COVID-19 As a community, we connue to follow the state guidance around COVID-19, this includes the closing of the beach house, the basketball courts, the tennis courts and the childrens playground. The beach has not been opened as of this wring or our white chairs returned to the greenbelt. We understand the closing of facilies is difficult but, at mes like this, the safety of our residents and those working within our community is our top pri- ority. As soon as it is safe to do so, we will reopen the facilies. Some of our seasonal neighbors have decided to move to their South Down homes and isolate here. It has been good to see people out enjoying walking and exercising in the community. Everyone seems to be respecng social distancing and following the infecon prevenon guidelines. Many in our larger community are hurng, the shutdown of non essenal businesses, the restaurants only being allowed to do take out, and the schools closed down unl, at least, the next school year is having a big and lasng impact. Many in our community are volunteering to help out with projects such as got lunch’. Some members of our community are working to help us through this situaon and be ready for whatever is next as we try to return to normal’. We thank everyone who is helping, especially with the addional risks and pressures they are under. Those who work in healthcare have reached out and told us how important it is that we follow the isolaon guide- lines. SOUTH DOWN NEWSLETTER Letter from the President We are certainly living in unusual times, first and foremost, I hope that you and your fami-ly are well and continue to stay well.

COVID-19 As a community, we continue to follow the state guidance around COVID-19, this includes the closing of the beach house, the basketball courts, the tennis courts and the children’s playground. The beach has not been opened as of this writing or our white chairs returned to the greenbelt. We understand the closing of facilities is difficult but, at times like this, the safety of our residents and those working within our community is our top pri-ority. NEW VILLAGE – DARWIN PLACE The Council has voted to formally accept Darwin Place as a village in South Down Shores. This new village is locat-ed on Outerbridge Drive between Fields Crossing and Carol Court. Darwin Place will consist of 7 homes located on two roads: Darwin Place and Western Terrace. Joe Bayusik will be serving as the Darwin Place Council Repre-sentative. BUILDING COMMITTEE The building committee is continuing to be active in reviewing, approving, and advising residents making changes to their homes. With time on our hands many owners are starting improvement projects and whilst it is great to see, please remember that any external modifications or removal of trees over 4 inches in diameter needs build-ing committee approval prior to any work starting. I know from meeting with the committee that they are fo-cused on helping owners improve their properties and landscapes and follow the rules. Note that applications, guidelines and process information can be found on the South Down Shores website. https://www.sdshores.com/newpage3 GOLF CARTS The return of warm weather is allowing residents to again use their golf carts. Please make sure your golf cart is registered and please ensure that it is used in a safe and responsible manner. Many of your neighbors get very concerned by inappropriate actions of some golf cart operators. The registration form can be filled out and sub-mitted online using the South Down Shores website: https://www.sdshores.com/golf-cart-registration OWNER FEEDBACK I have been contacted by a number of our owners; thank you for bringing areas of concern, questions and sug-gestions to my attention. The Council Representatives and I appreciate the input. Topics such as Laconia short term rental applications, culvert repairs, trailer parking, facility closures, security issues, planning applications and other general matters have been brought to my attention. Some of these topics take time to research, espe-cially when there is a long and complex history, but we do read and act on all requests.

SOUTH DOWN SOCIAL CLUB Hello Friends and Neighbors in South Down & Long Bay, I hope this email finds you safe and well. As we continue to address the COVID-19 pandemic, it is difficult composing an article for our Newsletter, not knowing what we will and won’t be able to enjoy this Spring & Summer Season. Everyone’s safety is of the utmost importance and our Management Company will contin-ue to do a great job of keeping us informed. The South Down Social Committee, comprised of an amazing group of ladies, provides activities and events for our wonderful community. They volunteer their time to assure the community has the opportunity to enjoy special activities. This year’s Saturday Socials at the Beach House are planned for May 30th, June 20th, July 25th, August 29th, and September 26th. We open the Beach House to everyone for a special time to socialize and meet your neighbors. Just bring a dish to share and BYOB or beverage of choice. The dish can be an appetizer, salad, hot or cold dish or dessert. We begin at 5:30 and end whenever. Socializing with friends and neighbors is always fun.1

Our Annual Ice Cream Social will be on August 1st on the Greenbelt from 5:30 – 7:30. Along with Ice Cream and all the fixings, our DJ will be there to provide mu-sic for listening, dancing and of course games and prizes for children of all ages. Our special “RoRo the Clown” will be giving out balloons to all the children and will be involved in the games.

I am still planning our monthly Tasters Outings on the third Thursday of each month. Look for the email I will send out monthly. The next one I arranged is on May 14th at Lagos. This of course is contingent on COVID-19, the CDC and what our Governor is allowing for our safety. Stay Safe & Healthy, and hopefully we will all be able to enjoy our beautiful community and all activities as soon as possible. Pam Watson

SOUTH DOWN BOAT CLUB THIRTY PRIVATELY OWNED DOCKS • The 30 privately owned docks may be used in accordance with the Governor’s Stay at Home Emergency

Order #17. • Staff will not be on site and will not be available to check vessels in the water until the facility is opened

for the season. • Rest room facilities are currently not available at the Dockmaster’s House due to renovations. DRY BERTHS AND ASSOCIATED DOCKING FACILITIES • No boats are allowed at the facility until the Board of Directors deems the facility open for the season. • All Dry Berth Users will be informed by email of progress toward completion of the facility renovation

project and opening operational dates. • The goal is to have the facility operational on or before Memorial Day weekend. Irwin Marine has limited access to individuals at its Laconia facility, so please correspond by mail, email or phone. We will be unable to accept paperwork or payment in person. Plan ahead! REMOTE OFFICE HOURS - Our hours are Monday through Friday from 8:30 am to 4:30 pm. Currently the Ev-ergreen Management Office Staff and Manager are working remotely due to COVID-19. We will let you know when we are back in the office! SDRA & LBHOA COMMON AREAS AND BEACHES - Due to the COVID-19 both SDRA and LBHOA have closed all common areas except the Greenbelt in SDRA and the Waterfront in LBHOA. The closures include the beach/club houses, tennis and pickle ball courts, basketball court, playground, beaches, bocce courts, gaze-bos and the LB pool. 2020 GOLF CART REGISTRATION - Registration of golf carts is required annually and expired on December 31st for both SDRA & LBHOA. **Long Bay has changed the rules concerning golf cart registration which now requires your registration form and proof on insurance be submitted to Management. Once received, new numbers to be displayed on both the front and rear of the golf cart will distributed. ***South Down residents can submit Online or download the 2020 form from www.sdshores.com/feesforms.html. LBHOA CANOE/KAYAK RACKS 2020 RENEWAL PAYMENTS ARE DUE 1 MAY - Canoes and kayaks stored on the racks must be rented annually and be stored in the assigned rack space. Watercraft may not be left on the ground. GATE ACCESS CODES & RFID TAGS - Access codes and RFID Tags are available at the Evergreen Management Group office location. Please call Linda Hersey for arrangements. RFID Tags are $10 each for SDRA/LBHOA residents by check only to SDRA. Short term vendor codes are available upon request. NEW OWNERS & SELLERS - Please contact Evergreen Management Group to ensure we have proof of pur-chase so we can enter you into our owner database and update you in the security gate system. Buyers & Sellers, make sure your closing company contacts Evergreen Management Group well in advance of the sale. This will ensure a smooth transition for all parties. ***Owner and New Owner Update Forms are now availa-ble to complete and submit online on both the Southdown and Long Bay HOA Websites*** TOWNSQ. LONG BAY NEWSLETTER Letter from the President

As you read this letter, many of you may still be in your winter destinations and making plans for another great summer season on the Lake, here in Long Bay. Some of you may be wondering what it will be like this year, as we are still heavily under the influence of the Covid-19 virus, and the measures that Federal, State, and Local authorities are taking to se-

cure health and safety for it’s citizens. Here too in Long Bay, we look to their guidelines to manage our As-sociation with additional input from our Management Company and from our legal counsel. These are uncharted waters for many of us and we will proceed cautiously in how we are going to operate as we near the normal opening of our seasonal activities on Memorial Day. This year will be different with Social Distancing the rule of the day. Also, you will find many of our amenities such as the Clubhouse, Beaches, Pool, Tennis and Bocce Ball Courts will remain closed for now until authorities signal that we can open these and still ensure your safety. It is quite possible that we won’t know the answer for this im-portant decision, for another 45-60 days. We will however ensure that our amenities are ready for use when it is appropriate to do so. There is one area that will not closed off and that revolves around the lake and boating. In NH Boating has been determined to be an essential transportation means and our docks and moorings will be open for use in their normal time frame, in early May. Things may change significantly between now and Memorial Day, so we urge you to look to our website and to email communications from our Board and Committees as to events and amenity openings.
