1. LOCATION! I love being able to zip downtown in literally 5 minutes, and I love being able to easily walk to Zilker Park , where I run several times a week. Every amenity that I need is within about 7 minutes, and I rarely leave "my bubble". We also become very popular with fr iends and family around ACL, when people from Rollingwood walk or r ide golf car ts down to the festival instead of dealing with the horrendous parking.

2. This home is per fect for enter taining! We have had several large par ties with over 50 people, including a massive surprise 40th bir thday par ty. With the organic f low, gourmet kitchen, three huge islands to put food out, and gorgeous outdoor living space, having an event in this house is easy and fun. Double ovens and double dishwashers make the food preparation and cleanup easy, and the swanky butler's pantry is a great place to hide containers and keep things out of sight during the par ty.

3. Elevator - I never thought I would live in a home with an elevator and honestly thought it was a bit r idiculous when we moved in. However, now I'm spoiled and don't want to live in a home without one! In addition to our elderly parents using it frequently, it is also so convenient for suitcases, camp trunks, or anything cumbersome. It's also very exciting for the kids to ride up and down when our children have their fr iends over.

4. I also love the separate pool bath. It is so convenient to rinse off in the beautiful pool bath shower to get clean and dry before coming back into the house and getting water all over the f loor.

5. Living in Rollingwood is live living in Mayberry! From the 4th of July parade to the Christmas par ty to the annual 5k neighborhood run, there is always something fun going on in the small but tight-nit community. I have also enjoyed being par t of the Rollingwood Women's Group, which is a diverse group of fun women who do every thing from wine tastings to local charity work. Some people might not realize that Rollingwood has it's own police depar tment as well, who are very vigilant and make you feel extremely safe.

6. Storage is a problem for so many.. .well, not in this house. There are dozens and dozens of cabinets, drawers, and huge closets. I am currently storing stuff for my parents because we have so much extra room, and I still have cabinets to spare.

7. Another favorite of mine is the fact that the guest bedroom is very separated from the other bedrooms. It is so nice for our company to have their privacy over in that lit tle "wing" of the house, complete with their own bathroom and a door to access outside without going through the house.

8. Why go to an expensive spa when you have a master bathroom like the one in this home? It is huge, soothing, and has every thing I need from the fancy bathtub with multiple jets and lights to the steamroom shower.

9. As a busy mom, I appreciate the fact that every bedroom has it's own en-suite bathroom. Bedtime routines are a breeze because everyone toddles off to their own private bathroom for their shower or bath, without f ighting or waiting for someone to f inish up!

10. I truly love this home! ! ! Our family has been so happy living here and wouldn't ever leave if we didn't have a life-long dream of building. I hope the next family f ills it with the laughter and love that we have experienced.
