Highway visibility is so superior that 128 West St. has long been lusted after by local developers whose dreams of an industrial park, shop- ping center or gleaming office build- ing on the five-acre parcel have never materialized. In some instances, the concepts were done in by difficult economies similar to the current environment that makes a re-use of the property unlikely from a corporate perspec- tive. READING—Oaktree Development ofCambridge has selected MANSARDCommercial Properties to market

20,000 sf of ground-level retail space beingplanned for downtown Reading’s HavenStreet business district as part of a four-story, mixed-use project. Located at thesite of the former Atlantic Food Market, agrocery story with a long history of servingits community, the property will be hometo 56 high-end apartments and storessporting blocks of 2,800 sf, 6,725 sf and10,425 sf. Space will be sub-dividable to2,500 sf, and asking rents are starting at$23 per sf on a triple net basis. Projectdelivery is slated for late 2011.

MANSARD Commercial will be targetingrestaurants, specialty foods retailers, andboutiques to fill the new retail space,according to the firm’s principal, JeremyCyrier. Among other attractions, he says in apress release announcing the assignment, isthe project’s proximity to an 80-car munici-pal parking lot in the rear of the building andthe residents’ use of a 75-car parking struc-ture to be installed below grade.

“Thirty Haven St. offers a uniqueopportunity for retailers,” Cyrier says. “It’san environmentally friendly, downtown,transit-oriented location with parking,” hesays, noting an MBTA commuter rail line

MIDDLETON—As exclusive listing agent, Anthony Triglioneof the Kane Co. announces the recent sale of Building B, a17,285-sf, free-standing commercial condominium in the

Riverview Industrial Park. The unit was sold to an affiliate of ToolTechnology Inc. for $700,000, with the buyer expected to occu-py the property for its own operations.

Developed in 2009, Riverview Industrial Park is a multi-build-ing facility located just off Routes One and 114 near the junctureof Interstate 95. Developed by Ralph DiGiorgio, Anthony Messina

and Mick Lafata, the park has just 12,000 sfremaining for sale or lease from the originallypermitted scope of 80,000 sf, relays Triglione.

“There was very limited availability ofinventory for this size and type property avail-able in the Danvers/Middleton area, and weknew that the market would respond accord-ingly,” Triglione says in explaining his client’sdecision to pursue construction of Riverview

Industrial Park despite an economy that began to crumble soonafter the developers committed to the site.

Historically low interest rates have been another boon to com-mercial condominium acceptance in recent years, market watchersindicate. The buyer, who was represented by Chris N. Everest ofNorlund Associates on the sales negotiations, secured $950,000 infinancing from North Shore Bank for the asset at 3 Ajootian Way.

In a press release issued this week announcing the sale ofBuilding B, the developers list “an excellent location, versatileproduct with 24-foot ceilings and limited supply of industrialproperties for small- to mid-sized businesses” among the factorsgenerating interest for the space, on top of the dedicated market-ing program.

“In addition, an efficient design/build process and quality con-struction really helped us in the sales process,” says Triglione.Since the spaces are currently in shell condition, they can be cus-tomized to match the office and industrial requirements of the user,DiGiorgio conveys. Features offered include sprinklers, electricdrive-in doors and warehouse lighting and electrical systems. n

“They are chasing it,” one source main-tains of Maric and the beleaguered six-story, 115,000-sf property that Normandypurchased in March 2006 for $13.4 million,secured by a loan of $16.6 million fromWells Fargo Bank. The building was thenrebranded as Prospect Corporate Center.

Despite an extensive upgrade, self-management and a spirited marketingcampaign that did yield a bevy of tenantsin recent months, the efforts were notenough to keep Normandy engaged on aproperty suffering in a sluggish marketthat became further overburdened by asurge of new Class A office constructionconcentrated in Waltham. As The RealReporter was first to announce, the prop-erty was ultimately given back to an affili-ate of Wells Fargo in May, an entity knownas ATC Realty Sixteen Inc.

According to sources, Eastdil Securedhas been marketing 400 Fifth Ave. onbehalf of the lender. Calls to that firm’sCapital Markets Group in Eastdil’s Bostonoffice were not returned by press dead-line, while efforts to secure a response

from Maric Inc. principalMark Rubin were alsounsuccessful by pressdeadline. Nonetheless,several brokers spokento confirm hearing ofMaric’s intentions, anassessment further bol-stered by another sourcethat details Maric’s plansmore clearly. One brokerpegs pricing in the rangeof $125 per sf, whichwould equate to about$14.3 million, althoughthat estimate could notbe seconded.

It is also uncertain whether any signedagreement has been inked at this point, orhow near the parties might be on a closingdate, but observers say the idea of buyinginto Boston’s core suburban office marketcould be a sensible move given the sub-market’s long-range success as the leaderin rental rates and proven ability to attracttop tenants. A flight-to-quality trend couldbe a further reason for buying in ahead ofthe rebound, some maintain.

Meanwhile, Jones Lang LaSalle’s mid-

year office market sur-vey suggests the Route128 Central freefall maybe at an end. Accordingto JLL, that submarkethas seen positive netabsorption in excess of375,000 sf through twoquarters in 2010, ahealthy figure droppingthe overall vacancy rateback to 15.3 percent.Waltham “is on themend, no doubt,” relaysone broker who supportsMaric’s pro-activeapproach.

The Needham firm certainly read thetea leaves correctly in its last major trans-action locally, having reaped $82 millionfor a portfolio of suburban office buildingsthat closed just as the door was shuttingon the investment sales boom that ranunchecked from 2006 through early 2008.Maric’s sale to Colony Realty Partners inMay 2008 equated to about $205 per sf forthe 400,000-sf portfolio, a figure manysellers would drool over in the current cli-mate. n

Officials at Cambridge-based Progenikaacknowledge the firm has leased 9,000 sf oflaboratory and office space at Building 200of River’s Edge, the mixed-use complexinto which TeleCom City evolved afterplans for a tech-centric commercial parkwere dashed by that industry’s thunderouscollapse in 2001. Besides 400,000 sf ofoffice space that will be constructed,River’s Edge also features modern residen-tial options and an expansive recreationalarea. Progenika CFO Michael Bohan saysthat diversity was among the attractionsluring his firm away from the life sciencesepicenter in Kendall Square.

“It was a great match for us,” says Bohan,providing the firm an intermediary solutionthat delivers rental relief from coreCambridge pricing plus the amenities soughtby a skilled employee base. Besides plentifulparking and nearby public transportation,Bohan says the on-site fitness center andcafeteria and 10 acres of landscaped fitnesstrails should help compete for staffers. “It’svery tranquil,” he says of the park exterior,including frontage along the Malden River.Progenika is also proud to be in an environ-mentally reclaimed property, adds Bohan,with the sustainability of the 200 acres fur-ther enhanced by Building 200’s designationas a LEED Gold certified structure.

Matthew Preotle also credits the bro-kerage guidance from Stevens on the ten-ant side and the exclusive leasing team forRiver’s Edge that includes Grubb & Ellisprofessionals Philip Giunta, Ann NewmanFoley and George Nugent. “They workedreally hard to get this done,” says MatthewPreotle, voicing further encouragement byan increase of prospects touring the prop-erty in recent months, even as the summervacation season eases the activity back toa more languid pace. “It’s going to be a good store for CVS,”says Hecht, predicting further gains as theunit establishes its market presence. Thebuyer of the asset is a private Newtoninvestor, Quadrant Haverhill Real EstateLLC, an entity managed by Marvin Smith.

In praising Marcus & Millichap fordrumming up bidders through its nationaldatabase, Hecht says the sale also reflectshis belief that stabilized real estate is aviable option for investors in an otherwiseunsettled environment. “It is really start-ing to heat up again,” he says.

The Haverhill CVS asset is bolstered bya triple-net lease that extends for another23 years, offering a measure of steadycash flow that presently is at $498,405annually and escalates up to $508,155 foryears six through 10. Year 21 will boostthe rate to $540,429. There is also a half-dozen five-year options once the originallease agreement expires.

Besides being able to take advantage ofthe demand for net-leased real estate,Hecht says the 12,000-sf Haverhill proper-ty was enhanced by a brownfields taxcredit that his group was later able to selloff, crediting Massachusetts attorneyWarren A. Kirshenbaum for illuminatinghis company to its availability. “That wasgreat—it was like found money,” saysHecht.

As for the investment sales market,Horvath says Marcus & Millichap has seencompany volume increase by more than40 percent compared to the first half of2009, a time when conditions were brutal-ly torpid. “”We are starting to see velocityincrease,” relays Horvath, whose team isalso handling properties in the northeastand mid-Atlantic regions. More listings arecoming to the fore every day, he says,offering hope for a busier second half to2010. n
