Sorry to inform all but base rent will increase $23.64 starting January 1st, 2018. Pass-thru which is water, sewer and garbage pick-up will increase $2.55. Base went up 4.4% compared to average past 18 years 4.2%.

New Rates Are:

Inside Sites: $585.00

Corner Sites: $598.00

Lake Front: $619.00

During our November, December and January HOA board meeting the negotiation committee will give a detailed report on what the community will be receiving in upgrades in 2017-2018.

We are bringing back Veteran’s Day There will be a Veteran’s day celebration honoring all our veterans. November 11, 2017, we will have a gathering of veterans at the community center. At 11:11 am we will honor our veterans then follow with a golf cart parade around the community. Lastly, we will be serving a lunch at the community center. Veterans will eat for free guest will pay a small fee for lunch.

Over the years many residents were under the impression the HOA board handles Swan Lake Community issues. Not true, the HOA board does not have that power in the community. If you have a maintenance issue or complaint park management has instructed the HOA to inform all residents to fill out a form located across from the office in a hanging black wall tray. You fill out the form and give it to Sonya or slide it under her door if she’s not present. All complaints or maintenance request are confidential.

If for some reason you are not getting satisfaction from management, yes, the HOA can only represent you in a meeting with management, HOWEVER if your issue is pertaining to something in the Swan Lake Prospectus you signed when you moved in or pertaining to Florida HOA status 723 we cannot assist you. Never hurts to ask us.

HOA BOARD MEETING PROTOCAL To all HOA paid members, Protocol for a meeting has change this past year so those who might not have attended our spring 2017 meetings we thought a little update to how the meetings are run would greatly help clarify the difference between BOARD meetings and ASSOCIATION meetings. BOARD MEETING: We usually have four board meeting between November and April normally on a Tuesday of the month however due to our monthly events it can vary so we post fourteen days before a meeting on the bulletin board and outside signage board. During board meetings residents can only speak on agenda items however we do have MOTION FORMS available in the hallway across from the office. Fill out your question of concern no later than 5 days before a board meeting and place in the basket sitting on filing cabinet by the pool table. The board will discuss your request deciding either not addressing it, tabling it or address you motion during the meeting. ASSCOCIATION MEETINGS: We have two, one in February and one in March. These are the only times a resident can speak during a meeting however that resident still needs to fill out a MOTION FORM. During these meetings, we discuss what changes the HOA residents want to vote on. February meeting, we introduce those paid residents who plan to run for the board. February, we vote on all issues present and accepted. We, the board, are always looking for chairpersons to handle such things as board nomination committee or negotiation committee. If you wish to submit your name contact board or use the [email protected]. The chairperson and members of the negotiation committee need to be fulltime residents, or at least in the park between May thru September. This is due to meeting with management in August and ownership in September. Those interested can send in a motion anytime or contact current committee chairperson.
