GENERAL NOTES AND REQUIREMENTS1. THE ARCHITECT HAS PREPARED THIS SET OF CONTRACT
DOCUMENTS BASED ON VISUAL INSPECTION OF THE EXISTINGPREMISES AND ON INFORMATION PROVIDED BY THE OWNER.
2. IN THE EVENT OF A DISCREPANCY IN THE CONSTRUCTIONDOCUMENTS, THE PREVAILING ORDER SHALL BE:
A. CONTRACT FOR CONSTRUCTION
B. GENERAL REQUIREMENTS
C. SPECIAL REQUIREMENTS
D. OWNER'S PUBLISHED DESIGN STANDARDS, IF APPLICABLE
E. SPECIFICATIONS

3. ALL DIMENSIONS GOVERNED BY EXISTING CONDITIONS AREAPPROXIMATE. ALL SUCH DIMENSIONS AND CONDITIONS SHALLBE FIELD VERIFIED BY THE GENERAL CONTRACTOR PRIOR TOPROCEEDING WITH ANY WORK. SHOULD CONDITIONS ORDIMENSIONS VARY FROM THOSE SHOWN, THE CONTRACTORSHALL NOTIFY THE ARCHITECT BEFORE PROCEEDING. USEFIGURED DIMENSIONS. DO NOT SCALE DRAWINGS. WHEREDIMENSIONS ARE SHOWN WITH A "±", ADJUSTMENTS MAY BEMADE TO SUIT FIELD CONDITIONS.
4. TO ESTABLISH THE COMPREHENSIVE SCOPE OF WORK AND TOASSURE COORDINATION WITH OTHER TRADES, EACHSUBCONTRACTOR SHALL COMPLETELY REVIEW THE PLANS,NOT ONLY FOR HIS OR HER RESPECTIVE TRADE, BUT FOR THEWORK OF OTHER TRADES AS WELL. THE DOCUMENTS AREINTERDEPENDENT. ONCE THE CONTRACTOR ORSUBCONTRACTOR HAS COMMENCED WITH HIS WORK, IT SHALLBE ASSUMED THAT HE HAS ACCEPTED THE CONDITIONS IN THEFIELD TO BE CORRECT AND RIGHT FOR THE INSTALLATION OFHIS WORK.
5. EACH SUBCONTRACTOR SHALL CALL FOR UTILITY LOCATES ORCOORDINATE DIRECTLY WITH THE GENERAL CONTRACTORPRIOR TO ALL DIGGING OPERATIONS.
6. ACCURATE RECORD DOCUMENTS ARE TO BE RECORDED FORLOCATIONS OF UNDERGROUND STRUCTURES AND UTILITIES.
7. ALL WORK SHALL BE ACCOMPLISHED IN ACCORDANCE WITHTHE ENVIRONMENTAL PROTECTION AGENCY, STATE AND LOCALENVIRONMENTAL LAWS AND REGULATIONS. THE CONTRACTORSHALL OBTAIN ALL REQUIRED PERMITS PRIOR TOCONSTRUCTION. PERMITS SHALL BE POSTED AT THE JOBSITE.
8. CONSTRUCTION SHALL COMPLY WITH THE CURRENT EDITIONOF THE FLORIDA BUILDING CODE.
9. NO ASBESTOS CONTAINING BUILDING MATERIALS MAY BE USEDDURING CONSTRUCTION.
10. PROVIDE PRODUCTS HAVING "ENERGY STAR" CERTIFICATIONSWHEN AVAILABLE.
11. CONTRACTOR SHALL PROVIDE A CONSTRUCTION ACCESS ANDSTAGING AREA PLAN FOR OWNER'S APPROVAL.
12. CONTRACTOR SHALL PROVIDE A SAFETY BARRIER TO PREVENTINTERACTIONS BETWEEN THE PUBLIC AND THE JOBSITE.
13. WORKING HOURS SHALL BE COORDINATED WITH, ANDAPPROVED BY, THE OWNER.
14. ALTERNATES MAY BE USED AS REQUIRED BY THE SCOPE OFWORK. THESE WILL BE DETERMINED BY THE ARCHITECT ANDUSED UNDER THE DIRECTION OF THE OWNER'SREPRESENTATIVE.
15. PROGRESS PAYMENTS ARE TO BE SUBMITTED MONTHLY.
16. A SCHEDULE OF VALUES SHALL BE SUBMITTED AND APPROVEDPRIOR TO THE INITIAL PAY REQUEST.
17. A DAILY REPORT IS TO BE KEPT BY THE CONTRACTOR AND AWEEKLY REPORT IS TO BE SUBMITTED TO THE OWNER'SREPRESENTATIVE SHOWING THE CURRENT PROJECT STATUS,TWO WEEK LOOK-AHEAD, ISSUES AND PROBLEMS, PERMITSTATUS AND PERCENT COMPLETE.
18. CONTRACTOR IS TO HOLD WEEKLY COORDINATION MEETINGS,INVITING BOTH THE OWNER'S REPRESENTATIVE AND THEARCHITECT.
19. COORDINATION MEETINGS SHALL HAVE AN AGENDA PREPAREDBY AND MEETING MINUTES TAKEN BY THE CONTRACTOR.
20. THE CONSTRUCTION SCHEDULE WILL BE UPDATED MONTHLYAT EACH PAY REQUEST AND BE REVIEWED AT THAT TIME AS ACONDITION OF THE PAYMENT APPLICATION.
21. CONTRACTOR IS TO PROVIDE A COMPLETE SUBMITTALREQUIREMENT MATRIX FOR EACH PRODUCT LISTING ALLANTICIPATED SUBMITTALS CROSS REFERENCED WITH THESECTION NUMBER. THE QUANTITY OF SUBMITTALS, INCLUDINGTHE NUMBER OF SAMPLES, PRODUCT DATA AND SHOPDRAWINGS REQUIRED IS TO BE DETERMINED.
22. ALL TRAINING VIDEOS SHALL BE DIGITALLY RECORDED ANDSUBMITTED TO THE OWNER.
23. THE CONTRACTOR SHALL BE RESPONSIBLE FOR CONTRACTINGWITH AND COORDINATION OF MATERIALS TESTING AS PART OFQUALITY ASSURANCE. THE TESTING AGENCY IS TO COPY THEOWNER AND THE ARCHITECT ON ALL REPORTS.
24. CONTRACTOR IS TO PROVIDE A PROJECT CONSTRUCTION SIGNOF WATER RESISTANT CONSTRUCTION. COPY AND DESIGN OFTHE CONSTRUCTION SIGN SHALL BE REVIEWED AND APPROVEDBY THE OWNER'S REPRESENTATIVE AND ARCHITECT. NOOTHER MARKETING SIGNAGE WILL BE PERMITTED.
25. THE CONTRACTOR IS TO PRESERVE AND PROTECT ALLEXISTING VEGETATION SUCH AS TREES, SHRUBS, AND GRASSADJACENT TO THE SITE WORK WHICH IS NOT TO BE REMOVEDAND WHICH DOES NOT INTERFERE WITH THE CONSTRUCTIONWORK. THE CONTRACTOR, AT NO ADDITIONAL COST TO THEOWNER, SHALL REPLACE DAMAGED VEGETATION RESULTINGFROM CONTRACTOR OPERATIONS WITH A COMPARABLESPECIMEN.
26. THE CONTRACTOR SHALL PROTECT UNDERGROUND ANDOVERHEAD UTILITIES AT ALL TIMES. ADDITIONAL CARE SHALLBE TAKEN WHEN THE CONTRACTOR IS REQUIRED TO TIE INTOEXISTING UTILITIES. THE CONTRACTOR SHALL NOTIFY THEOWNER 72 HOURS IN ADVANCE TO SCHEDULE UTILITYCONNECTIONS. THE CONTRACTOR, AT NO ADDITIONAL COSTTO THE OWNER, SHALL REPAIR ANY AND ALL DAMAGE TOUTILITIES RESULTING FROM CARELESS OPERATIONS.
27. THROUGHOUT THE DURATION OF CONSTRUCTION, THECONTRACTOR SHALL MAKE EVERY EFFORT TO ENSURE THEBUILDING REMAIN IN DRIED-IN CONDITION AND PREVENTUNLAWFUL ENTRY INTO THE CONSTRUCTION SITE.
28. ALL SUBSTITUTION REQUESTS FROM THE CONTRACTOR SHALLBE REVIEWED BY THE ARCHITECT AND ACCEPTED/REJECTEDBY THE OWNER'S REPRESENTATIVE, BASED ON THEARCHITECT'S RECOMMENDATION, PRIOR TO INCORPORATION INTHE WORK.
29. CONTRACTOR TO PROVIDE FINAL CLEANING. THE OWNERRESERVES THE RIGHT TO PROVIDE CLEANING SERVICES WHENCLEAN-UP HAS NOT BEEN PROVIDED TO THE SATISFACTION OFTHE OWNER. ASSOCIATED COSTS WILL BE DEDUCTED FROMTHE CONTRACTOR'S FINAL PAYMENT.
30. THE CONTRACTOR IS RESPONSIBLE FOR PROVIDING LADDERSOR OTHER MEANS OF ACCESS TO THE OWNER, INSPECTORS,ARCHITECT, AND ENGINEERS.
31. ALL MATERIAL SAFETY DATA SHEETS ON ANY HAZARDOUSPRODUCT SHALL BE KEPT ON FILE AT JOBSITE, AND INCLUDEDIN CLOSE-OUT DOCUMENTATION.
32. CONTRACTORS SHALL INCLUDE FOUR PRINTED COPIES OF THERECORD DRAWINGS ALONG WITH ONE ELECTRONIC COPY WITHCLOSE-OUT DOCUMENTATION.
33. FINAL SUBMITTAL SHALL INCLUDE TWO COPIES OF THEOPERATION AND MAINTENANCE DATA BINDERS FOR THEOWNER'S USE THAT NOTES CONTRACTOR LISTINGS,PRODUCTS, AND WARRANTY INFORMATION.
34. CONTRACTOR SHALL WARRANT THE PROJECT FOR A TERM OFONE YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION OFTHE ENTIRE PROJECT, REGARDLESS OF PARTIAL OCCUPANCY.
35. ALL EXITS SHALL COMPLY WITH FLORIDA ACCESSIBILITY CODEFOR LEVEL ENTRY; SEE FBC, ACCESSIBILITY, SECTION 303;CHANGES IN LEVEL.
36. CONSTRUCTION OF WORK INDICATED ON THE DRAWINGS AS(N.I.C.) IS NOT IN CONTRACT.

40. GLAZING SUBJECT TO HUMAN IMPACT AS IDENTIFIED INAPPLICABLE CODES SHALL BE SAFETY GLAZING MATERIAL.EACH LIGHT OF LAMINATED OR TEMPERED GLAZING SHALL BEIDENTIFIED BY A PERMANENT LABEL, WHICH SPECIFIES THELABELER, OR MANUFACTURER AND THAT SAFETY GLAZINGMATERIAL HAS BEEN UTILIZED.
41. PROVIDE PROPER ANCHORAGE OF ESSENTIAL EQUIPMENT INACCORDANCE WITH APPLICABLE CODES.

1.2 DEFINITIONSA. ACTION SUBMITTALS: WRITTEN AND GRAPHIC INFORMATION
THAT REQUIRES ARCHITECT'S/ENGINEER'S RESPONSIVEACTION.
B. INFORMATIONAL SUBMITTALS: WRITTEN INFORMATION THATDOES NOT REQUIRE ARCHITECT'S/ENGINEER'S APPROVAL.SUBMITTALS MAY BE REJECTED FOR NOT COMPLYING WITHREQUIREMENTS.
1.3 SUBMITTAL PROCEDURESA. GENERAL: ELECTRONIC COPIES (.PDF ONLY) OF DRAWINGS
OF THE CONTRACT DRAWINGS WILL BE PROVIDED BYARCHITECT/ENGINEER FOR CONTRACTOR'S USE INPREPARING SUBMITTALS.
B. CONTRACTOR SHALL SUBMIT SOFT COPIES OF PRODUCTDATA, SHOP DRAWINGS, AND PHYSICAL COPIES OF SAMPLES.
C. OPERATINGINSTRUCTIONS EXPLAINING PREVENTIVE MAINTENANCE PROCEDURES, METHODS OFCHECKING THE SYSTEM FOR NORMAL SAFE OPERATION, AND PROCEDURE FOR SAFELYSTARTING AND STOPPING THE SYSTEM SHALL BE PREPARED AND INCLUDED WITH THEMANUALS.

9. ANY PENETRATIONS MADE THROUGH A FIRE RATED ASSEMBLY SHALL BE PROPERLY SEALED TO MAINTAIN THE FIRE RATING OF THEASSEMBLY PER U.L. AND NFPA.
10. THE WORK SHALL INCLUDE REVISIONS, DEMOLITION, MODIFICATIONS AND REWORK OF THE EXISTING FACILITY AND SYSTEMS AS REQUIREDFOR INSTALLATION OF NEW WORK, AND FOR CONNECTIONS BETWEEN EXISTING WORK AND NEW WORK WHERE REQUIRED. THE WORK SHALLALSO INCLUDE THE COMPLETION OF ELECTRICAL POWER AND CONTROL CIRCUITS, FOR DEVICES AND EQUIPMENT THAT ARE TO REMAIN INSERVICE, IF THE CIRCUITS ARE BROKEN BY DEMOLITION WORK, OR BY THE REMOVAL OR CUTTING OF EXISTING BUILDING CONSTRUCTION,EXISTING DEVICES OR EQUIPMENT. EXISTING CONDUIT WIRING SHALL BE REROUTED AND CONNECTED WHERE NECESSARY.
11. EACH BIDDER SHALL INSPECT THE SITE AS REQUIRED FOR KNOWLEDGE OF EXISTING CONDITIONS PRIOR TO BIDDING AND FAILURE TOOBTAIN SUCH KNOWLEDGE SHALL NOT RELIEVE THE SUCCESSFUL BIDDER OF THE RESPONSIBILITY TO MEET EXISTING CONDITIONS INPERFORMING THE WORK UNDER THIS CONTRACT.
12. WHERE NEW WORK CANNOT BE INSTALLED WITHOUT CHANGES IN EXISTING FACILITY OR SYSTEMS OR WHERE IT IS INDICATED ON DRAWINGSTO REWORK AN EXISTING INSTALLATION, THIS CONTRACT SHALL INCLUDE ALTERATIONS TO EXISTING WORK AS REQUIRED TO INSTALL NEWWORK. ADDITIONS TO THE CONTRACT COST WILL NOT BE ALLOWED BECAUSE OF THIS CONTRACTORS FAILURE TO INSPECT EXISTINGCONDITIONS AT THE SITE OF THE WORK.
13. PROVIDE HACR RATED CIRCUIT BREAKERS FOR ALL HVAC EQUIPMENT.
CUTTING AND PATCHING1. THE RESPONSIBILITY FOR ANY CUTTING OF CONSTRUCTION WHICH IS REQUIRED FOR THE INSTALLATION OF DIVISION 16 WORK, SHALL BE BY
THE CONTRACTOR. THE CONTRACTOR SHALL COORDINATE WITH ALL OTHER TRADES AND THE OWNER BEFORE ANY CUTTING AND OBTAINAPPROVAL FROM THE ARCHITECT/ENGINEER PRIOR TO ANY CUTTING. ALL PATCHING, PAINTING AND FINISH SHALL BE BY THE CONTRACTOR.
2. CUTTING SHALL BE DONE WITH EXTREME CARE AND IN SUCH A MANNER THAT THE STRENGTH OF THE STRUCTURE WILL NOT BEENDANGERED. WHEREVER POSSIBLE, OPENINGS IN CONCRETE OR MASONRY CONSTRUCTION SHALL BE BY CONCRETE SAW OR ROTARY COREDRILL. OPENINGS IN ANY CONSTRUCTION SHALL BE CUT THE MINIMUM SIZE REQUIRED FOR THE INSTALLATION OF THE WORK. ADEQUATEPROTECTION SHALL BE PROVIDED TO PREVENT DAMAGE TO ADJACENT AREAS AND TO PREVENT DUST FROM SPREADING TO ADJACENTAREAS.
3. WHERE OPENINGS OR HOLES ARE CUT IN CONSTRUCTION AND THE CUTTING BREAKS ELECTRICAL CIRCUITRY OR CONTROL CIRCUITRYCONDUIT AND WIRING, THEN IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO REROUTE THE CIRCUITRY CONDUIT AND REWIRINGAND TO COMPLETE THE CIRCUITRY AS REQUIRED AND AS APPROVED BY THE ARCHITECT/ENGINEER. TEMPORARY COMPLETION SHALL BEPROVIDED WHERE NECESSARY BEFORE THE PERMANENT REROUTING AND COMPLETION WORK IS FINISHED.
4. BEFORE ANY CUTTING, PATCHING, OR FINISHING WORK IS STARTED, DUST AND MOISTURE PROTECTION SHALL FIRST BE INSTALLED ASREQUIRED AND AS SPECIFIED IN THESE SPECIFICATIONS.
5. OPENINGS CUT IN FLOOR SHALL BE CUT BY CORE DRILLING WHERE POSSIBLE. AFTER WORK IS INSTALLED THROUGH ANY OPENING IN FLOOR,THE OPENING AROUND THE WORK SHALL BE PATCHED AND SEALED WATERTIGHT AND EPOXY OR SILICONE BASED, NON-CRACKINGELASTOMERIC SEALANT.
PAINTING1. CONTRACTOR SHALL BE RESPONSIBLE FOR REPAINTING AREAS OF CONSTRUCTION THAT ARE SCRATCHED, MARRED, OR DAMAGED BY THE
NEW CONSTRUCTION. CONTRACTOR SHALL MATCH THE COLOR, TYPE AND THICKNESS OF PAINT AS PREVIOUS.
ACCEPTANCE TESTING1. UPON COMPLETION OF WORK, THE ENTIRE WIRING SYSTEM SHALL BE TESTED, AND SHALL BE SHOWN TO BE IN PROPER WORKING CONDITION
IN ACCORDANCE WITH INTENT OF SPECIFICATIONS AND DRAWINGS. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO HAVE ALLSYSTEMS READY FOR OPERATION AND TO HAVE AN ELECTRICIAN AVAILABLE TO OPERATE SAME IN ACCORDANCE WITH AND UNDER THESUPERVISION OF THE INSPECTION REPRESENTATIVE OF THE ARCHITECT/ENGINEER. THE CONTRACTOR SHALL BE AVAILABLE TO ASSIST INREMOVAL OF PANEL FRONTS, ETC., TO PERMIT INSPECTION AS REQUIRED.
AS-BUILT DRAWINGS1. THE CONTRACTOR SHALL PROVIDE AND KEEP UP TO DATE A COMPLETE RECORD SET OF CONSTRUCTION "AS-BUILTS" BLUE LINE PRINTS
WHICH SHALL BE CORRECTED DAILY, AND SHALL SHOW EVERY CHANGE FROM THE ORIGINAL CONTRACT DRAWINGS, INCLUDING ADDENDAAND CHANGE ORDERS IN ACCORDANCE WITH GENERAL REQUIREMENTS AND SPECIAL CONDITIONS. THIS SET OF PRINTS SHALL BE KEPT ONTHE JOB SITE, AND SHALL BE USED ONLY AS A RECORD SET. THIS SHALL NOT BE CONSTRUED AS AUTHORIZATION FOR THE CONTRACTORS TOMAKE CHANGES IN THE LAYOUT WITHOUT DEFINITE INSTRUCTION IN EACH CASE.
PROTECTION1. THE CONTRACTOR SHALL KEEP THE CONSTRUCTION SITE CLEAN OF ALL WASTE MATERIALS AND RUBBISH CAUSED BY HIS WORK OR
EMPLOYEES. UPON COMPLETION OF THE WORK AND AT TIMES DURING PROGRESS OF THE WORK WHEN REQUESTED BY THEARCHITECT/ENGINEER, THE CONTRACTOR SHALL REMOVE ALL SURPLUS MATERIALS, RUBBISH, AND DEBRIS RESULTING FROM THEOPERATION, AND SHALL LEAVE THE ENTIRE BUILDING AND INVOLVED PORTIONS OF THE SITE, INSOFAR AS THE WORK OF THE CONTRACT ISCONCERNED, IN A NEAT, CLEAN, AND ACCEPTABLE CONDITION AS APPROVED BY THE ARCHITECT/ENGINEER. EQUIPMENT, LIGHTINGFIXTURES, MATERIALS AND ACCESSORIES SHALL BE THOROUGHLY CLEANED OF CEMENT, PLASTER, AND OTHER MATERIALS.
2. THE CONTRACTOR SHALL PROVIDE ADEQUATE PROTECTION, WHEREVER WORK IS TO BE PERFORMED IN FINISHED/OCCUPIED SPACES, TOPREVENT DAMAGE TO ADJACENT AREAS, EQUIPMENT, OR FURNISHINGS; TO PREVENT ACCIDENTAL INJURY TO BUILDING OCCUPANTS AND THEPUBLIC; TO PREVENT THE SPREADING OF DUST, DIRT, DEBRIS, AND MOISTURE FROM THE AREA WHERE WORK IS BEING PERFORMED; AND TOPREVENT DUST, DIRT, DEBRIS, AND MOISTURE FROM GETTING ON OR IN THE BUILDING OCCUPANTS FURNISHINGS OR EQUIPMENT.
3. THE CONTRACTOR SHALL REPAIR, AT NO COST TO THE OWNER, ANY DAMAGE DONE BY HIMSELF OR HIS EMPLOYEES. HE SHALL ALSO BERESPONSIBLE FOR ALL CUTTING AND PATCHING REQUIRED TO PROPERLY INSTALL HIS WORK. THIS SHALL ALSO INCLUDE THE PATCHING OFEXISTING ROADWAYS (PAVED OR IMPROVED), PARKING AREAS, SIDEWALKS, CURBS, GUTTERS, ETC., CUT TO INSTALL WORK PROVIDED BY THECONTRACTOR. PATCH WORK SHALL COMPLY WITH THE APPLICABLE SECTIONS OF THESE SPECIFICATIONS AND SHALL MATCH THE EXISTINGFINISHES.
