The Sales Process
1. Reservation form and duties owed form will be sent out
for you to complete and return. The reservation form
needs to be completed and returned within 24 hours in
order for us to hold the unit for you, and a $1,000
refundable deposit payment needs to be made to the
escrow account with in 48 hours.
2. Our Management Company will be in touch with you
immediately after they have received your reservation
form to discuss the next steps on your purchase.
3. The Management Company will then issue all paperwork
relevant to closing on the property. You will receive a HUD
statement, Purchase Agreement, an Introduction to the
management company (Silver State), Property
Management Agreement, a CMA, and a New ClientPacket from the CPA (Certified Public Accountant).
4. Once you have signed and returned the documents from
Step Three, it will be at this point the property can close
(complete).
5. After you have sent your balancing funds, and all
paperwork has been finalised, you will receive a closing
pack including the property Title Deed, assigned in your
name. This paperwork is usually received between 3-5
days after closing.
Remember that as soon as you close you start
earning.pre paid monthly rents will be attributed to
your account immediately and deducted from your
closing costs where appropriate.
From here our Management Company will start the
process of supporting your application to open a local
US bank account for the deposit of your monthly rental
income, as well as the introduction to a qualified US
accountant to provide you with yearly tax filing services.
