Imagine your dream home. We all have such a fantasy, whether it is a sprawling mansion by the lake, or a cozy log cabin

in the mountains, or a post-and-beam beauty with rolling fields and scenic views.

While we all dream of that perfect home, it isn’t often we get the chance to step into the dream. At the upcoming Parade of Homes, the dream becomes a reality on October 6-8. The annual event, which in the past has featured homes all around NH, is focused this year solely on Lakes Region homes.

Says Julie Hayward, Parade of Homes co-chair and owner with her hus-band of Hayward & Co., “We have found that the Parade itself is an event that works better when it’s localized where visitors can drive to all the houses in one or two days. Also, if it’s localized, people attend more readily and feel a kinship to local vendors who participate. We choose a local charity each

year, and this year it is the WLNH Children’s Auction.”Just what is the Parade of Homes and what will visitors see? Basically, the

Parade offers a number of homes in different styles at locations around the state. Visitors can purchase a ticket for just $5.00 per person and get a map that gives directions to all the homes on the tour. Local associations via the Home Builders and Remodelers Association of NH host the event and have done so since 2007. The group of industry professionals is dedicated to pro-viding quality-housing opportunities through education, vision and advocacy for the betterment of our communities. The HBRANH is comprised of nine “local” associations strategically located throughout NH; this year the Lakes Region Builders and Remodelers Association is hosting the Parade,

How is a builder’s design/home chosen to be included in the Parade? Member builders decide to enter a home; there is a fee to do so and ground rules are set out that must be followed. Builders are encouraged to work with landscapers and decorators to ensure a beautiful home inside and out. The committee meets and chooses the homes for the yearly Parade of Homes; this year seven homes are on the Lakes Region tour.

Julie, who is also president of the Lakes Region Builders and Remodeler’s Association, says, “A committee works on the tour. The Association members have a high standard for their businesses and products. They offer quality work and when they submit a home for the Parade, we know it will be top notch. Most of the builders in the Parade are repeat presenters and have done the Parade since it started. They find the Parade of Homes is one of the best marketing efforts they can be involved in.”

After purchasing a ticket online or at Major Brands in Laconia, Home Beautiful in Laconia or the local Wells Fargo bank, visitors can tour the seven homes on this year’s Parade of Homes.

The homes range in location from a lakeside home to mountainside to a simple retirement house. All the houses are decorated for the Parade and vendors bring in new products to showcase.

“One house has Company C products and furnishings,” Julie goes on to say. “Some homes have solar panels, unique kitchens and designs. Visitors will see beautiful flooring, lighting…you name it, we have it! And the land-scaping at the homes will be beautiful as well.

“Visitors can also purchase tickets at any one of the homes on the tour. Simply show up at the first home you wish to see, buy your ticket and then you can tour all seven of the homes,” Julie says.

Attendance varies from year to year; some houses have hundreds of visi-tors go through and some have about 20 to 30. “It depends upon the location and type of house,” Julie adds. “All the houses are unique. They feature super energy efficiency, unique building materials, siding and windows. The event really showcases a lot of new products that are out there, such as wonderful kitchen and floor plan designs.”

ent reasons. Julie says some come to look and for something fun to do on the Columbus Day weekend. They might be out for a foliage tour/drive and include the Parade of Homes as something great to do while they enjoy the foliage. Some people are contemplating a home project down the road and come looking for ideas. For the builders who take part in the Parade, it helps set the stage for working with clients on a future project.

“And some people come ready to buy a home,” Julie explains. “A lot of the houses are staged and the products are for sale. The furniture or the artwork on the walls might be for sale. That adds an interesting feature.”

When asked to share some of the interesting features of this year’s Parade homes, Julie offers, “The house my company is offering will be furnished

with Company C products. The company is headquartered in Concord, NH, but is a nationally known furnishing busi-ness. They want to show their support as a NH company; the home’s interior design was done by Patti Phelps of All in the Details Interior Design (Patti co-chairs the Parade of Homes event).

Other stands outs for Julie include the Sandown, NH, home on this year’s Parade, which is well worth the drive to view. It is an extremely energy efficient waterfront home and is made of concrete. “They did a wonderful job with the construction,” Julie says.

“Another home on the Parade was done by Beam Con-struction. It is a gorgeous house with solar panels and many Green features. It is in Tamworth.”

Because of the time of the year in which the Parade of Homes takes place, and the location of the homes in rural areas, it’s a great time to combine home touring with foli-age viewing.

The homes on view include the home built by Hayward & Company. The 2,500 square foot custom home consists of a hybrid conventional frame mixed with amazing exposed timbers; it is built to the new Energy Star Stan-dards and is in New Hampton, NH.

The Sandown, NH, home is energy efficient and is featured in the article, “Building “Green” Dreams” in the summer issue of Granite State Builder. The 2,300 sq. ft. custom design/built home has far too many features and amenities to list and is well worth the trip from the Lakes Region. The home was built by Northstar Contractors.

For Judy Detzel, owner of Sundance Art Studio in Ellsworth, designing and creating stained glass art has been her business for over twenty-five years. Judy, who holds a degree in graphic design and has taken numerous art classes over the years in a variety of mediums, explains that she began her

art career as a watercolorist, but soon switched to working with stained glass.

“I began working for a glass studio in Pittsburgh, Pennsylvania, designing windows for large commercial and residential installations,” Judy explains, “and I became addicted to working with glass. When this studio moved to Florida, I decided to open my own studio.”

Although Judy enjoyed working with her clients in the Pennsylvania region and still has her artwork on display in galleries throughout Pennsylvania and Ohio, she and her husband just recently decided to relocate to New Hampshire. “My husband is a retired math teacher and we wanted to live somewhere beautiful to hike and

backpack,” Judy says. “In the past, we have hiked the Appalachian and Cohos Trails, plus we’ve done lots of weekend and day hikes.” As an added draw to the area, Judy adds, “Also, our son, who works for the Forest Service, lives in nearby Campton.”

Judy’s artistic interests in working with stained glass range from creating small window sun-catchers to large church windows. She has many favorite designs. “I love the simple lines of Frank Lloyd Wright…arts and crafts style windows, but I also like Victorian windows with bevels and jewels,” she says. “I also enjoy creating any designs with a nature theme.”

The glass that Judy works with varies in thickness but averages about 1/8” thick, and she orders her glass supplies once or twice a year from a supplier in New York or Chicago. With smaller projects, after Judy and her clients come up with a final design, Judy will painstakingly cut out each piece of glass and then wrap the edges in copper foil before soldering all the pieces together.

“Copper foil is a technique that Tiffany developed for his lamps and small panels,” Judy explains. “With this method you can get a more delicate look and incorporate small jewels.”

Judy notes that the assembly technique is slightly different for larger projects. “Larger panels and windows are done by leading or glazing,” she says. “This technique provides more strength and waterproofing. With this method, the glass is fitted into lead or zinc ‘cames,’ and then the joints are soldered. The window is then puttied to give the panel strength.” Small details can be painted onto the stained glass work, using a special kind of paint, which is actually ground glass that has been fired in a kiln.

The time it takes to create stained glass artworks depends upon the project’s size; Judy estimates that an average-sized window takes her about one or two months to complete.

Currently, Judy’s studio is located in her home in Ellsworth, but she is hoping to be able to build a separate studio in the near future. Judy welcomes

custom orders, and she is happy to work with clients at their own homes or businesses. “This usually works out well, as I can measure the space and see what styles and colors would work best,” she says.

Locally, Judy’s work is on display at Artistic Roots at 73 Main Street in Plymouth, and she is hoping to become a juried member of the League of New Hampshire Craftsmen this winter. Local Real Estate Market Trends UpwardBy Kathi Caldwell-Hopper

It’s been up and it’s been down. Homeowners have struggled to sell homes and at other times buyers flock to a home the minute a For Sale sign goes up.

These days, things seem to be improving for the Lakes Region real estate market, but there is only one way to truly know what’s happening in the busi-ness of buying and selling property and that is to talk to realtors. The real estate forecast is something we all want to know about; after all, real estate drives so much of the local economy, whether the homes are lakefront man-sions or first-time or smaller retiree homes.

According to Chip Maxfield, co-owner of Max-field Real Estate in Wolfeboro, “The real estate market varies. In the non-waterfront, residential sector most people have adjusted their thinking on pricing. Thus, property is getting sold in a shorter period of time than previously.”

Maxfield goes on to say the real estate market that features homes in the $250,000 and under bracket, if the seller agrees to the asking price the realtor suggests, the home typically will sell in 30 to 60 days.

“In the upper reaches of the market and the waterfront, the sales are somewhat thinner. Some waterfront owners have a position that their property is worth what the last and best sale in

their neighborhood was even if it was sold at the peak of the market. If people are willing to come down after trying to sell at the higher price, they will sell. The $2 million and under price bracket is doing pretty well because again, the sellers are adjusting to what buyers will pay,” Maxfield adds.

If the buyer and seller are both motivated, a sale will indeed happen but it takes an aggressive buyer and a motivated, realistic seller. “Our business has been up 25 percent year-to-date in overall sales volume. We hear from buyers that they are convinced we are at the bottom and the interest rates are the best they will be.”

Financing in the $250,000 and under bracket do not get qualified as read-ily as they used to, according to Maxfield. If you have a B+ rating for financing, you can qualify. If your credit is exceptionally good, you can qualify for a lower in-terest down payment. “If your credit is good, the world is your oyster when it comes to buying real estate!” Maxfield says.

He conjectures that the bottoming phase we are in will last about two years and then there will be a gradual up tick in the market. “We have managed to sell real estate in the downturn but it is tricky to get sellers to price their property correctly.”

Most of Maxfield’s buyers are from the greater New England area. He feels there has indeed been a “Rom-ney effect.” Because the presidential candidate has a home in Wolfeboro, Maxfield has heard buyers say, “If it’s good enough for Romney, it’s good enough for

me.” He goes on to say that he has heard of six or more cases where buyers specifically came here be-cause of Romney.

At Melanson Real Estate, owner Cindy Melanson has seen a moderate improvement in sales. “We are definitely busier than last year. There is pent up frustration and a desire to buy.”

Melanson has seen increased traffic in both wa-terfront and non-waterfront and she says the sales have increased over the last few years. “A number of buyers have decided we are at the bottom and the prices are not going to get any lower, so they are starting to buy again.”

Financing, she says, is still not easy to obtain but it is back to where it was in the 1990s. “With 20 percent down, good credit and a decent income, financing is possible.”

The “Romney factor”, she feels, has increased traffic in her office.At Lakes Region Luxury Real Estate, realtor/co-owner Brian Neidhardt has

seen a major improvement over last year’s business and traffic. “The water-front buyers are returning in greater numbers. Properties that have been for sale for a while are now selling. I believe buyers have realized that the current prices in the last 15 to 24 months are not going to get any lower. They know that now is the time to act.”

Residential properties, whether primary homes or condos in the $100,000 to $250,000 range are selling and Neidhardt says they are extremely busy showing and closing on that price bracket of real estate. “The only slow area is the residential in the $300,000 to $500,000 range, but even that category is better than a year ago.”

Neidhardt says financing is still an issue for some. “It is far more difficult to qualify under the current restrictions versus in the past. The biggest issue is home appraisals versus the selling price. That has kept the market slower than it should be, but now that more property is selling, appraisals are improving.

“People have waited two or more years to see what the market is going to do before buying and they realize the prices right now are the best they have been in eight or nine years,” Neidhardt con-cludes.

Jennifer Shea, director of sales at Meredith Bay in Laconia, says business is up substantially over last year. “We are finding a lot of people are out there looking for second homes once again. The vast majority of buyers are from the greater Boston

and southern NH areas. People are looking in the Lakes Region because it’s a mere two hours away and we offer a second home that is useable in all four seasons.”

Because Meredith Bay is a private resort-oriented community with a num-ber of different real estate offerings from single-family homes with water views to town homes on the waterfront, Shea says they are a different type of product. She is finding people interested in Meredith Bay because it offers a set of amenities and the properties are new and not outdated. “We also offer a ‘lock and leave’ lifestyle where owners do not need to worry about such things as mowing the lawn or plowing the driveway.”

Reflecting the added increase in traffic and business, Meredith Bay launched new waterfront town homes recently. Of the 17 units, only eight

remain to be sold. “There seems to be a renewed sense of confidence; people are tired of postponing their lifestyles. We are seeing people of all ages, from young families to retirees and empty nesters.”

Shea says she has heard from other Lakes Re-gion realtors that many buyers are doing cash deals vs. going the route of obtaining financing. “For us, financing has not been a stumbling block thus far.”

As for the added interest in the Lakes Region due to the Romney summer home in the area, Shea adds that she is not sure there has been an actual increase in sales but there is definitely curiosity among people shopping for real estate.

Mary Lamprey Bare, owner of Lamprey Real Estate Associates, sells property primarily in the Meredith, Center Harbor and Squam Lake areas. “We have seen a lot of activity in our office in seasonal properties. There is lots of interest and showings, but people are still hesitant,” she says.

“Non-waterfront properties have done well in prices in the mid-range of $200,000 to $300,000. It is one of the market areas where we have seen activity. As far a prices for prop-erty, in the Laconia area there is a wide range of prices,” Bare adds.

“We have been busy and I tell our realtors that you can’t sell unless you show, and that is why doing a lot of showings is important. Our buyers are coming from southern NH and Connecticut. Also Massachusetts.”

“The process to apply for financing is very time consuming,” Bare finds. “Financing is still difficult to get, but it depends upon the type of mortgage you

are applying for. As for the Romney effect, it’s a topic of discussion; probably Wolfeboro and Alton are more aware of it.”

Susan Cummins-Harris, a broker at Florence Cummins Real Estate in Gil-ford, says her office had a good spring but June and July were a bit slower. At the end of August, however, her office has seen a definite increase in business. “The phone started ringing and we found people getting approved for credit. There are some great real estate buys and rates out there right now. We do not sell a lot of waterfront, but we know there is activity there as well.”

Cummins-Harris should know; she is the presi-dent of the Lakes Region Board of Realtors and in that capacity talks with realtors all over the area. “Financing has opened up, and people who need-ed to clean up their credit and pay off credit card debt are now getting approved for financing. They listened to what their bank was telling them and they improved their credit rating and saved money. There are indeed great programs out there for first-time buyers. We find that people stepping into the real estate market right now definitely know what they are doing.”

Property in the $200,000 to $300,000 price range is selling well, Cummins-Harris says. “There is also an increase in people stepping up, which means they are selling their first home and moving up to another home. Sellers seem to understand the situation. They know they may be selling their present home for less than it would have been in the past, but they will be buying their next home for less as well.”

ized landscape. The use of strategically placed natural granite was complement-ed by transplanted trees, salvaged from the building footprint, and hundreds of fern, low bush blueberry and other na-tive plantings resulted in a house that appeared to have been dropped in from above.

On another Lakes Region property a spectacular wood-fired outdoor pizza

oven impresses all who visit. The base preparation required spanning a creek bed with a massive granite slab, the creek bed designed to cap-ture rainwater for irrigation. Boul-ders were strate-gically placed to support the im-mense weight of the stone, massive granite slab, oven and chimney.

In last spring’s issue of Home I wrote about my roofing tribulations. As the owner of a home with an almost non-existent roof pitch, I was plagued over the years by snow and ice build up topside. This invariably meant leaking roof issues and water stains on the ceiling of my son’s bedroom.

We tried just about everything over the years, short of ripping the entire roof off and replacing it with a new, steeper pitched roof.

Many people I know have invested in metal roofing; when I first saw metal roofs I admit I thought they were not very attractive. “Why would anyone replace a traditionally shingled roof with weird metal roofing?” I wondered. The color choices seemed to be limited to red or green, and while I love Christmas, I didn’t want to be reminded of the holidays every time I looked at my roof.

So we shunned the idea of a metal roof until the editor of Laker/Home told me he’d invested in a metal roof. (I found this out when I was doing my favorite thing: bemoaning my leaking roof.) I admit to getting a certain enjoyment from complaining to whoever will listen about all the things wrong with my home. It makes enduring my household woes so much easier to handle. I was surprised that the editor has a metal roof. He really didn’t seem the metal roof type. His home is beautiful and well decorated; a metal roof just didn’t seem to fit his sense of style.

However, he went on to explain that metal roofing has come a long way over the years. One needn’t settle for a red or green roof these days.

I learned just how popular metal roofs have become when I got put on a long waiting list to get my very own metal roof installed. My husband and I had grown tired of the roofing woes and leaking ceiling and decided to take the plunge and

get a metal roof. I am happy to say it was well worth the wait.

The process was quite easy, and it started with browsing the catalog of metal roof colors.

My daughter, who has always hated the so-called architecture of our home, just rolled her eyes and walked away. “It’s your choice,” she called over her shoulder. “Great,” I muttered. “And if I choose wrong I’ll never hear the end of it.”

In the end I went with a dark shade of tan for the metal roof, hoping it would “blend seamlessly with the house” as I liked to refer to my choice. “Well, there’s no going back now,” I told myself. “We will just have to live with it.”

Metal roofs last a long time, so we’d be stuck with my color choice. At least I would never have to worry about a leaking roof again, and the snow would most likely slide off. What luxury not to endure watching my husband stand on a ladder in a snow bank so he could reach the highest part of the snow covered roof with the roof rake. “Just wait til there’s a nice sunny winter day and all that snow will slide right off,” metal roof owners cheerfully told me. I hoped they were correct.

After choosing a metal roof, we had to wait quite some time to get it installed. ‘I guess metal roofs are popular and there’s a waiting list,” I told my husband.

As seasoned homeowners who have waited for carpenters, window replacement workers, plumbers, electricians and telephone installation workers over the years, the wait was something we are accustomed to.

The only time I got annoyed and impatient with the wait was when it rained heavily. As the rain pelted the roof, I shuddered to think of how it was leaking. Short of climbing on the roof and doing the job myself (and what in the heck do I know about installing a metal, or any kind of roof, all I could do was turn the television up louder to drown out the rain sounds and try not to think about that dreaded ceiling in my son’s bedroom.)

And speaking of rain, the only reservation I had about getting a metal roof was my fear that when it rained hard, the noise on the metal would be unbearable, especially at night. I was told that it’s something you get used to, which wasn’t very reassuring.

“We’ve had to ‘get used to’ way too much in this house for my peace of mind,” I shared with my husband. “We ‘got used to’ the fact that the architecture of the house makes it look like a misplaced train caboose; we ‘got used to’ the dark paneling in our bedroom; we ‘got used to’ living in the country and enduring spotty electrical service and the lights going out for no good reason at any given time and the list goes on. But was I willing to deal with the noise, to have the peace of mind of a solid, non-leaking roof?

The answer was an emphatic yes! What was a little lack of sleep compared to laying awake at night worrying about the snow or rain seeping into the roof and staining the ceilings?

I am happy to say that once installed, the metal roof has been a joy. When it rains hard, yes we do hear it pelting on the metal. But the sound is not any worse than the rain pelting on our poorly insulated shingle roof. I have indeed fallen asleep at night to the sound of the rain on the roof, but it is a soothing noise.

The installation process, once the roofers arrived, was really easy. I was amazed the day the delivery truck dropped off the metal strips. “I think they

forgot to deliver half the order,” I told my baffled husband as we stared at the long, narrow boxes of metal strips/roofing. “I thought we’d have boxes and boxes of metal all over the yard. Where’s the rest of it?” I asked.

“I think that might be the entire delivery,” said my husband. “I guess the strips of roofing don’t take up as many boxes as shingles.”

He was correct. I was used to seeing boxes of shingles and nails all over the yard when we once had the roof shingled. The long and skinny boxes of metal strips were indeed a joy after stepping over and around boxes of shingles in the past.

The installers were so quick and good at their job they were finished in no time. The ceilings have been dry and we’ve had no leaks.

We have yet to “test drive” the roof through a winter season, but I doubt we will have any problems. I cannot wait for a good old snow storm to dump three or four inches of white stuff on the roof and to hear the music-to-my-ears sound of the snow sliding off the roof.

“Just make sure you’re not standing under the eaves when the snow slides off,” a friend who has a metal roof warned. “It could all come off at once and you’d get hit with a heavy load of snow.”

I’m willing to chance it for the peace of mind our new metal roof has brought us. My daughter, of course, passed swift and deadly judgment the day she came home from college and saw the roof. “Well, it sure doesn’t make the house look any better. But I guess if it keeps the roof from leaking, it’s a step in the right direction.”

Gazing at my metal roof as I come back from taking my dog for a walk, I have to agree. “The house won’t get any prettier,” I tell my dog as we look at home sweet home. “But it’s not really the house’s fault. It just got unlucky to be designed by some architect stuck in a polyester, shag rug early 1970s mindset. But the roof is sound at last. I think our roofing trials are at long last over.”

Unwelcome Winter Guests

Some people love to watch squirrels and other small animals scamper about their yards. They find it amusing to observe these creatures as the animals run quickly up and down trees and gather nuts for winter.

Other people like to say, “I would never, ever, kill a mouse or squirrel. They are so cute!”Those that feel this way have probably never had to deal with an invasion of rodents into their homes. Wildlife can be a problem at any time of year,

but the fall season holds special attraction for mice and squirrels to try to gain entry to your home.Says Michael Guay of A Presidential Pest Control, “It gets colder this time

of year and critters are looking for any way into a home where it is warmer. They would rather live in your home than out in the cold.”And who can blame them? A nice, warm home where they can give birth to

offspring is far preferable than the hazardous outdoor winter weather in NH. The fact that the squirrels and mice can and will reproduce is enough incentive for savvy

homeowners to either prepare their home against a winter invasion of critters or to call on a professional for help.

Guay explains, “The critters who are most likely to try to gain entry into your home are rodents – mice and squirrels. There are three kinds of squirrels: gray, flying and red squirrels.

“Flying squirrels only need a hole the size of a quarter to fit through to gain entry. All squirrels will chew their way in if necessary. Flying squirrels are nocturnal versus gray and red squirrels, which are active during the day. That is why some homeowners don’t think they have a squirrel problem, because they don’t see the flying squirrels. If you really are aware, you may discover you indeed have a flying squirrel issue.”

How can homeowners find out if there are one or more flying squirrels in their home? Says Guay, “There are signs to watch for. In the late afternoon or around dusk, you might hear noise such as the squirrel scampering. Or if you are awake at 4 or 5am, you might hear them returning.”

How do flying squirrels gain entry to your home? As soon as they find that opening, they will push their way in. This type of squirrel comes in around the foundation line, while gray squirrels seek a mid line for entry such as around the eaves of a house. Mice, however, only need a much lower spot such as the foundation line; they can fit through a crack a bit bigger than the thickness of a nickel.

Many homeowners assume that sealing up all openings will ensure no critters can gain entry. It is indeed a good idea to seal up holes, but you should first make sure you do not already have critters in the home. If you do and you seal up the entry/exit points, the animals are then trapped in the house and you have increased the problem.

“The biggest and most important thing to do is provide them with

an exit. If you seal up your home, you are locking them into the building,” explains Guay. “They will chew through sheetrock and then possibly get into your home.”

If you think you have this problem, it is best to call an expert. “There are some good pest control companies in NH. We suggest you call to get an assessment. It’s better to tackle the problem the correct way,” says Guay.

Often the answer is to install a one-way exit so the critters can get out but cannot regain entry into the home. The professionals can also seal up the areas where mice and squirrels got in.

The Lakes Region, as we all know, is heavily populated with second-home owners. Cottages and homes are occupied in summer and into the fall, and then may sit unoccupied for the winter and springtime. These sorts of structures are an open invitation for mice and squirrel entry.

“The worst cast I ever dealt with,” recalls Guay,” was a second home frequented only once a month. It was a large log cabin. Squirrels had gotten in through the roof and they were literally chewing the cupboard doors off to get at the food. The homeowner tried to remedy the problem and made the mistake of sealing them into the building.”

If you have determined you do not have a critter problem, you can seal up any spaces around the roofline and foundation. (Unsealed areas around chimneys are also targets.) Scan your house for loose siding, cracks in the chimney and open roofing vents. Seal these entrances by repairing cracks in brick or siding and by covering open vents with mesh or screen.

No matter what the setting, the good looks and durability of hardwood floors can be maintained with minimal effort. It’s simply a matter of proper care and maintenance.

Here’s how to begin. All hardwood floors should be cleaned regularly to remove dirt and grit from between the floorboards. Avoid using a wet mop, which can dull the finish. Instead, sweep with either a dust mop or broom that features exploded tips, or vacuum the floors using a vacuum with special hardwood floor attachments or one with the beater bar turned off.

Wipe up any spills immediately, using a soft, dry or slightly damp cloth, starting at the edges of the spill and working toward the center. Allowing spills to remain on hardwood floors could damage the finish, as well as the wood. Avoid walking on hardwood floors with sports cleats or

high heel shoes in disrepair. These can scratch the finish, or even dent the floor. Placing felt pads on the bottom of furniture legs will also minimize scratches.

Further minimize scratches by placing scatter rugs at all entrances to help keep small stones and debris out. But choose wisely. Scatter rugs with rubber backs can discolor wood floors. Special rug mats can be purchased from a wood-flooring retailer to protect the floors from discoloration.

You’re not “finished” just yet. Knowing which type of finish applied to protect the hardwood floor is important. Different flooring finishes require different kinds of care, so if or when in doubt, contact the flooring manufacturer or a wood flooring professional in your area.

When you get ride of these materials, you eliminate the squirrels’ scent from the area, which might attract other pests in the future. Disinfect the spots with warm soapy water or spray an enzyme-based decontaminating agent into an attic or crawl space to deodorize and clean the space under the roof. This will help kill any bacteria and odor.

If your home has an attic and you are worried about critters such as squirrels entering, know that they may also gain entry via low hanging branches from trees around your home. Trim away tree branches that touch or are near your roof/attic. Seal the gaps between windows and siding with caulk and replace broken windows.

Critters can nest near a warm chimney in winter. Taken a step

further, they may gain entry into your home via your chimney. You can keep animals out of the chimney by installing a commercial chimney cap. The crisp days of fall will soon be here, but a long dry summer has left many homeowners looking out on lawns and gardens overtaken with invasive weeds and vines. A yard full of these noxious plants is sure to make it difficult to enjoy the cooler outdoor temperatures

In 2012, the nation faced one of the hottest summers on record in the last 60 years. With more than two thirds of the country experiencing severe to extreme drought, conditions were ideal for pesky weeds to flourish.

Surface finishes, also referred to as urethanes or polyurethanes, are practical and very popular. They remain on the surface of the wood and form a protective coating that is water-resistant, durable and requires minimal maintenance.

For cleaning purposes, use products recommended by the flooring manufacturer. If the floors were finished or refinished on site, contact the installer. If neither is known, use a generic hardwood floor cleaner which can be purchased at a retail-flooring store. Never use wax-based or petroleum-based products on a surface finish floor, as they will damage the finish.

Wax finishes soak into the wood, harden to form a protective penetrating seal, and when needed, are maintained with additional thin applications of wax. Only solvent-based waxes, buffing pastes or cleaning liquids made specifically for wax-finished wood floors should be used.

Use cleaning products, available at retail flooring stores, made specifically for wax finishes. Follow the directions carefully to determine how long the cleaner should remain on the floor. Once the floor is clean, apply a new coat of wax to restore luster.

Acrylic impregnated finishes are injected into the wood to create a super-hard, extremely durable floor. These finishes most often are used in high traffic areas of malls, restaurants and other commercial settings. Cleaning an acrylic impregnated floor depends on the finish. If the floor has a urethane-based finish, follow the same procedures suggested for surface finished floors. If the floor has a non-urethane-based finish, use a spray and buff system, as recommended by the manufacturer.

Don’t hesitate to investigate. It pays to be knowledgeable. Proper care and maintenance will protect and prolong the performance of hardwood flooring for a lifetime, and even longer.
