Schematic Design Assumptions

1. Paving: Concrete for Drives, Entries, and Parking Courts as perrequirements of the soils report.

a. Special Paving coordinated by Landscape Architect in Parkingcourt and entry.

b. Sidewalks to be Brushed Concrete finish with “Special Paving”Accents at Key areas, i.e. Corners and adjacent to Entries

c. Provide accessible route handicap access points as necessary insidewalks.

2. Earthwork/Demolition:

a. Every effort possible to be taken for the protection of existing largetrees on-site.

b. Assume cut and fill to balance.

3. Landscaping:a. Irrigation system throughout landscaped areas with separate meter

– coordinate with Landscape Architects.b. Verify Owner’s landscape allowance amount.c. All Landscaping to be directed and coordinated by Landscape

Architect.

4. Pool: One (1) in-ground concrete pool, and up to [1] small water featuresa. Main pool with cast stone / tile coping, Pool deck decorative

concrete.b. Pool equipment in leasing area.c. Fountains and Pools to be coordinated with Landscape Architect

9. Building Insulation:a. R19 walls at 2x6 framing; R15 walls at 2x4 framing.b. R38 roof/ceiling.c. STC 50 sound insulation at tenant walls and corridors; sound

insulation below apartment hard surface floor finishes.

10. Roofing:a. 25-year composition shingles.b. Gutters & Downspouts at all roof edges.

11. Apartment Finishes:a. Single paint walls / ceilings – 2 color schemes.b. Vinyl Wood Plank throughout units except bedrooms.c. Lever hardware @ entry doors and all doors in Handicap units.d. High grade cabinets – 36” height uppers, 36” height at vanities.e. Lighting allowance with upgraded fixturesf. 24-26oz. Carpet over 1/2” rebond pad - 6lb. pad.

12. Windows / Doors:a. Insulated glass single hung vinyl windows: Low-E Glass; 8’ Head

Heights.b. Leasing and Amenity areas: 1” insulated (temp.) clear glass in coated

aluminum store-front frame; 2.5” x 4” (min.) frame dimension.Entrances shall be medium stile type with temp. clear glass; upgradedhardware.
