St Peter’s Green provides a village style environment, combining apartments for seniors to live independently, residential aged care for accommodation for seniors requiring continual care and a range of community facilities including a cafe, village green and council library.

Residents of the 27 independent living apartments have their own private community room, courtyard, dining and lounge areas. The 93 bed residential aged care facility incorporates a hairdressing salon, chapel and medical treatment rooms. St Peter’s Green offers a variety of facilities for local residents from the surrounding area as well as residents in the village.

The alfresco café and deli is a great place to meet friends for lunch or a cup of tea while toddlers play in the secure playground. Residents can attend group activities in one of the community rooms, borrow the latest bestseller at the Willoughby Council library or simply use the outdoor seating area to read the paper and watch the day unfold.

With all these facilities there will always be plenty to see and do at St Peter’s Green.

Situated on a former church site at 565 Mowbray Road, Lane Cove North, St Peter’s Green is located between Lane Cove village and Chatswood CBD in Sydney’s lower north shore. The location has easy road access to the major shopping complexes and the general/specialist centres in Chatswood CBD. The upgraded and expanded Royal North Shore Hospital, with a full emergency department, is only 5km from the site.

St Peter’s Green is surrounded by many community and natural attractions including golf, bowling and tennis clubs, leafy local parks and natural beauty of the Lane Cove National Park. The bus stop directly outside the village green offers over thirty daily services between North Ryde and Chatswood. CouncilCab, a Willoughby Council run taxi service provides low cost transport to any where in the Willoughby local government area. This is a great service for residents who no longer wish to drive.

Seniors living with uncompromising quality

A range of apartments have been specifically designed for seniors comprising of easy living one bedroom apartments, spacious two bedroom apartments and innovative apartments that incorporate an additional flexible room. The northerly apartments are designed around landscaped courtyards to maximise winter sun and to benefit from summer breezes. Quality fixtures, fitting and appliances are a feature of all apartments. Lift access to all levels with secure basement car parking and individual storage areas. Apartments are designed for aging in place to provide easy access for carers and adaptability should wheelchair access or other support be required at any stage.

buildings, and 93 residential aged-care beds operated by Catholic Healthcare.

Fisher says every aspect of this project was planned to make residents feel secure – from the interior design of the independ-ent units to the choice of fixtures, fittings and appliances.

“Extensive research and discussions with groups of senior citizens highlighted the need for good ergonomics,” he says.

Consequently, apartments have wide door openings and flush floor surfaces between inside and outside. The company

also specified Fisher & Paykel appliances designed for ease of operation.

These include the CT560SS ceramic cooktop, which has large control knobs, positioned at the front for accessibility. The flat surface of the cooktop means that heavy pans can be slid across the surface, rather than lifted.

Apartments also feature the Fisher & Paykel OB60SLMFX oven, which has wording and symbols in an extra-large font that is easy to read. As well, the oven has heavy-duty telescopic runners that

allow food trays to slide out. This means there is no need to put hands into the hot oven – and bending is minimised.

Functionality is not compromised, however. The multifunction oven offers optional fan baking and grilling and comes with a minute timer and oven light.

Ergonomics was also a factor in the choice of the stainless steel Fisher & Paykel DD60SCX6 DishDrawer. Installed at waist height, the DishDrawer provides easy access to dishes. The drawer design also ensures spills are contained within

the DishDrawer, minimising any chance of liquids splashing on the floor.

Other Fisher & Paykel appliances include the slide-out HS60CSRX1 range-hood, which is hidden when not in use.

Apartments also feature the E442BRX stainless steel refrigerator with Active Smart technology, which continually mon-itors and adjusts the flow of cool air so food remains at the optimum temperature. Humidity-controlled vegetable drawers help keep produce fresher for longer.

Catholic Healthcare Catholic Healthcare will manage the independent living apartments and operate the adjacent residential aged care facility. Catholic Healthcare is a not-for-profit organisation and are Australia’s largest catholic aged care provider, operating in 41 locations across New South Wales serving more than 3,000 residents in Independent Living Units, Residential Aged Care, Community Care, and Hospital care.

The co-location of community facilities, aged care and senior housing provides flexibility, choice and social interaction, aligning with Catholic Healthcare’s philosophy of creating communities that nurture and respect the life of seniors.

Catholic Healthcare, a not-for-profit organisation, will operate the independent living apartments and the adjacent residential aged care service. Catholic Healthcare will operate the Village in accordance with the Retirement Villages Act consistent with their mission and values. You should also refer to the NSW Office of Fair Trading document on Retirement Village Living which provides comprehensive information on agreements, including information about your rights and obligations.

While residing in the village, residents can have access to a number of personal and domestic care services, provided in their apartment by Catholic Healthcare and its suppliers. The Catholic Healthcare Village Manager can assist with these arrangements.

Residential aged care facility places are allocated on a “needs” basis and the admission guidelines defined by Commonwealth Government legislation. Should the need arise, residents who have been assessed by the Commonwealth’s Aged Care Assessment Team (ACAT) and are eligible for a place in a residential aged care facility, will be assisted by Catholic Healthcare’s Village Coordinator to transition from independent living. However, Catholic Healthcare are unable to guarantee a place will be available at St Peter’s Green Residential Care Facility.

The resident contract is the agreement between the resident(s) and Catholic Healthcare Limited, the village owner and manager. The form of the contract is a loan licence agreement which is one of the most commonly used agreements for retirement villages in New South Wales. The agreement details the resident’s rights and obligations, the fees applicable and village rules.

Residents pay an ingoing contribution which is effectively the upfront purchase price of the apartment. The ingoing contribution varies depending upon the size and features of each apartment, similar to traditional real estate sales. The ingoing contribution is refunded at the end of your occupancy, less any departure fees.

Yes, the fees are commonly referred to as recurrent charges. Recurrent charges are used to pay for the operation and management of the village including essential maintenance and repairs, village management and administration including the cost of employing the Village Coordinator, cleaning, gardening, rates, taxes, common area utility costs and building insurance. The recurrent charges are calculated by the operator and are proportioned to residents depending on their type of accommodation.

We recognise that many residents may have pets for companionship. We accept small pets and this must be balanced with the practicalities of apartment living and the comfort of all residents. The guidelines for keeping pets are detailed in the village rules.

Upon permanently vacating the apartment, the operator will refund the ingoing contribution less a departure fee. Catholic Healthcare will also give departing residents a portion of capital gain which may have accrued during the period of occupancy.
