“In the last six months, the market has been falling, but this is expected to steady as 2012 begins as a result of increased stamp duty, lower consumer confi dence in both the job front, national economic management and the continuing impact of global economies,” Mr Gray said in the First National 2012 Property Market Outlook released this month.

“The key challenge facing the region’s property market in 2012 will be maintaining a sense of optimism that values will hold and gradually return to a positive growth within the next 12 months.

“Interest rate drops will also prove a signifi cant factor affecting the Nerang property market, along with the commencement of Commonwealth Games infrastructure projects, announcement of the Coomera City Centre project and the possibility of another rate cut.

“Job creation projects will help boost demand for accommodation and home ownership in the Nerang region.”

According to the Outlook, residential property prices in Nerang are expected to fl atten in 2012 across all sectors of houses, apartment/strata and land with movements kept to below 1%.

“A bottoming market and low consumer

confi dence may stifl e activity, keeping prices stagnant in the short term,” Mr Gray said.

The rental market should see vacancy rates trend downwards in 2012, tightening by between 1 and 5 per cent due to inactive investors failing to add extra supply to the rental market and hesitant potential home buyers failing to free up rental supplies.

Weekly rent prices are expected to trend upwards, with increases of between of 1% and 5% due to lower supply versus higher demand increasing competition for rentals.

Mr Gray expects investor activity in the Nerang region to increase by between 1 and 5% due to low property prices and rising rents equating to stronger returns and yields on investment.

“But it is Upgraders I expect to represent the strongest growth in activity in the region with high end values suffering greater falls in value than the middle to low end properties, making it the most affordable time in years to upgrade,” Mr Gray said.

The Queensland government decision to double stamp duty through eliminating the Principal place of residence concession was a further suppressing blow to an already depressed property market.

“In that regard, should there be a change of

government at the upcoming state election, their promise to re-instate the concession will be a substantial boost to affordability which in turn should stimulate buyer activity,” Mr Gray said.

“The announcement of the Commonwealth Games has also given Gold Coasters a renewed sense of optimism for the coming years. Associated infrastructure and the much needed boost to tourism is an essential shot in the arm for the region.”

Interest rates are expected to decrease by around 0.5%, combined with lower property values and increased affordability, should serve to stimulate buyer activity.

There has been some increases in default mortgages for the Nerang region and this trend may continue for the fi rst half of 2012 as a result of the recessed local economy creating a fragile employment market and high unemployment levels. This will mostly affect buyers that purchased at the peak of the boom some three years ago.

The introduction of the carbon tax is also expected to impact on the property market, further reducing consumer confi dence.

1. Our house should sell really easily: Expecting your home to sell quickly & easily, for a fi gure you are happy with, is a very common error.

When the market conditions are right this can be the case but it requires the correct alignment of circumstances, being that there are only a few homes like yours for sale combined with high buyer demand.

However, this perfect market balance tends to only occur about two to three years in every decade, sometimes more in prime areas & occasionally less in more fragile regional markets.

2. We have spent a fortune on this place over the years so we should get top dollar: You may have spent tens of thousands on your home in upgrades, extensions & those little luxuries you love, but the fact you have invested say $50,000 in the last three years does not mean it is now worth $50,000 more than a similar home in your area.

Adding rooms in the wrong place can actually detract from value so be aware & get advice.

3. Buyers should be able to see the potential here - we did! If you have not modernised any areas over the years of your ownership, the home may still have the original negatives. Or alternatively, it could still have its original “potential” as you claim, plus more

issues with dated fi ttings.

Buyers love potential but potential usually equates to expenditure. The potential equation is this -- the purchase price plus cost of realising that potential plus a few dollars for effort must not exceed the fully improved value.

4. Agents are useless - they don’t know this house like we do: It is true that your agent does not know the house like you. They don’t understand that it is located next to that beautiful home that contains the teenagers from hell. Or the fact that your home has a leak in the roof you just can’t fi nd that only occurs in driving rain. So the fact that your agent doesn’t know your home like you is actually a positive, not a negative.

One of the most important attributes a good agent will have is their ability to work with buyers, knowing how & what features to sell to them, being the perceived third party to discuss your home & how it could be improved to meet their specifi c needs.

5. I’m not going to sell now unless we can get our price: This is a fully underst&able reaction, but usually it is a statement made by sellers who focus on what they need, rather than what the true market value of their home is or how the current market is behaving.

The bad news is buyers really don’t care what you need; they will only pay what they think it is worth to them & also compare that price with other homes for sale & sold.

“It’s very heart-breaking, people euthanising their beloved pet because they can’t fi nd accommodation,” he said.

The People and Pets veterinarian is pushing for more pet-friendly rental properties to be made available to encourage more families to adopt animals and stop the displacement of loved family members.

According to the RSPCA, 30%of pets surrendered are from owners who cannot fi nd adequate accommodation.

His perspective is also shared by Tenants Union of Queensland coordinator Penny Carr, who said renters struggled to fi nd properties that allowed pets and often had to settle for homes which were unsuitable in the short term while fi nding a new home.

“It’s really diffi cult and I think it is really unfair especially for kids who are denied having a pet as a child because of these unreasonable restrictions,” she said.

The Residential Tenancies Authority states a tenant can only keep pets on a premises if their tenancy agreement states pets are allowed.

It does not allow landlords to make pet owners pay a larger bond.

Mr O’Donoghue however, does not believe dogs and cats were more destructive than children or teenagers.

“Generally a normal bond should cover any sort of damage a pet could possibly do, it is only going to be a scratch on the wall or replace a bit of carpet,” he said.

“But I fi nd in my own personal experience that young children are more destructive to houses than pets are.”

Ms Carr agreed.

“Tenants already have an obligation to restore the property to the same condition as it was when they got it except for fair wear and tear,” she said.

“If tenants don’t restore their property there can be a claim against their bond and sometimes there are orders over and above the bond for tenants to compensate.”

RSPCA spokesman Michael Beatty said the organisation urged landlords to be a lot more sympathetic to people who want to have pets.

“If you look at it logically someone who is going to take good care of their animal is going to take good care of their property,” he said.

Mr Beatty said the Companion Animal Council provided contracts for landlords and tenants to sign when entering an agreement to allow pets on to a property.

Brisbane vet Michael O’Donoghue has seen too many people have to give up, or put down, their pets because they could not fi nd a rental property that welcomed animals.

Build boost extension spurs action

PROPERTY champions have welcomed the State Government’s extension to the $10,000 Building Boost Grant, saying six months was always too short a period for people to take advantage of it.

The one-off grant, available to home purchasers buying or building a new home worth less than $600,000, was due to expire on January 31 but has been extended to the end of April.

UDIA Gold Coast branch president Steve Harrison said people only started to understand the benefi ts of the scheme towards the end of last year.

“It’s pretty clear from the Government that there were not many people who took it up in the fi rst two to three months,” Mr Harrison said. But he expected the scheme to gather momentum over the next few months.

Mr Harrison said the boost provided a fl ow-on effect to the wider property market by allowing sellers to fi nd buyers and then move towards buying other properties.

Priala Legal principal Despina Priala, who specialises in providing legal services to developers and property players, said the extension was “inevitable”.

“For a government to provide a boost like this for a six-month period it was always going to be too short a time.”

She said people needed more time to understand the ramifi cations of the funding and to get contracts organised.

“People were going to miss out because if you were building you had to have your contract done by January 31. Hopefully it will make a big difference.”
