AboutBericote

Bericote is a niche commercial developer,specialising in occupier led developmentand the promotion and development oflarge sites around the UK.

We are currently one of the most active developers inthe industrial property sector, currently on sitebuilding over 1 million sq ft this year.

Bericote has undertaken substantial projects for avariety of blue-chip occupiers including the world’slargest retailer – ASDA Wal-mart, Tesco, Sainsbury’s,Ocado, Rolls Royce Motor Cars and more recently,global automotive supplier Gestamp Automocion.

The Group has no external borrowings and hassignificant cash reserves. It is the Group’s policy to useits own balance sheet to fund the early stages ofdevelopment. Group turnoverfor 2018 was £77.8m.

RichardSaintDirector

Richard is the Managing Director ofBericote. Richard’s career began atGazeley Properties in 1986 andcontinued at Kingspark Developmentsand Prologis.

In 2000, Richard left to co found AstralDevelopments with Steven Ferris. Fromthe outset Astral was positioned at theleading edge of the developmentmarket, securing strategic brownfieldsites for redevelopment for blue chipoccupiers such as Next and Whirlpool.Richard was also responsible for a£100m joint venture with Legal andGeneral and development/fundingpartnerships with the MOD, DartfordCouncil, Prudential, and Blackstone.Astral also enjoyed 100% success on ahuge speculative building programmeprior to its sale to Prologis.

Richard continues to build his reputationas one of the key operators andinnovators in the development market.This is reinforced by the launch ofBericote’s pioneering transparent lowmargin business model. Deals with highprofile occupiers such as ASDA*Walmart, Tesco, Sainsburys and RollsRoyce have consolidated this reputation.Joint ventures with Blackrock andRockspring have followed as Bericoteroll out a selective speculativeprogramme. Bericote also own thelargest cleared and consented industrialsite within the M25, at Erith.

Richard is guest columnist for PropertyWeek, recently writing on market ledleasehold reform and the riches diversitycan bring to property. He is also a judgeon the Property Awards panel forindustrial agency.

JonathanMaherDevelopmentDirector

Jonathan Joined the team in March2014 as a Director to head up theLondon and South England markets.

Jonathan was previously a Partner atCushman & Wakefield in the NationalLogistics & Industrial team where hespecialised in advising blue chipoccupiers in providing, andimplementing, clear strategiesacquisitions, disposals, lease advisory,development and financial analysiswithin their industrial warehouseportfolios.

Notably, Jonathan was seconded part-time to Sainsbury’s to advise on theirconsiderable warehouse portfolio wherehe gained a reputation and strongtrack record for delivering a number ofsignificant developments. Jonathan hasa very personable approach to businessand has attained a strong reputation forhis commitment to customer service.

SimonSpencerDevelopmentDirector

Simon joined Bericote in 2011. Simonreunited with Richard Saint and StevenFerris having worked with them at AstralDevelopments and Prologis.

Simon began his career at DTZ where heworked on strategic land disposal formajor corporate occupiers such as GKNplc, BTR plc, Dunlop and IMI plc.

In 2000, Simon moved to Knight Frankto head up the Birmingham agencyteam, where he worked with the mostactive developers of the time, AstralDevelopments and Prologis. Simonjoined Astral in 2005 then moved toPrologis in 2007 when the Astral Groupwas sold to Prologis.

Throughout this time Simon has beenresponsible for master planning andpromotion through planning ofmajor sites and occupier leddevelopment activity.

At Bericote Simon continues to build onhis experience in prelet developmentand land acquisition.

LeePettitCommercialDirector

Lee has worked in the Construction andProperty Development industries forover 25 years. Lee joined GazeleyProperties as a member of their ProjectProcurement Team in the early 1990’s.

Lee worked on large scale distributiondevelopments for blue chip occupiersincluding ASDA, Argos and BritishTelecom and was instrumental in thedevelopment of Magna Park,Lutterworth, Europe’s largest dedicatedwarehouse park.

In 2000, Lee became ConstructionDirector at Gazeley and becameresponsible for the entire UKconstruction activity which doubled toover 2 million sq ft per annum in 2001.Lee joined a private investment group in2004 to create and implement adevelopment strategy for a new 6million sq ft distribution park on theoutskirts of Moscow.

Lee joined Bericote in 2006 and hasquickly established a leading team ofconsultants and contractors. Lee haspositioned the company’s environmentaloffer to deliver new buildings that targetBREEAM Excellent Standard andachieve an ‘A’ rating under the EPCscheme.

• Bericote committed to purchase the whole siteunconditionally to allow the ASDA development toproceed.

• Bericote funded and secured detailed planningconsent prior to exchange of contracts.

• ASDA’s internet fulfilment centre was completed inDecember 2015.

• Bericote retained the remainder of the site andhave speculatively developed and pre let a103,000 sq ft unit to DHL Express Parcel Delivery.
