Welcome to the June newsletter, which we hope is the best newsletter yet! The big news is the new Tenerife Property Shop website is now up and
running and has some fantastic features that allow you to keep in touch with the Tenerife Property market in all sorts of ways! Tell us what you
think of the new newsletter format and the new website, we would like to keep improving all the time... and we want to know if you like the changes!

none. That's why we have tried to create the most useful and complete resource for anyone who wants to buy or sell property in Tenerife.

traditional search form. If you know the reference number of the property you are looking for, you can search by that too.

Good information is highly important, especially in a property market that you may not know intimately. There are now hundreds of articles about

Hopeful property buyers with budgets less than 120,000 Euros expecting to be spoilt for choice have been surprised to find that they only have one
or two real 'bargains' to consider. Though the general market can be said to have settled at a 'good' price, that's not what these aspiring investors
are looking for.
The Tenerife property market has proved to be one of the most resilient in the face of global recession, but unfortunate individual circumstances
cause exceptions to the rule and it is these distressed properties that form the bulk of the real 'bargains' on the Tenerife Property Market.
Recent activity on the market has been very concentrated on sweeping up the last of the lowest priced property bargains in Tenerife. A survey of
all estate agents' portfolios quickly reveals that

the sub 120,000 euro bargains are becoming very scarce. Indeed, the shelf life of a particularly well priced
property at this level can be less than 2 weeks.
It is natural that this price bracket is the first to feel the signs of resurging demand after a recession, and an
important landmark for those who are waiting on the wings to buy property in Tenerife at the right time.
A 'cheap' property is easier to identify as a bargain, but that is not the only factor affecting demand. The
banking crisis has also channelled buyer interest into price brackets where people need little or no mortgage to
purchase.
Figures, from Spain's National Institute of Statistics (INE), show there were 52,439 residential mortgages signed
in March, an increase of 1.2% on the number signed in February, which in turn was slightly better than January.
April and May are expected to show further increases, indicating that the flow of credit is slowly restarting.

The next logical stages for the Tenerife property market are rises in demand at increasingly higher price brackets. The bargains that you see today
in the price bracket up to 250,000 Euros are likely to disappear at an accelerating rate.
Many in this wave of purchasers will be highly motivated by investment potential, even if that is not their primary reason for buying property in
Tenerife: and they have good reason to be. Purchasing property at a discounted rate in a market that is rising is a no brainer and plump, ripe
bargains are there for the picking.
Even while this is happening, the more experienced investors will be scaling higher up the tree, where the greatest rewards are to be had. This
recession has affected people from all walks of life, but probably the best bargains are to be had amongst the luxury villas. There are rich pickings
to be had amongst property prices that have been slashed by hundreds of thousands, and rental returns can be staggering.

So in summary, the market is full of opportunities. Those who are looking at the bottom of the market will need to be able to recognise a bargain
and react quickly as these gems disappear within a very short space of time. Those with budgets over 150,000 Euros can still find a range of
bargains to choose from, but as this becomes the focus area of market activity, these will soon start to disappear. The biggest discounts appear as
budgets increase, with substantial savings to be made in luxury homes. If you are thinking about buying a property in Tenerife, it is a good time to
do it now. Waiting until the market experiences its seasonal high in a few months will mean that there will be fewer bargains to choose from. Good

Although the main resort areas of the southern coast of Tenerife are experiencing a revival of
demand, the same cannot be said for residential property located further inland. These are the
primary homes of expats and locals who are resident, and are located in the many towns and
villages around the island.
The recession has had its effect on the local economy as fewer tourists spend less during their visit.
Perhaps the largest impact has been the reduction of the number of tourists from the UK, due in a
large part to the devaluation of the Pound.
The areas where residents live are experiencing a very low volume of sales at the moment, and will
not recover until the local economy does. When increasing numbers of tourists return to the island (and the figures look encouraging for the
summer), so the money they spend will filter down into the pockets of those who work for and run local businesses. It is only when confidence
returns to this sector that residential sales in these areas will start to pick up.

This represents a great opportunity for the increasing numbers of people who are deciding to move to Tenerife at the moment. With a higher
proportion of distressed sales than the second home and tourist areas, many properties in these residential towns and villages have experienced
reduction after reduction in order to tempt buyers.
After the summer season, it is likely that demand will start to return, spurred on by increased liquidity in the local economy. Until then, buyers will
find themselves in an ideal market where they continue to call the shots.

When times are tough, we still all need a holiday. It is a sign of the times that many people's holiday
budgets are more strained, but this is working to the benefit of property owners in Tenerife.
In contrast to most of the doom and gloom reports about the local economy over the last few months, April
saw some reassuring tourist figures. Tourism decreased by only 0.89% compared to the previous year,
well ahead of Spanish and Global tourist figures. However, the decrease in accommodation was by no
means uniform as greater numbers of tourists stayed in privately rented accommodation.
The worst affected were the hotels, who saw a 3.04% drop in visitors. This loss was made up by the
private rental sector which experienced a growth of 2.56% in tourist numbers. Although hotels are more optimistic for the summer months, the
mood amongst many private property owners who focus on the holiday market is buoyant with strong advance bookings.
Not only is demand for holiday rental greater, but the cheaper price of purchasing property means that owners who buy now will experience much
higher rates of return from the market. June and July appear to be busy months for property sales of this type as investors rush to complete and
gain a slice of the lucrative summer holiday bookings.

I'm Matthew Vickers, the British Consul for the Canary Islands, and Bruce and Mary have kindly given me the
opportunity to use this newsletter to tell you a bit about the work that the team and I do on Tenerife.
Originally I'm from Liverpool and I've spent my career up to now in retailing and in sales and marketing, looking after
everything from meatballs to soft drinks to headache tablets. In January of this year, I moved to Tenerife from
Glasgow. As you can imagine, I've spent the first few months of my new job getting to know about the Consulate and
finding out where we're best placed to help British tourists and residents.

Every month we draw names out of a hat and to get a meal for two at one of the island's nicer restaurants. All you have to do
is tell us dates that you are visiting Tenerife, so we know which month's hat to put you in.
This month is a special treat, with one of Tenerife's best: La Nonna restaurant, which
is on the prestigious El Duque promenade in Costa Adeje. Check out this review:
There's only one thing that I like more than discovering a top-notch restaurant in the
south and that's discovering a top-notch restaurant that doesn't take itself too
seriously. La Nonna is as fine a restaurant as you'll find anywhere in the south of
Tenerife, but it's also one of the friendliest.
The restaurant lies in the oft-overlooked top end of El Mirador shopping village on
what I like to call 'the Tenerife Riviera'. This stretch of coastline from the circular Plaza del Duque shopping centre to the El
Mirador Hotel houses a designer selection of shops, bars and eateries - all with more panache than you can shake a cocktail

Rational FX, the currency transfer specialist, reports an upward trend in large transactions moving to Tenerife which may be directly attributed to an
increase in property purchases.

The Tribunal Supremo in Madrid has ruled on the controversial issue of non payment of rent and eviction. Up till now, non payment of rent did not
necessarily involve the eviction of the tenant, however the new ruling states that if the tenant is late with a second payment then this will constitute
