1. Check your credit reportAs soon as you apply for a mortgage loan, this is the first thing that lenders will look for. It’s always a good idea to check and monitor your credit score, and keep an eye out for any factors that may be harming your scores. Make sure that your credit report is as accu-rate as possible, and that no one else is getting access to your credit. Remember, the ultimate goal is to prove your creditworthiness to the lender in order to get the best rates.

2. Correct any inaccurate information in your report

If you see any inaccurate information on your credit report or if you notice any accounts that you didn’t open or addresses that aren’t yours, dispute it with the credit bureaus. Three of the major credit bureaus are Equifax, Experian, and TransUnion.

3. Research, research, and research

Buying a home is one of the largest financial decisions you will make, so it’s important that you gather all information and research multiple loans, rates and brokers before making your final decision. If you get to work now and start researching all the options out there, you may even end up with better terms and a better rate.

4. The down payment: bigger is better

Before you even decide how much to put down on your first house, be sure you’re also being realistic about what you can honestly afford. When setting your budget, keep this in mind: the larger the down payment, the better your terms will be. And, the lower your mortgage payment, the more money you can save for home improvements and repairs.

5. Watch out for pre-payment penalties

Depending on the type of mortgage you get, there may also be pre-payment penalties. Find out whether or not you’ll get penalized for paying your mortgage loan off early before making any sort of commitment.

6. Applying for multiple loans over a long period of time can hurt your credit score

Every single time you apply for a loan, lenders make an inquiry that will be visible on your credit report. By dragging out loan applica-tions over a month or longer, you can actually end up doing damage to your score, which in turn, can affect the type of rate you get on the mortgage. However, if you apply for a few loans over a series of 2 weeks, that only counts as one inquiry on your report, not multiple.

Are Closed Kitchens Making A Comeback

or a while now, there has been high demand for open floor plans, meaning that walls or doors do not close the kitchen and dining room off from the rest of the house. But don’t get too comfortable in that trend, because we are currently facing a turning point in kitchen design preferences among home buyers.

Most recently, builders and architects are featuring separate kitchens in new homes due to higher demand. According to a new york Times article regarding floor plans with formal dining rooms and closed kitchens, a broker explains, “They offer charm and they’re better for entertaining. For a certain demographic, they’re a definite selling point.”

There is also increasing popularity of what architects are referring to as “hybrid kitchens,” which have pocket doors so home owners can have either an open or closed kitchen. Having this option is a huge benefit.

1. Is your paperwork up to date?Requirements for a license vary from state to state and even city to city. Hiring a licensed contractor means that they comply with local regulations and standards. Ask for proof of insurance before any contracts are signed.

2. Will you provide references?Seeing is believing. Ask the contractor for a list of references. Visit or contact the homeowners to ask if they are happy with the end product and working with the contractor. If your contractor works with subcontractors, make sure they can provide references.

3. Who is on your crew?Just as you want to be sure the subcontractors have references and proper licensing, you want to know how long your contractor has worked with them. Who will be in your home? How often? Who’s in charge when the main contractor is not there?

4. What does the contract cover?If it isn’t in the contract, don’t assume it will happen. Make sure the contract accounts for your needs, not only for the work being done, but how, when and where. A well-written contract is necessary to guarantee the scope of work is performed to your satisfaction.

5. How do you expect payment?Contractor projects can range from hundreds of dollars to hundreds of thousands. Make sure you know up front what their expectations are for payment. Are the discounts they may get from suppliers passed on? Is a payment schedule an option? Checks? Credit cards?

6. What is your management style?A contractor is a project manager, controlling everything from supplies to personnel to billing and collections. Ask specific questions: How do you keep costs down? Where do you get your materials? How do you manage deadlines?

7. What is the schedule?Set specific expectations. What happens when deadlines are missed? Under what circumstances can you expect compensation? Under what circumstances will you just have to swallow it?

8. What will you do to keep my home and property safe?

Many remodels require parts of your home to be exposed for periods of time. If anything is stolen or damaged, who is responsible?

9. What are you worried about?Test a contractor’s candor and experience by asking what worries them about your project. This is a great way for you to know areas that require your close attention and areas you may need to be more flexible.

10. How will we communicate?With any relationship, communication is key. Does your contractor text or email, or prefer the phone? When changes are needed, what is the decision making process? What is the protocol for an emergency? Also, discuss boundaries for communicating after hours. Clarify who will build each step in the renovation.
