The Needs Component If you need to build, and why. What you need to build, and why. When you need to build.

The Feasibility Component What can you afford to build, and how will you pay

for it. Where you need to build. When you can afford to build.

Understanding Needs

Ministry & Programs– Separating Needs & Desires

Current Program and Ministry Needs Future Program and Ministry Needs

– What Does This Require Regarding: Building Land Money

– Ministry Dictates Need Stay or Relocate (where you build) Type of Building (what you build)

Financial Feasibility

Counting the Cost– Counting the cost means you must “know that you

know” what you can afford before you begin to plan the building.

– Determine a reasonable building budget.– Your building plans must be designed to your

budget, not your budget stretched to meet the plans.

– Determine a financial strategy to qualify for adequate financing.

– Develop a strategy to pay off a mortgage as quickly as possible.

– Helps determine timing of construction

“For which of you, intending to build a tower, does not sit down first and count the cost, whether he has enough to

finish it” Luke 14:28

Goals

Define Objective Criteria– What you need to build.– Why it’s the right solution.– A preliminary project budget based on financial

ability.– A plan to pay for the project without negative

impact on ministry.– Time line to for beginning construction.

Benefits

Higher Level of Satisfaction Quoting from the 2005 Rainer Group study on the

impact of building programs:

“We did find a strong correlation in overall satisfaction with the building project if a feasibility study was conducted. The disappointment, however, is that only one-third of the churches conducted a feasibility study.”

You are going to spend a lot of money on building, you should do everything you can to make sure you are happy with the outcome.

What you don’t know will hurt you, what you think you know can hurt you, what you know you know can only help you.

Summary

1. Few church leaders are equipped either by training or experience to lead their church in a building program in the most effective manner.

2. A church building program is too complex, too expensive and too critical to the future of your ministry to do less than the best possible effort.

3. There is no shame in getting outside help for your building program; both Moses and Solomon had help from outside “the church” in their building programs.

4. Reduces stress, cost, effort, uncertainty, and disunity.

5. The cost of proper planning is far less than the cost of not doing it.

Church Testimonials

“We would have been foolish to attempt something this big apart from a professional consultant. Having a church consultant and working with Steve come with my highest recommendation. Without a doubt, this was the wisest money we have invested.” Randy Smith Pastor/Teacher Grace Tabernacle Lake Como, NJ

“One of our building committee persons came across CDS on the web. We (our building committee) first purchased the book wrote by Steve. After reading and discussing the book we talked to Steve on a conference call and asked various questions. We subsequently hired them to do a needs and feasibility study. We are well pleased with their work; they were spiritually mature, thorough and professional. Their final recommendation was the end result of combing through information and prayer and we received information that will be useful for years to come. Their fee was very competitive and they did a great job for us. One of the best things they help determine for us was the size of building we needed. We have since used them for our capital campaign. Prayerfully consider their service.” Kenneth L. West, Th.D. Saint Luke Baptist, Spencer, OK

“It was your inspiration and vision that helped us reach beyond the limited scope of our original building plans to see a larger picture of what our needs were and what the Lord could accomplish through the generosity of His people. We are enjoying our new building and have seen the Lord wonderfully supply "all our needs according to His riches in glory in Christ Jesus.” Pastor Peter Mason Faith Baptist Church Rexford, NY
