The Workspace Consultants is a team of interior design and project management experts who
can help support the relocation or refurbishment of your workspace. Our three senior partners
have a combined experience exceeding 60 years working both within the UK and mainland
Europe. Projects completed range from start-up offices to global administration centres,
warehouses and laboratories.
Our combined design & project management approach delivers efficiencies and financial

Detailed specification of design without our level of experience can cause both costs and
time lines to spiral out of control, this in turn is likely to impact on the quality of finish. Our
specification and budgeting service prevents this and forms the solid foundation on which your
workspace can be realised with confidence.
We strongly recommend that our clients do not progress projects without completing this phase
of the project early on in the process. We have a detailed knowledge of the building industry
allowing us to meticulously follow the right processes and make the calculations to produce
accurate specifications and reliable budgets to support any scheme.

Furniture selection is a fundamental part of your workspace design. It directly impacts employee
productivity and morale as well as supporting and enhancing the day to day functions of your
office.
We have more than 60 years experience in the commercial office sector, a very clear
understanding of the furniture market and a detailed knowledge of how to optimise your
budget.
We are very proficient at selecting the right product to support the design and budget and will
also make sure choice is part of the process. We will produce quantified specifications, generate
cost comparisons and negotiate prices on your behalf.

Evaluating tenders flows naturally from specification and budgeting into the project management
phase. Organisations who process tenders in house also sometimes need a second opinion to
finalise budgets before embarking on the build phase of a project.
Understanding and comparing tender responses is rarely straightforward and can be incredibly
time-consuming. If required, we can take ownership of the process. Starting with inviting
companies to register their interest, filling in pre-qualification questionnaires, through to producing
a final report to enable you to make a well-informed decision.
A well managed tender evaluation will produce an unambiguous fixed price from which to carry
out works. Production of an outline schedule during this process will also inform the project team
of potential time scales thereby supporting the internal planning of your project.

Efficient project management whilst relocating or refurbishing your offices is central to its success
and an in depth, professional knowledge of the process is key. The cost of resourcing this
function in-house is often an underestimated drain on resources and any lack of experience may
encourage contractors to take advantage.

Contract administration helps to avoid legal disputes and unforeseen expense and ensures
that works are completed to an expected level of finish and to programme.
Once employed we would ensure that you only pay for works completed at each stage of the
project. We will carry out valuations on the percentage of works complete and issue valuation
certificates to cross reference with supplier invoices thereby protecting you from unnecessary
expenditure.
Contract administrators can also control the cost of dilapidations when you are vacating
existing premises. We will negotiate costs down by ensuring value for money. Landlords can
choose to reduce their initial offer or we can guide you through the works to ensure the lowest
value to the works.

Through considered design, competitive tendering and contract management, we expect our clients to
recover the cost of our fees many times over.
By estimating the time a project will take, we are happy to provide a fixed fee quotation or work on an
agreed daily rate if preferred.
