Welcome to Manchester and to the first UKAA study tour of an amazing city. We are in for 24 hours that promise to be educational, exciting and challenging. I have been coming to Manchester for more than 25 years and to my eyes, the city has changed more in the last 3 years than in the previous 20 – it has truly embraced Build To Rent with a spirit and intent that puts much of the rest of the country to shame.

We are here to experience how and why that has happened. Firstly, in terms of the schemes that we will visit – how have they addressed the challenges of BTR? The creation of a customer proposition to meet the aspiration of potential residents and

its translation into an operational building and team that can deliver quality experiences consistently over the long term and ultimately profitably. Secondly in terms of the environment that has enabled Build to Rent to flourish. We are very lucky to have Sir Howard Bernstein, Chief executive of Manchester City Council from 1998 to 2017 joining us for dinner to share his views and experience.

On Monday evening we will orientate ourselves with a walking tour of Ancoats, one the world’s first industrial suburbs that has re-emerged as a vibrant neighbourhood, as well as fitting in a scheme visit before dinner. On Tuesday we have a full day, visiting

6 schemes. Originally all 6 were Build To Rent but a last-minute change has afforded us the opportunity to visit Local Blackfriars, an amenity led PRS scheme that will challenge our thinking about what really makes BTR different.

This is the first of many tours that we will organise, both in London and Manchester, but importantly in other UK cities as BTR schemes come on stream. The UKAA’s purpose is to raise standards through sharing knowledge and nothing embodies this better than a study tour.
