Q. Are there coach restrictions?A. Yes. All Coaches must be Class A only with a minimum length of 38’ and a minimum of 8’ in width. Coaches shall not exceed 10 years of age and must have a value at purchase greater than $250,000.

Q. Must a Coach be present on the lot at all times?A. No. It is perfectly permissible to occupy the cabin without the coach on the lot.

Q. Are lots available for lease?A. Lots are not available for long term private lease from the developer. However, an owner may rent his or her cabin and/or pad subject to certain restrictions.

Q. Is there a rental agency available?A. The Lodge at Whitefish Lake will handle all rentals of less than 30 days.

Q. Is there a Homeowners’ Association and how much are its dues?A. There is an Association and the dues are $1500 per year, which include an estimated $600 per year for maintenance of the Common Properties, $300 for maintenance of the Environ- mental Protection Area, and $600 for Montana Club membership at The Lodge at Whitefish Lake. The Association maintains the open space portions of the Common Properties. The Association also maintains the fence around the Environmental Protection Area of the wetlands and is responsible for any road maintenance desired above and beyond that provided by the City of Whitefish. The Association also pays the property taxes on the Common Properties.

Q. If I have friends visiting in their coach, is there a place for them to park?A. Since it is permissible for an owner to rent his/her pad out when not in residence, it is highly likely that another pad will be available for short term rental. It is permissible to park Class Motor Coaches in the driveways.

Q. What kind of recreational opportunities are there in the area?A. Pretty much whatever you like to do! Viking Creek is surrounded by walking paths, both within the project proper and through the adjoining wetlands preserve. A bike path lies immediately outside the entrance. Whitefish Lake is just a quick walk away and access is afforded to Viking Creek owners through the Lodge at Whitefish Lake. The Lodge also offers a marina, pool, spa and restaurant. Whitefish Mountain Ski and Summer Resort is just minutes away and offers hiking, zip lining, and mountain bike terrain extraordinaire. Numerous golf courses are available; two just minutes away. Glacier National Park and Flathead Lake are both within 30 minute drives. Horseback riding, rock climbing, river running – it’s all here.

Whitefish, Montana has a proud timber and railroad history. The name “Whitefish” evolved from the earliest indigenous residents

who fished for whitefish in the lake. But it was a stumptown first. Rich in forest land, the timber industry boomed in the late 1880s, leaving behind large stumps, some in the middle of the roads, thus the nickname Stumptown!

The town site became official in 1903 when the Great Northern Railway found it provided an easier route to British Columbia. But according to the old timers, the stumps remained in the middle of town clear into the 1930’s. In the years that followed, a few adventurous folk came for a new activity...skiing. The upper reaches of Hellroaring Mountain, just north of town, were ideal for skiing down

the open slopes into the Hellroaring Basin. The first ski lift was built in 1947 and now Whitefish Mountain Ski Resort offers more than 3000 skiable acres and 85 marked runs that include snowboarding, Nordic trails, snowmobiling and snowshoeing.

Stunning views of the Bob Marshall Wilderness, Glacier National Park, Whitefish Mountains and the pristine waters of Whitefish Lake are a daily delight for residents and visitors of this northern town of 5000 people.
