JESS’S WOODS GENERAL DESCRIPTION Situated close to the village of Llanfynydd, Jess’s Woods comprise four lots of young broadleaf woodlands. Formerly part of a smallholding, the woodland was established in 2016 under the Glastir Woodland Creation Scheme. As part of this the carbon rights have been sold and the property is eligible for a Woodland Creation premium, Glastir Maintenance Grant and Basic Payment Subsidiaries (BPS). Further information on these may be sought from the woodland manager. This area has a strong history with the older parts of the local village dating back to 1400 AD. The parish originally hosted nearly 1400 inhabitants most of whom would have been employed in subsistence farming. The local inhabitants resisted the erection of a wind turbine ensuring that the valley should for the foreseeable future remain an attractive and silent place. LOT 1: CARREG WOOD 3.33 hectares / 8.24 acres Access to Carreg Wood is taken directly off the main road. Upon entering the property a stone track cuts across up to the old barns and then out to the east and onward to the other lots. A right exists to relocate this track away from the barns at the owner’s expense. The wood comprises a mix of native broadleaf species including alder, oak, sycamore and birch with the prominent species in this lot being oak. This has established well and is, for a naturally slow growing species, performing reasonably. The continuing maintenance has ensured there have been very few losses and given time this will become an attractive stand of trees. The location whilst feeling remote is still easily accessed and is just 20 minutes from Carmarthen. There is a small collection of timber and steel sheet constructed buildings which have been used for the storage of machinery and housing of animals. The planning opportunities have not been explored and no commentary is given on their suitability for conversion. Rights of Way Lot 1 is sold subject to a right of way for all purposes across the route ABC for the benefit of Lots 3 and 4. Maintenance is according to user.

OFFERS AROUND £34,000 ARE INVITED FOR LOT 1

LOT 2: PERT WOOD 2.09 hectares / 5.16 acres Lot 2 is the smallest of the four lots and gains from the road access at point E on the sale plan. Although the entrance is steep upon entering the wood the gently sloping topography provides an excellent vista out over the eastern valley and Mynydd Figyn which is amusingly classified only as a ‘hump.’ As with Lot 1 this is planted with a mix of native broadleaf species. There is a significant element of pioneer alder and birch which are performing well and will provide excellent screening within just a few more growing seasons. This smaller block is affordable for those looking for a young woodland to enjoy either for practicing silvicultural skills or simply as an amenity space to be used and enjoyed.

OFFERS AROUND £13,000 ARE INVITED FOR LOT 2

LOT 3: KITE WOOD 3.49 hectares / 8.62 acres Kite Wood is so named after the beautiful sight of red kites soaring over the young plantation on a sunny day. The planting scheme here has been worked in around the historic sunken lanes and field boundaries so that once into its stride it will preserve the integrity of these old routes whilst creating small glades or openings within the wood. At present the open pasture within this lot plays host to plants such as lady’s smock and the cuckooflower. The planting mix itself consists predominantly of birch and alder with an attractive mix of sycamore and oak on the eastern slopes. The change in topography across the site is notable without being off-putting and the view from the westernmost boundary, when stood on the old boundary soil bank, is most impressive. For the keen forester, bird watcher or simply an amenity user this wood provides excellent opportunities for all tastes. Rights of Way Lot 3 is sold with the benefit of a right of way for all purposes over the route ABC. It is sold subject to a right of way for all purposes across route CD in favour of Cairn Wood. Maintenance is according to user.

JESS’S WOODS LOT 4: CAIRN WOOD 12.00 hectares / 29.65 acres Right in the heart of Cairn Wood stands a Scheduled Ancient Monument. The monument comprises the remains of a ring cairn of earth and stone and is of national importance for its potential to enhance our knowledge of prehistoric burial and ritual practices. The feature is an important relic of a prehistoric funerary and ritual landscape and retains significant archaeological potential. There is a strong probability of the presence of both intact ritual and burial deposits, together with environmental and structural evidence.

Atop the cairn is an Ordnance Survey Trig Pillar, a fixed surveying station used in geodetic surveying. The reason for the choice of site was historically for the benefit of visibility to other similar beacons. The reward on reaching this point is a panoramic view out over the surrounding countryside. This historic monument combined with the flight of the red kite, the curlew, and the skylark gifts this with the feel of a special place and one to be enjoyed and protected. The establishment of part of the site with alder, birch and oak provides a pleasant mix against the moorland with its heather and grass mix combining to make an exceptional amenity space. Rights of Way Lot 4 is sold with the benefit of a right of way for all purposes over the route ABCD. Maintenance is according to user.

OFFERS AROUND £97,500 ARE INVITED FOR LOT 4
