Foreclosed properties are generally the most motivated sources of all

investment Real Estate. However, there is a lot you need to know in

order to ensure your success with this type of investment Real Estate.

What You Need to Know First

A property becomes foreclosed upon when a homeowner falls

substantially behind in his or her mortgage payments or stops making

payments at all. It is a legal process in which the lender seeks to

recover the balance of the loan it made to the homeowner by forcing

the sale of the home. Some common reasons for foreclosure include

loss of job, death in the immediate family or severe illness of a family

member. Often times, these major issues impede on a homeowner’s

ability to make mortgage payments.

Everybody Wins

This is where you, the Real Estate investor steps in. You can actually

help a homeowner in this type of predicament. In these situations, the

homeowner needs to get out from behind this huge financial burden.

You provide the necessary relief by purchasing the home. The

homeowner is free of his or her investment, and you have begun to

create your own income stream. There it is—a win-win situation.

Create Revenue Fast

Foreclosed homes are a great investment vehicle for swift profit. You

can reap the financial benefits very soon after completing your deal.

First, you can wholesale the property by selling it directly to another

investor through assignment. With this strategy, you do not even need

to use any of your own financial resources. And, there can very often be

very little risk involved.

Alternatively, you can complete your deal with a double closing. This is

when you concurrently purchase and sell a property. You will realize

swift profit but not quite as much as you would without your middle

investor. However, with this strategy, you’re creating immediate revenue

for yourself and you never even really officially own the foreclosed

property in which you’ve just invested.

Finally, many times foreclosed properties are in need of some repair.

You can purchase the property and make the necessary repairs, and

thus very quickly increase its value. Then, you can sell the property for a
