an engineer. I always leave my household matters at

home and my office matters in the office. I never jumble my office work with personal matters and I believe that has led me to where

I am now,” she says.

Pondering a few moments at her

answer, Maziana says, “I never

let my mind think of the difficulties but I always see

things from a positive

perspective”. When looking towards the future, as a mother,

she hopes for the best for her

children and a blessed marriage

with her husband as well as to

live happily ever after through

the appeasement of Allah S.W.T.

As an employee of UEM Sunrise, she hopes that the Company will

continue to propel so that she too can continue to grow with the

Company.

Her parting words were, “I also hope that all of us Titans will

continue to give our best to the Company and carry out our

entrusted responsibility in all honesty as work is also an act of Ibadah”.
