Impressive opportunities aboundTHE southern corridor has

been generating great interest and investment

potential over the past few years, following the steady development of Iskandar Malaysia.

This growth has led to a boom in the property market, not only within Iskandar but also its neighbouring areas.

As a result, several residential

hubs with supporting lifestyle and education amenities are being developed in the south today, providing a variety of options for investors within business or personal capacities.

Developers from all over the country have had a hand in this evolution, with landed and high rise projects such as these mushrooming in the region:

AFTER the implementation of the Goods and Services Tax (GST), prices of everything

around us seem to have increased. Fortunately, the prices of The Atlantis Residences in Malacca have remained the same. However, according to the developer Asal Harta Sdn Bhd, which is a wholly owned subsidiary of Teladan Setia Sdn Bhd, this may not be for long.

As one of Malaysia’s most popular tourist destinations, Malacca is a melting pot of multicultural races and architectures. Its rich historical heritage, booming tourism industry and industrial parks in the suburbs have transformed Malacca into one of the fastest growing states in Malaysia.

Malacca has been listed as a Unesco World Heritage site since July 7, 2008. On October 21, 2010, Malacca also met the benchmark of Developed State as set out by the Organisation for Economic Co-operation and Development (OECD).

The state had 14 million tourists in 2013 and the numbers continue to increase this year; it is estimated that there will be about 15 million tourists. This creates many new business opportunities and prosperity for the state.

The Atlantis Residences is a four-tower, 40-storey serviced apartment complex located in Kota Laksamana, which is currently one of the most prized landmark development areas in Malacca town.

Strategically located in the heart of the historical city of Malacca, The Atlantis Residences offers the benefit and convenience of city living where everything is located nearby. It also neighbours Taman Melaka Raya, which is the biggest commercial hub in Malacca, and continues to be the pulse and growth engine of the state’s commercial activities.

The Atlantis Residences holds a geographical advantage due to its convenient location – five minutes’ drive from the famous Jonker Street with its rich collection of exotic antiques and diverse culture.

The lower cost of doing business along with cutting-edge fashion boutiques, shopping malls and upcoming mega malls make Malacca the ultimate paradise for economical shopping.

The Atlantis Residences has a four-tier security system that requires an access card for the main guardhouse entrance, lift lobby entrance, lift activation to specific floors and the suite’s main door. Complete with 24-hour security patrols and CCTV surveillance, it places residents’ safety at top priority.

Boasting resort-like facilities befitting a classy service apartment, the podium deck on the seventh floor has a Jacuzzi, well-equipped gym room, sauna, large swimming pool, kids’ pool, barbecue park, multipurpose hall and children’s playground.

On the 24th floor, there is a sky bridge and viewing gallery. This is where you can choose to play or relax as your mood dictates.

After a hard day’s work, you can pamper the needs of your body, mind and soul here at The Atlantis Residences.

The developer has also thrown in a concierge service that helps to solve nitty-gritty nuisances such as water leakage, air conditioner servicing and others. As a value-added service, the concierge also helps to rent out your suite.

three rooms (1,378sq ft or 128sq m). There are also penthouse units available on the highest floor of each tower.

So far, both Tower A and B are 80% sold and Tower C is about 60% sold.

The developer is planning a special launch at The Atlantis Residences Sales Gallery during the Labour Day weekend on May 2 and 3.

There will be a lot of entertainment and two lucky draws for visitors on Sunday. If you happen to be in Malacca during that weekend, be sure to drop by the Sales Gallery to grab the best

Katil where many of the state administrative offices are located.

The state government is constantly upgrading the infrastructure and landscape in the area, the most recent being the widening of the main trunk road as an alternative route to Malacca town.

Neighbouring Ayer Keroh, shopping conveniences such as Aeon, Mydin, Family Store and Parkson are within a short driving distance.

Other amenities located nearby include Pantai Medical Centre, the post office, the Melaka Multimedia University and the Melaka Manipal Medical College.

As a low-density project, Saujana Heights has a unique and serene environment that becomes evident the moment you drive past the guardhouse.

All cables are installed underground and unsightly drains are concealed. There is also plenty of landscaping all around.

According to the developer, Telekom has promised to provide Unifi services to Saujana Heights, which will provide residents with reliable high-speed Internet access.

In an effort to provide better security for its residents, the developer has installed detectors along the entire perimeter of the concrete fence, which will trigger the alarm in the event that an intruder attempts to jump over the perimeter wall.

Access into the residential area is only via access entry cards at the 24-hour manned guardhouse. CCTV cameras have been installed at strategic locations to monitor and record possible events of intrusion.

The grand and exclusive homes at Saujana Heights incorporate a modern design that aspires to stand the test of time. In years to come, the exterior façade should continue to appeal.

The main attraction is the home’s full-height windows, which enhance the living space considerably as it lets in more natural light to brighten the interior.

The developer has put in effort to ease the buyers’ process of renovation and moving in by pre-installing air-conditioning points complete with ducting, solar heaters, armoured cable for autogates, water pump points and plaster ceiling.

The building material used is of the highest quality.

A limited number of units is still available.

Each tower has four types of serviced apartments with built-up areas ranging from 689sq ft to 1,378sq ft (64sq m to 128sq m).

The selling price starts from an affordable RM430 per sq ft. With every floor up, there will be an increase in the apartment’s selling price.

Prices are also dependant on whether the unit has a sea view, pool view or city view.

Type A is a one-room suite (689sq ft or 64sq m), Type B has two rooms (1,055sq ft or 98sq m), Type C has 2+1 rooms (1,265sq ft or 117.5sq m) and Type D has

Premium quality residencesHORIZON Hills is a self-contained township in Nusajaya set in a lush

green and gated environment that combines the best in architectural innovation, master planning and landscape design.

The development targets a medium- to high-end market profile and expatriates.

It has become one of the most sought after addresses in the southern region and the preferred township for elites. As of today, the living community comprises residents from about 41 nationalities, including those from the United States, European countries, South Korea, Indonesia, India, Sri Lanka and Australia as well as local upgraders.

Horizon Hills’ advantageous location in Bandar Nusajaya within the thriving Iskandar Malaysia means that it is only approximately a seven-minute drive to catalyst developments in the vicinity such as Legoland, Educity, the Johor State New Administrative Centre of Kota Iskandar, Puteri Harbour Family Indoor Theme Park, Pinewood Studios, and Southern Industrial and Logistics Clusters.

The development is highly accessible and connected by major highways in the region (Skudai Expressway, Perling Expressway, Coastal Highway, Tuas Secondlink Highway, North-South Highway and the Pasir Gudang Highway).

It is a 15-minute drive to the Tuas Secondlink Highway and a 20-minute drive to the Johor Baru Causeway.

Horizon Hills is also in close proximity to international logistics hubs, including Senai International Airport, Changi International Airport, Port of Tanjung Pelepas, Pasir Gudang Port and Tanjung Langsat Port.

Horizon Hills is a joint venture development between two conglomerates developer listed

in Bursa Malaysia – Gamuda Berhad and UEM Sunrise – with a total gross development value of RM6bil.

The freehold 1,200-acre (485.6ha) project, which began in 2007, will take another eight to 10 years to complete.

Developed in adherence to the Building and Construction Authority of Singapore (CONQUAS) standards, Horizon Hills boasts design features that include:

• Small housing clusters to encourage community interaction.

• Generous provision of parks, lakes and open spaces (thematic gardens, slope park, wetlands and a 30km cycling path network) to inspire healthy recreation.

• A 18-hole residential golf course designed by world-renowned golf course designer, Ross Watson, on a 200-acre (80.9ha) course with 12km golf

front exposure, designed in the valley to preserve existing gullies and slope.

• Signature resort club is fully equipped with facilities such as a gymnasium, dance studio, tennis courts, restaurants, lounges and a swimming pool.

• Roads with wide crosswalks and roll-over kerbs for pedestrian safety as well as road-loops and cul-de-sacs to keep major traffic from residential precincts.

• Underground system for energy, drainage, sewerage and telephone lines.

CONQUAS is a construction quality-assessment system that requires a benchmark rating score of 70%. Horizon Hills manages to surpass that with a 75% to 80% rating.

Its product development team targets to achieve the highest Green Building Index as its projects develop in the future, in line with the vision of

planning and building sustainable neighbourhood communities with comprehensive amenities.

Horizon Hills was planned based on Gamuda Land’s quality pillars that include designing for quality of life, healthy lifestyles that would be reflected in the landscape design, community-focused residences and various amenities that cater to all needs as well as safety through its thorough security system.

Not surprisingly, it is also a multi-award winning development. The project has been awarded The Edge-PEPS Value Creation Excellence Award multiple times, beginning in 2012 and most recently last year.

Horizon Hills enjoys high capital appreciation that has been recognised within the highly competitive property development industry.

This is reflected in the price values of its Semi-D and

double-storey link houses, which rose from RM706,000 and RM291,000 respectively in 2007 to RM1.63mil (230%) and RM580,000 (200%) respectively in 2012.

It was recognised with the same award last year for sustaining the highest property value appreciation of up to 117% within three years.

Among its other achievements are winning the Best Township Development 2014 by Property Insight Prestigious Property Awards 2015 and The Edge Top Developer 2012-2014.

Horizon Hills offers 10 different precincts, each with its own theme, natural settings and unique features.

Every precinct is protected by a three-tier security system for its home owner’s peace of mind.

This is on top of the generous landscaping and trees, parks, street lightings, jogging and walking paths, playgrounds and gazebos for residents’ indulgence.

Every detail of the township is designed to ensure the highest quality of life for residents based on the principle of growing and sustaining value for generations.

Horizon Hills is a joint venture development between Gamuda Land and UEM Land.

Bringing Nusajaya to lifeUEM Sunrise’s long-term

plan in Nusajaya, Johor is to ensure the region’s growth.

The company’s developments in the area are catalytic, leading to job creation and giving a boost to the local economy.

Nusayaja’s lush, massive green fields were an added attraction.

This prime spot is located within Iskandar Malaysia, just minutes away from neighbouring Singapore.

There is also massive appeal and opportunity to tap into the Singaporean market, judging from its purchasing power parity. This, along with the magnetic pull of Iskandar Malaysia and its various incentives, were among the main attractions that drew UEM Sunrise to venture further into the south.

UEM Sunrise is the master developer of the 24,000 acres (9,713ha) that is Nusajaya. There is about 7,000 acres (2,833ha) of remaining land along with other plots in Kulai, Desaru and Mersing – 11,280 acres (4,565ha) altogether.

The company maintains a positive outlook on its presence in the south, capitalising on its solid track record as developer of Puteri Harbour, East Ledang, Nusa Idaman and Nusa Bayu.

UEM Sunrise prides itself in providing more than just homes, but townships for people to work, live and play in.

Almas Envisioned to portray a modern

waterfront lifestyle, Almas in Puteri Harbour is a 34-storey freehold integrated development with residential, office and retail spaces.

Located at the prestigious waterfront development of Nusajaya, this development is less than five minutes’ drive from Legoland Malaysia and Puteri Harbour Family Theme Park.

The features of this unique project include a 1.1-acre (0.45ha) eco-deck on the sixth floor and a sky garden on the 33rd floor overlooking Kota Iskandar.

The one-of-a-kind eco-deck consists of lush landscaped greenery, pavilions, water features, a swimming pool, an indoor half basketball court, gymnasiums and a wellness terrace.

Almas is easily accessible via the Second Link Highway, Coastal Highway and North-South Expressway.

Located in a prime developing region, it is conveniently placed near government offices in Kota Iskandar, banks, restaurants and schools in EduCity.

EduCity is an integrated education hub recognised as an Entry Point Project under the National Key Economic Area. The area houses prestigious names within the education sector such as Raffles University Iskandar and Newcastle University of Medicine Malaysia.

UEM Sunrise projects a 25% to 35% increase after five years in returns on investments at Almas, convinced that the development of nearby areas will only boost the property scene in this part of the south. Almas is scheduled for completion in 2018.

EstuariLocated within a relatively

new township, Estuari is another development in the jewel of Nusajaya.

It encompasses 394.41 acres

(160ha) in the north of Kota Iskandar and is envisaged to retain as much of its original environment as inspired by the straits of Johor and the mangrove belt.

This up-and-coming development comprises 3,785 mixed landed and high-rise residential units. The terraced houses have large built-up areas in a gated and guarded environment complete with single-access security.

On top of that, Estuari is easily accessible through the B1 road and Puteri Harbour road network.

It is within 5km of Johor Baru via the Nusajaya Highway and less than 15km from the Custom, Immigration and Quarantine Complex (CIQ) via the Second Link Expressway.

UEM Sunrise has emphasised the provision of sufficient landscaped environments in every development as part of its sustainability initiative.

Estuari in particular is nestled within naturally green surroundings with a focus on eco-living.

An artist’s impression of Almas at Puteri Harbour.

An artist’s impression of the pool available to residents of Regent’s Park.An artist’s impression of Estuari’s Type C1 terraced houses.

It is divided into seven parcels, each surrounded by massive landscape on a land formed by six hills.

The peaks of these hills offer spectacular views of the Straits of Tebrau.

UEM Sunrise anticipates great value appreciation of property in Estuari and, if the stellar performance of the first phase residences in East Ledang is anything to go by, it can only get better from this point onwards.

Regent’s ParkRegent’s Park is one of UEM

Sunrise’s latest offerings in Iskandar Johor and one of the most exclusive.

Thirty-two double-storey bungalows are spread across more than 13 acres (5.3ha), making this a low-density and high-privacy residential area.

The villas are designed with tasteful contemporary features in mind.

Each house consists of 5+1 bedrooms with attached bathrooms, wet and dry kitchens, a private swimming pool and

garden, and ample parking space for four cars.

Home owners will be able to enjoy the amenities in the area such as The Ledang Club House, which has a swimming pool, spa, gym and restaurant.

There are several botanical gardens and parks, a children’s playground, exercise area and outdoor gym. The area is gated and guarded with 24-hour security guaranteed.

UEM Sunrise expects local and foreign buyers to purchase property at Regent’s Park.

Potential home owners here stand a chance to be a part of attractive promotions when purchasing the property

Promotions include a free membership at Horizon Hills Golf and Country Club, one-year subscription to Ledang Urban Retreat, free Internet package for a year, and a holiday package or cash rebate of RM50,000.

Every purchase is entitled to free legal fees and stamp duty on the sales and purchase agreement, including memorandum of transfer.

Optimism moving forwardThe recent implementation

of the Goods and Services Tax (GST) may mean that it will take a while for these properties to be taken up as investors might be deterred from buying due to the on-going cooling measures and the fear of glut in the property market, especially in the high-rise category.

However, UEM Sunrise remains optimistic about its prospects in the southern property market this year, especially as GST only affects commercial properties and not residential ones.

UEM Sunrise has had a few new launches recently, such as Estuari and East Ledang’s Regent’s Park. It also has affordable housing projects, the Serene Heights township in Bangi and a few other new developments in the Klang Valley.

All in all, UEM Sunrise will continue to be a force to be reckoned with in the local property landscape.

Luxurious villas for discerning dwellers

UDA Holdings Berhad was established by the Malaysian government in

1971 as the Urban Development Authority (UDA) with the responsibility to promote planned urban developments and to elevate bumiputra participation in urban areas.

UDA Land is the development arm of the company that oversees the growth of sustainable developments across Malaysia.

Being involved in the development of the country since the 1970s means that UDA Land is no stranger to pioneering new townships and urban renewal across the country, including in the southern region of Malaysia, specifically Iskandar Malaysia, which is set to be the next destination for economic investment and business activities.

Due to the demands for residential properties as a result of the growth in economic activities in the region, UDA Land aims to meet the government’s vision of turning Johor Baru into an international city by 2020. Well known in the south since 1975, UDA Land (South) Sdn Bhd claims its strength is its projects’ location and accessibility.

“We are developing a self-contained township, featuring a mixed development where residents will have access to everything within the vicinity,” says Datuk Ahmad Abu Bakar, group managing director of UDA Holdings Berhad.

One of its offerings in the south is the UDA Heights, which targets high-profile property buyers with the need for low-density living and corporate buyers or business owners who are concerned about accessibility to the services and amenities.

Residence purchasers will discover that the gated and guarded UDA Heights provide for families’ needs, with facilities such as banks, hypermarkets, a recreational park, shopping malls plus national and international schools.

The development is located

near trusted hypermarket brands such as Tesco, Giant and Aeon Big. Nearby banks include Maybank, Public Bank, CIMB and RHB while malls include Sutera Mall and Perling Mall. There are also recreational destinations such as the Horizon Hills Golf and Country Club, Legoland Malaysia, Puteri Harbour, Johor Golf and Country Club, and Ponderosa Golf and Country Club.

The schools that are within the vicinity of UDA Heights are Omega International School, Matahari International School, Sekolah Menengah Kebangsaan Bandar

UDA Utama, Sekolah Rendah Kebangsaan Cina Kuo Kuang 2 and Sekolah Rendah Agama Taman Perling.

On top of that, residents can expect an exclusive lifestyle with a panoramic view and a sense of relaxation.

UDA Heights offers three types of design concepts of the homes. These villas are:l Victoria Villa (Pond Concept): 6+1 bedrooms and bathroomsl Marquise Villa (Garden Concept): 6+1 bedrooms and bathrooms

l Baguette Villa (Pool Concept): 7+1 bedrooms and bathrooms

“These bungalows have been designed in unique ways to give a luxurious, bright and modern feel because we believe purchasers always look for a distinction. That is why we decided to provide three special designs, each with exceptional features,” says Ahmad.

UDA Land’s decision paid off – all of its Victoria and Marquise villa units have been sold out. The limited units left are end units with the pool concept.

“We have had a good track record since our inception, which is why most of the development is successfully sold to buyers of various backgrounds,” he says.

UDA Heights is located at the highest peak of the Bandar Uda Utama township in Johor Baru, in a location that is near a 14-acre (5.7ha) recreational park.

The township is on freehold land located 20 minutes’ drive from the bustling Nusajaya, where the Johor administration offices and ferry terminal to Singapore and Indonesia are located.

While competition in the southern region property market is strong, UDA Land overcomes this by offering residential and commercial projects that are affordable with value appreciation, are accessible with most conveniences within reach and have a promising value-for-money aspect due to its location.

“The competition in the southern region is healthy and there is definitely room for more developments.

“Creative townships can generate higher profit and create job opportunities in the booming market.

“It is the responsibilities of both the developers and the council to speak the same language to make any township more inter-connected and vibrant,” says Ahmad.

The advancing growth in the Iskandar region has shifted customer demands for well-planned development of residential properties that provide an exclusive, safe and convenient lifestyle with improved accessibility and infrastructure.

Nonetheless, as a long-time player in the property market, UDA Land makes it a point to ensure that despite the growth of its developments and projects, it remains sustainable for the community, environment and business.

Accessible, safe communityWITH the scarcity of development land throughout the country,

good homes are hard to come by now. However, there is a new offering for individuals looking to invest in a property on the east coast of Peninsular Malaysia.

Taman Kuantan Jaya, just 7km or about five minutes’ drive from Kuantan town, is now open for booking.

The neighbourhood will offer three types of design – single-storey terrace (22ft x 70ft or 6.7m x 21.3m), double-storey terrace (20ft x 67.5ft or 6.1m x 20.6m) and double-storey villa terrace (42ft x 44ft or 12.8m x 13.4m).

Developed by Adenland (Kuantan) Sdn Bhd, interested house buyers need only provide a deposit of RM1,000.

Its business development director Nicholas Chang says the new housing project on a 23-acre (9.3ha) land will be a 24-hour guarded community with a closed-circuit television system in the guard house.

Besides its strategic location, Chang says the neighbourhood will be surrounded by lush greenery and a 7,000sq m Central Park.

“All our 283 units are built according to the latest designs and specifications. Our sales team will assist in getting approval for a full loan term from the banks,” says Chang, adding that fees for sales and purchase and loan agreements will be borne by the developer.

The project is set to yield good investments as it is located in the vicinity of a Petronas petrol station, Tunas Manja supermarket,

Yayasan Pahang, a medical centre, the Peramu police station and has easy connectivity to major roads.

These units have been listed under the government PPA1M Scheme (Projek Penjawat Awam 1Malaysia) where civil servants can purchase the houses at a subsidised rate and under a full loan.

Another plus point that house buyers stand to benefit from is free maintenance for the first five years.

Adenland Group of Companies

aims to be a responsible developer that meets international standards in terms of environment and ecology.

The first phase of the project, comprising 213 units, was sold out within three months and will be delivered to house buyers by the third quarter of this year.

Phase Two of the sample units are now available for public viewing.
