CAAR 2015 Third Quarter Market Re-port indicates a 4.9% gain over Q3 2014 with 834 closed sales in the Greater

Charlottesville area; Median sales price level dipped 5.1% from Q3 2014 to $274,450; Inventory remains 12.0% low-er than last year, despite a 5.8% increase in listing activity during the quarter.

Charlottesville Area 3rd Quarter 2015 Highlights:• The 834 closed sales tally in the Great-

er Charlottesville area topped the Q3 2014 level by 4.9%.

• The median sales price level dipped 5.1% from Q3 2014 to $274,450.

• Half of the homes sold in the 3rd Quar-ter were on the market 44 days or less, four days lower than the median DOM last year.

• Despite a 5.8% increase in listing activi-ty during the quarter, inventory remains 12.0% lower than last year.

• The 1,954 active listings represent 8.9 months of supply, down from 10.6 months at this point in 2014.

Sales ActivityThe region’s median sales price, which

is the middle value in the list of sales pric-es, dropped nearly $15,000 from Q3 2014 to $274,450, a decrease of 5.1%. Though

it missed last year’s mark, the Q3 medi-an price was 14.4 percent higher than Q3 2012, when prices bottomed out at $239,900. The cumulative year-to-date median of $271,657 is less than $1,000 off the $272,500 median over the same nine months last year.

For the fourth consecutive quar-ter, home sales were up in the Greater Charlottesville area. Despite a slow start, with the July sales tally missing last year’s mark by 10.2%, and a modest 1.8% year-over-year gain in August sales, the 208 September sales represented a jump of 14.3% from last year. Ultimately, the 834 cumulative sales for the quarter exceeded the Q3 2014 total by 39 sales, or 4.9%.

The 2,475 homes sold over the first three quarters of 2015 represent a 10.3 percent increase from the 2,243 sales

over the same stretch last year. While the year-to-date average sales price of $326,256 remains 4.9% lower than the January-through-September average last year, the significant gains in units sold

has resulted in a 5.0% gain in year-to-date sold dollar volume ($807.5M versus $769.1M). The moderate uptick in Q3 sales was not enough to offset a 7.4% year-over-year decline in the average sales price, as the $274.9M sold dollar volume in the 3rd Quarter missed the Q3 2014 mark by 2.9%.

Inventory of Homes for SaleThe 852 new pending sales recorded

over the course of the 3rd Quarter is a slight 1.1% increase over the number of contracts entered in Q3 2014. Notably, there were 735 listings under contract at the end of September, 9.9% more than at the same point last year. This is a leading

indicator that recent year-over-year gains in closed sales are likely to continue into the 4th Quarter. “While we will keep a close eye on the median sales price go-ing into the fourth quarter, another area to watch is the year-over-year improve-ments in closed sales. With an almost 10 percent increase over last year in listings under contract at the end of September, we are on track to end 2015 with a strong number in closed sales,” said CAAR Pres-ident, Anita Dunbar.

Despite the uptick in new listings add-ed in the quarter, total inventory head-ing into the 4th Quarter remains 12.0% below last year’s level. The 1,954 active listings mark the lowest level seen at this

time of year since 2005. This represents a 28.7% drop from Q3 2010, when active inventory peaked at 2,741 listings. Using the average monthly sales pace over the last twelve months, the 1,954 active list-ings represent 8.9 months of supply, con-siderably more balanced than the 14.9 months of supply from Q3 2009 and nearly two months lower than Q3 2014 level of 10.6 months.

Days on Market (DOM) and PricingHalf of the homes sold in the 3rd Quar-

ter were on the market for 44 days or less, which is four days fewer than the 48 day median DOM for homes sold in Q3 2014. While not a significant improvement, this marked the lowest Q3 median DOM level since 2006 and was well below the ten-year Q3 average of 62 days.

One out of four homes sold during the quarter (25.8%) were on the market for ten days or fewer, but nearly the same propor-tion (24.0%) were listed for four months or longer prior to contract. The slower sales, particularly the 49 listings that took more than a year to sell, factored into the higher average (or mean) DOM level of 99 days. Though only two days lower than the 101 day average of Q3 2014, it marked the first quarter since mid-2007 that didn’t have an average DOM reach triple digits. “It is ideal to see either improved or steady days on the market for four out of the six counties,” said CAAR President-Elect, Donna Patton. “While the median days on the market remained firm compared to last year’s Q3, the 44 days is the lowest average for the third quarter we’ve had in nine years, and better yet well below the ten-year average.”

A guy moved to town 25 years ago from a big East Coast city, where he loved to try new things to eat. On Ivy Road he found Foods of all Nations, still the

go-to store for fine foreign groceries. For adventurous ethnic cuisine there was a sushi joint and a schnitzelhaus, and for elegant dining the venerable C&O. If health food was your thing, there was Rebecca’s, and you could buy unpasteurized goats milk at the farm-er’s market. But he doesn’t remember organic donuts. He doesn’t remember grass fed beef. There were no hot win-ery and brewery scenes, and this was long before pop-up restaurants. “Buy Fresh, Buy Local” wasn’t yet a slogan, much less a bumper sticker.

Nowadays, what do we have? An environmentally responsible, health conscious and culinary thrill-seeking generation has come of age, a genera-tion that esteems small farmers who practice sustainable agricultural, and chefs whose boundlessly innovative cuisine is made with fresh, organic, and locally sourced ingredients. The so-called “foodie” mindset is hardly unique to Charlottesville, says Matt Rohdie, whose whimsically named Carpe Donut truck began appearing around town in 2007. “We just got a 10-year head start. Charlottesville is on a very short list of best places to live if you want to make food an important part of your life. It’s one of the hubs of the country for exploring the idea of artisanal ingredients, exploring the components of organic and local sourcing. It’s striking – not just the sheer number, but the range of foods that are available.”

“When I have out of town clients, it’s very fun to find out what they like and be able to send them to so many dif-ferent places,” says REALTOR® Rachel Reynolds. “We have a pretty incredible restaurant scene.” Or as Rohdie puts it: “For a city of our size, we have a prepos-terous array of restaurants.”

Foods of All Nations Before there were so many options

for dinner, there was one unique place to buy groceries. Foods of All Nations is the oldest of the city’s proliferating gourmet markets, the first place you could find clotted cream or miso soup mix, Swiss chocolate or Dutch cookies. “We try to offer items that are a little bit harder to find,” says store Finance Ex-ecutive Butch Brown, who started out there as a kid in high school. “My dad was the dentist of [Foods co-founder] Don King,” Brown says. “I worked here

from ages 15-22, summers and week-ends.” As Brown remembers it, “King and his partner Watt Jones started the business in a little store off of Rose Hill Drive in the late 50s,” moving first to Meadowbrook Shopping Center (then called Seven-Day Shopping Center), then to the current location, an existing grocery store on Ivy Road, in ‘68 or ‘69.

“If something doesn’t move right away for a big chain, they’ll stop it,” Brown says. Foods prides itself on stocking the fancy items many peo-ple only look for on special occasions; but with its excellent bakery, produce, meat, seafood and wine departments, it also serves as the week-in, week-out grocery store for many of its neighbors. With only 10,000 feet of space, “we don’t have the buying power of the big-ger chains,” Brown says. But “the fact that the town is so supportive of the local person, the little guy, has kept us around. You gotta love that.”

Charlottesville City Market Local farmers, bakers and chefs

have long had a place to sell, too. The Charlottesville City Market was es-tablished on Vinegar Hill in 1973 by three brothers – George, Jack and Bill Cason. Nowadays on Water Street, Sat-urday mornings from April through December, Jack and Bill are joined by

over 100 other vendors selling fruit, produce, cheese, honey, coffee, meats, jams and relishes – pretty much every food item that can be lovingly hand grown or handmade. Some booths serve organic bagels, fresh doughnuts, Mexican tacos, and Filipino, Hawaiian and Caribbean cuisine. Others feature arts and crafts. Once a month there is live music.

A University of Virginia study sev-eral years ago estimated that roughly 5,529 people come browse and buy each week. “The Market is an amazing community event,” says city Business Division Manager William Bassett. “How great is it to be able to talk to the actual person who planted the seeds and grew the plants until finally the plants produced the crop?” How great it is for weekend chefs to linger and de-liberate, coffee in hand, visions of din-ner slowly taking shape?

Carpe DonutIt took “an interesting Venn dia-

gram” for Matt Rohdie and his wife Jen to settle on what they soon began selling out of the first food truck in town, the six by eight foot “Gypsy,” their “little red Donut-Wagon That Can.” For Rohdie, “making food for people is about communication and nurturance. We really wanted to make

something that was local and organic and sustainable. I didn’t want to make something I wouldn’t want to serve my own children.” Because the cou-ple also wanted to do the work largely themselves, “something that had the potential to be made quickly and ef-ficiently was important, and it would be great if it was a food item that was transcendently different. You make it hot and fresh as opposed to making it previously and then rolling it out later. That left a three-circle Venn diagram, and in the middle were donuts and French fries. I thought donuts would be more fun, more of an opportunity for expression.” Time has proven his choice fulfilling, no pun intended, for all concerned. Gypsy still visits craft fairs, music festivals, and the like, but Carpe’s all-organic, apple cider donuts are available seven days a week on Al-lied Lane.

Rohdie credits the presence of the City Market (“one of the top ten in the country”) and the wildly popular Whole Foods on Route 29, plus the existence of a tight network of pro-ducers and sellers for enabling small scale artisanal outfits like his own to flourish here. “Charlottesville is a su-perb community in that way, helping to foster people interested in making food with a different kind of sensi-bility, and also making it financially sustainable. I couldn’t have started my business without Whole Foods be-ing in town because at the time they were the place I could go and buy large quantities of organic flour and eggs and sugar.” At the same time, the quantity of sizeable and sophisticated shops here give foodie startups both readymade markets and a possible en-trée to larger ones. “Getting from small to a sustainable, profitable business is extremely challenging and can only be

done in an incubator community like Charlottesville. It makes a big differ-ence to get shelf space in a national grocery store in the early stages of try-ing to develop a business.”

This “enmeshment and connec-tion,” and this concentration of knowledgeable and discerning sellers, producers and consumers, Rohdie says, enables excellence as well. “You’re walking down the street, and Chris Bullard with Blue Ridge Pizza Compa-ny is there making a wood-fired pizza out of his little truck that is as deli-cious as anything you’re going to find in Naples, because he’s putting locally made prosciutto from Ben Thompson

at the Rock Barn. He’s getting heir-loom tomatoes and getting them into his margherita-style pizzas. A business like that can only sustain or develop in an environment that’s friendly toward that kind of food.”

FeastThe number of spots to find freshly

baked bread, locally grown vegetables, imported cheeses and small batch jams may keep rising in Charlottesville, but the cluster of them at Main Street Mar-ket makes it a special pleasure to visit. The purple building that housed an auto dealership a century ago is home today to such enticing sounding en-terprises as The Organic Butcher, The Spice Diva, Seafood @ West Main, Albe-marle Baking Company, Gearharts Fine Chocolates, and the Mediterranean restaurant, Orzo Kitchen and Wine Bar.

It’s no wonder some folks just think of the place as Feast!, actually the name of the handsome little shop that Eric Gertner and his now wife Kate opened there in 2002. “Foods of All Nations was a strong player and there was great food here to some extent,” Gertner

remembers. Still, “there was a bit of a dearth of small, artisan-type food busi-nesses and restaurants. My wife and I joke that we couldn’t get prosciutto sliced the way we wanted to, so we had to do it ourselves.”

With the feel of a European market hall, “with separate businesses special-izing in separate things,” the newly opened Main Street Market signaled “a pretty major direction shift in town,” Gertner says. The couple’s small shop featured an extensive selection of hams and salamis and cheeses, but its center-piece was an olive oil table. Soon they added a café and began serving lunch. Eventually they tripled their space. Over time, says Gertner, “we saw more domestic charcuterie products, and many pickles and jams and jellies and those kind of items coming to market.” From the start, their local artisanal products matched the delicacies they imported from France and Italy. “Kate as a kid had been active in the Virginia food scene, which is sort of a commu-nity of Virginia’s best, so she was very familiar with a lot of producers – we

really wanted to bring those to market, and did.”

“We try to keep the uniqueness around it, offering new items on a regular basis,” says David Winder, Di-rector of Service & Operations. “It’s gotten to the point where the reputa-tion is well known enough that we get people who now come to Feast! with their products” – products the store’s plentiful sample stations and friendly staff help introduce to customers. As Gertner says, “Feast tries to educate without being snotty.”

Out of the Gertners’ interaction with growers came the idea for the Lo-cal Food Hub, a non-profit organiza-tion that partners with Virginia farm-ers to increase community access to local food, and is another facet of the

local food scene Gertner believes “has really put Charlottesville on the map. We would hear farmers saying they had 18 stops, and you’d look at the invoice – how could they make money? So we start thinking maybe we can plug that hole, and find a way to conglomerate farmer’s products and distribute them to restaurants and school and institu-tions. So in 2008, that was born, and if you look at the farming community, that has been a big support to them both on the sales side and with the educational programming and other services that have helped farmers grow and scale their businesses to some-thing that actually be profitable.”

What does a guy who’s been at the forefront of the Charlottesville food scene see happening now and predict for the future? “I think it’s exciting to see the craft breweries thriving in town, and the community’s very receptive,” Gertner says. The burgeoning craft scene “is emblematic of the food scene insofar as people are embracing their neighbor down the street, this thing that’s unique and handmade and re-flective of a certain area. I think that’s a very cool, growing sector.”

“There was a pent up demand here,” Rohdie says. “People wanted to have access to a different kind of food.” It’s a demand, we can all agree, that’s been abundantly met. n

The days are growing cooler, the skies are bright, and leaves are turning in Central Vir-ginia. Altitude, short-ening days, and weather all affect fall foliage and

the intensity of the hues can vary from one year to the next. Although sum-mer’s end was pretty dry this year, ex-perts still expect good color and many people will be hitting the road to ad-mire the autumn leaves.

The Virginia Department of Forest-ry (VDOF) has a special section on its website to help people find fall color. A map shows the typical span – usual-ly about 10 days – of peak color which appears earliest in the higher elevations of southwestern Virginia and along the West Virginia border usually between October 10th and 20th. Between Octo-ber 15th and 25th, colors generally peak in the foothills including Staunton and Harrisonburg. The Piedmont, including the area around Charlottesville, usually

enjoys peak color between October 20th and Halloween.

Hitting the Colorful Scenic Route

Nearby Shenandoah National Park and the Skyline Drive are highly popu-lar destinations. In fact, there are often traffic jams at the overlooks and lodg-ing is only available when reserved far in advance. Fortunately Virginia has more than 2,500 miles of other scenic byways and the VDOF website lists a number of road-less-travelled sugges-tions for leisurely leaf viewing without a lot of traffic. Each off-the-beaten-path tour is designed by a local VDOF forester.

For example, here’s a Greene County route starting in Stanardsville at the in-tersection of Route 33 and Route 230.

Antiquers might enjoy browsing at Old Raggedy Ann Antiques in Etlan, about ten miles south of Sperryville. You never know what you might find in their buildings, but look for farm tools, cook stoves, mantels, sleighs, and more.

On these foliage treks, you’re also likely to pass farm stands where you can check out different varieties of fresh apples and find the perfect Hal-loween pumpkin. Two examples are Saunders Brothers in Piney River or Dickie Brothers in Roseland. Some orchards offer U-pick apples or al-ready-picked for sale.

Fall is cider time, too. “Apples were a major crop in Albemarle County in the 1800s,” points out Anne Shelton, man-ager of the family-owned Albemarle Ci-der Works in North Garden. “They’ve always been very important.” Their or-

chards, for example, are home to more than 200 varieties of apple trees. “The apple trees themselves aren’t all that colorful in fall,” Shelton says, “but the mountain behind them always has lots of color.”

Apples are still widely grown in this area and many are transformed into fresh cider or, increasingly, hard cider. Their Albemarle Cider Works cider master creates lightly sparkling hard ciders of both single varietals and blends of up to 20 varieties. “Our Harvest Festival on November 7th will have vendors, food, and music from 10 to 5,” continues Shelton. “It bene-fits our CoveGarden Ruritan Club and members will be making apple butter and Brunswick stew. It’s always a great day.”

Bold Rock cidery in Nellysford produces Virginia Hard Ciders with Virginia apples, Carolina Hard Ciders with apples from North Carolina, and Pear Cider combining local apples with pears from New Zealand which was the home of cider master Brian Shanks. The apple pomace left after juicing goes to a local pig farmer. Bold Rock offers tours, tasting and a light menu.

In Keswick, Castle Hill Cider is ren-ovating an 80-year-old orchard and producing hard ciders with engaging names such as Celestial, Terrestrial, and Big Pippin. They offer tasting, tours, and a cider club as well as be-ing a venue for weddings and special events. Check individual websites for special happenings at all three cideries.

Perhaps a glass of wine?An American Viticultural Area (AVA)

is a designated U.S. wine-grape-grow-ing region with specific geographic features and boundaries defined by the Alcohol and Tobacco and Trade Bureau which is a part of the U.S. Treasury De-partment. The Monticello AVA, withits granite-based clay soil, is particular-ly well suited for grapes. It’s named for Mr.Jefferson’shome,ofcourse,andhesupported winemaking as early as the 1770s. Today the AVA includes most of counties of Albemarle, Greene, Orange, and Nelson.

The Monticello Wine Trail website(www.MonticelloWineTrail.com) de-scribes more than two dozen wineries in our immediate area and these are generally in areas with colorful foliage. Each is profiled with hours, various special events, hours, and tasting. n
