First home buyers call for family help
N ew National Australia Bank analysis shows fi rst home buyers are increasingly turning to
their families for help to achieve their home ownership dreams.
NAB’s research has found that 6.7 per cent of fi rst home buyers are now using the NAB Family Guarantee to get a foot in the property market – up from 4.8 per cent in 2010.
Customers in the Northern Territory and Tasmania accessed the NAB Family Guarantee the most, with 14.3 per cent and 12.1 per cent respectively of fi rst home buyers taking up the off er in 2015.
The NAB Family Guarantee allows customers to use money, placed in a term deposit account, to support a fellow family member to enter Australia’s highly competitive property market.
NAB Executive General Manager Consumer Lending, Angus Gilfi llan, said the NAB Family Guarantee gave savers access to a home loan earlier than they would otherwise, while allowing their family members to earn interest in a term deposit on the money they provided as security.
“Our fi gures show this product is increasing in popularity because it allows parents to gain from their support for their child’s home loan,” he said.
“The NAB Family Guarantee also provides fl exibility so that customers could opt to use equity

in their property as security if they don’t have access to cash in the form of a term deposit.”
Mr Gilfi llan said the bulk of customers using the NAB Family Guarantee in the 2015 fi nancial year were aged 20-29 (73 per cent), but there was also a large portion aged 30-39 (21 per cent).
“Our data shows some custom-ers are in their 30s or 40s when they buy their fi rst home, while at the other end of the spectrum we have also seen three per cent of fi rst home buyers using the NAB
Family Guarantee this year in their teens,” he said.
“This is another sign that our customers’ needs are changing and we need to continue provid-ing innovative solutions such as the NAB Family Guarantee to help them achieve their goals.”

A mother-of-three who struggled to bathe her children without expe-riencing back pain has
won investment on the hit TV show ‘Shark Tank’.
Meray Yassa designed a shower chair for infants after struggling to stand up after long periods bent over the bathtub washing her kids.
Real estate titan John McGrath invested $200,000 in the product, but he saw its value from a diff er-ent perspective.
The growing trend by property developers to abandon bathtubs in favour of space-saving showers piqued his interest in the product.
Meray and husband Hani even-tually relinquished 50 per cent equity in their business for the investment, after initially off ering only fi ve per cent.
Despite his fellow sharks going cold on the deal, Mr McGrath saw the benefi ts and knew how impor-tant the issue was, given his long history in real estate.
Fellow “mumpreneurs” Kather-ine Westwood and Sophie Gilliatt also received an off er on the night for their dinner delivery service.
The Dinner Ladies food service received an off er of $216,000 from Janine Allis for 33.3 per cent of the business, subject to due diligence.

The director of a strata company who defrauded his clients of over $67,000 has been sentenced to 12 months impris-onment by the Parramatta Local Court. Jason Christopher Hext of Strataco Strata Pty Ltd, now deregistered, managed seven strata plans, each of which had individual trust accounts. Over a six month period he routinely transferred funds out of these trust accounts for his own personal use and for the use of
his wife. The fraud was initially discovered when the electricity was cut off for one of the build-ings Mr Hext was responsible for. NSW Fair Trading Commissioner Rod Stowe welcomed the verdict and said it sent a sharp warning to anyone operating outside the law. “This prosecution sends a stark warning to traders who think they can fl aunt the rules and take advantage of consum-ers – the law will catch up with you,” Mr Stowe said.
Home loan demand remains strong, with new data showing a 1.2 per cent jump in the number of dwelling commitments approved throughout Febru-ary. According to the February Housing Finance Data from the Australian Bureau of Statistics, 53,614 home loans were approved throughout the month – up from 53,000 in January. Mortgage Choice spokesperson Jessica Darnbrough said the small spike in home loan approvals could be attributed to the sudden increase in demand for new dwellings.
