TERRA’S SECRET Sale & Leaseback
In Terra’s experience of over 25 years, certain factors have been found to be the key role players in the success of a sale and leaseback project. Terra believes to have developed an expertise in this field as it has fostered a goal of financial success for owners and shareholders, which is verified to greatly differ from the intentions of large hotel chain operators.
The new sale and lease back program combined with a hospitality project secures the bank a first and second profit center. The sale of the apartments and the hotel operation not only complement each other, but also absorb a possible poor financial situation of each other. If the absorption pace may be lower than anticipated, the cash flow is still secured by the resort income, and vice versa. Even in a worst-case scenario, such a dual function of the project is the most attractive variant for a possible sale to a third party.
As there are numerous parties that need to be satisfied, the demands that are placed on such a project greatly differ from a pure real estate project or pure hotel project. First, the apartments, common/social facilities and landscaping must be attractive enough to interest buyers. The personal taste of the buyer is a crucial factor, thus this must be expertly researched in order to achieve the highest possible sales. For e.g. what will achieve a higher sales price and/or a better absorption pace - a living room with a tiled floor, or a wooden floor?
In the second instance, the apartments must be attractive enough to appeal to holiday guests; their requirements might significantly differ from a buyer’s (which type of flooring would a tourist choose?). The project must also take into account not only these two aspects, but also the requirements for proficient and effective resort operations, where work efficiency and flow, power rating, and adaptability to cope with the ever-changing tourism market, are just some of the necessities (which flooring is here the right choice, for cleaning and durability purposes?).
