Original Proposed Conditions
• Use restriction to self storage and office only: eliminated C-2 uses (no outdoor storage or RV parking);
• Addition of a minimum 50 foot buffer along northern and western boundaries;
• Compliance with Horizon West Self Storage Design Standards;
• Property subject to 24 hour video surveillance, all access points to be gated with keypad entrance;
• Office hours limited to 8 am – 6 pm Monday through Saturday, and 10 am – 3 pm on Sunday;
• No impacts to wetlands;
• Compliance with all state and local floodplain requirements; obtained Orange County Flood Zone Determination dated 12/11/14.

• Removal of 3 acre northern residential parcel from application.
• Increased northern and western buffers to 80 feet each.
• Self storage sq. ft. reduced from 110,000 to 80,000.
• 5,000 sq. ft. of office remain.
• Two story (50’) height limitation on front building.
• Deeded easement for access road to northern residential property .
• Floodplain elevation of 48.4 feet shall apply (vs. County flood determination of 47.5 feet)
