Málaga is also home to the region's largest bank, Unicaja, and other multinationals such as Fujitsu Spain, Pernod Ricard Spain, Accenture, Epcos, Oracle Corporation, Huawei and San Miguel. The city is the fourth-ranking city in economic activity in Spain behind Madrid, Barcelona and Valencia. Málagas strategic plan is promoted through the campaign "Málaga: Open for Business" and is directed towards the international promotion of the city on all levels but fundamentally on a business level. The campaign places a special emphasis on new technologies as well as innovation and research in order to promote the city as a reference and focal point for many global business initia-tives and projects.

The city hosts the International Association of Science and Technology Parks (IASP) and a group of IT company executives and business leaders has launched an IT-sector initiative, Málaga Valley e-27, which seeks to make Málaga the Silicon Valley of Europe. Nobel prize-winner Bruce Beutler is also planning to set up the biggest muta-genesis research laboratory in the world in Malaga.

The most important business sectors in Málaga are tourism, construction and technology services, but other sectors such as transportation and logistics are beginning to expand. For example, The Andalusia Technology Park (PTA), located in Málaga, has enjoyed significant growth since its inauguration in 1992 and assists Málaga in maintaining its pole position as the main economic and financial centre of southern Spain. In 2018, this high-tech, science and industrial park employed over 16,774 workers.

MálagaMálaga city is the capital of the Province of Málaga, in the Autonomous Community of Andalusia, Spain. With a population of 800 000 in 2018, it is the second-most populous city of Andalusia and the fifth largest in Spain. It is the southernmost largest city in Europe. In addition to Málaga city, there are other well known cities like Marbella, Fuengirola, Benalmadena, Estepona and Nerja.

All these places are extremely popular tourist destinations and this area is together with the Alicante area Spain's largest tourist regions with a long tradition of international tourism from all nationalites around the world. Every year 82 million people visit Spain and spend over 500 million nights, making it the worlds most visited country based on this statistic.

Spanska FastighetsfondenLOCATION COMMENTARY - SPAIN

| Spanska Fastighetsfonden S.L. | www.spanskafastighetsfonden.com | [email protected] | Phone: +46 8-5592 28 37

■ According to studies such as those published by the Harvard Center for International Development, Spain will be the number one in Europe and the fourth in the OECD in terms of GDP growth to 2025 (3.8% annually).

■ Spain is in a leading position in terms of ease of access to international investment. According to the OECD’s FDI Restrictiveness Index, Spain is the 9th most open economy to FDI in the OECD and G20 countries.

■ Spain is the EU's 5th largest economy after Germany, United Kingdom, France and Italy. Spanish economyaccount for almost 10% of EU GDP.

■ Spain's economy has grown five years in a row (2015-2019) and three of these have been at levels above 2%, ie. higher than the EU average and faster than the largest EU countries.

■ Spain is Europe's main destination for sun and golf holidays and has about 500 million sold accomodation nights per year, which is the highest in world. A total of 83 million international visitors arrive in Spain each year (2018), which places Spain on second place in the world after France. Of these 83 million, 20 million arrive at Malaga Airport.

■ Spain is one of Europe's largest property markets and it experienced a sharp decline in property values duringthe financial crisis. This creates good investment opportunities today since there is a very high demand for holiday accommodation combined with the low supply of modern and updated apartments. That means that tourists pay a high price per night for old decor and relatively low standard which in return creates great opportunities for invest-ment groups with a modern and international concept.

■ The Spanish residential property market is still more regulated than most northern and western European property markets. There is no interest deduction and there is a lower loan-to-value ratio (60-70%) for mortgages as well as higher mortgage rates. Furthermore there is shorter amortization periods (25 years) and higher taxes on change of ownership (approx. 10%). Based on this information we forecast that Spain, like other countries, in the long runis going to undergo a deregulation phase. This is when the big value growth will take place on the Spanish residen-tial property market.

■ Three of Europe’s main airports by passenger volumes are located in Spain: Madrid Barajas in 5th place, Barcelo-na El Prat in 6th and Palma de Mallorca in 13th. Both Madrid and Barcelona airports are among the highest- ranking in terms of quality of service, punctuality and passenger experience.

■ Air Transport Association (IATA) has recently chosen Spain, Madrid in particular, as the site of its global opera-tions centre, from which 83% of the world’s air traffic will be controlled.

■ According to the International Congress and Convention Association (ICCA), Spain holds the 5th position world-wide and 4th in Europe in terms of number of international events and participants.

■ An additional factor in Spain’s market attractiveness is its language, its use in business and the potential it offers. Spanish is the second most spoken language as a native (436m) behind only Mandarin worldwide. However it is also second by (i) number of inhabitants, (ii) most studied language, (iii) most used in international communication, and also (iv) content on the internet.

■ Spain has also been the only major Eurozone country to maintain its share of foreign trade during the crisis years.

■ The main U.N. body dealing with trade, investment and development issues, UNCTAD, also highlights that between 2009 and 2016 there were 3,400 greenfield projects, amounting to an average of 420 projects annually. This ranks Spain 5th among its OECD peers and underlines the attractiveness of the Spanish market to foreign investors, even during periods of economic crisis and global uncertainty.
