OBJECTIVE

• To understand civil & structural engineers work scope, role and responsibility

involving in the residential project starting from preliminary design stage to

completion stage

• Importance of coordination between consultant teams and builder which will

lead much implication on time and cost even design is safe, reliable and

structurally efficient

• To share the consideration of civil works (road, trees and plants, drainage and

sewerage

• To share authority rules and regulations, submissions and their concern on civil

and structural works

Biodiversity Impact Assessment was carried by Prof Hugh Tan from onset of the project as part of the environment impact

assessment.

Findings:

BIODIVERSITY IMPACT Recommendation:

• Existing tree housing the nest is not healthy and is likely to fall naturally in due time.

• Eagle pair appear to has migrated or completed the use of the nest due to seasonal change.

• Removal of the Tree and hornet to avoid potential danger to the public

• To plant more trees and shrubs quickly to keep the northern woodland corridor

• To have suitable planting of right species of flora to attract and retain some biodiversity for future

• To incorporate eco ponds to bring back wildlife such a dragonfly.

LUSH LANDSCAPING APPROACH

• More trees and shrubs will be planted quickly particularly along the northern boundary of the site.

• emphasis on using indigenous flora to populate the landscape within the development. This will help in promoting and reintroducing the use of native species in the landscape design.

• integrated a bio-pond in the landscape which would not only add aesthetic value but contribute to the future biodiversity of this newly established landscape.

- Lunched in January 2005

- BCA green mark is a green building rating system to evaluate a building for its environmental impact and performance.

- Towards more environment-friendly buildings

- Intended to promote sustainability in the built environment and raise environmental

awareness among developers, designers and builders when start project

conceptualisation and design, as well as during construction.

• The assessment criteria cover the following key areas:-

– Energy efficiency

– Water efficiency

– Environmental protection - This category focuses on the design, practices and selection of

materials and resources that would reduce the environmental impacts of built structures.

– Indoor environmental quality

– Other green features and innovation

CONQUAS

• The Construction Quality Assessment System (CONQUAS), introduced in

Singapore since 1989, serves as a standard assessment system on the quality

of building projects.

• The Assessment consist of 3 main components

- Structural Works

- Architectural Works

- M&E Works

• Each component is further divided into different items for assessment. The sum

of the 3 components will give the CONQUAS score for the project.

• The QM scheme measures the quality of workmanship in each newly completed

residential unit.

• The assessment covers all internal finishes like floor, wall and ceiling finishes,

architectural components and fittings like doors, windows, wardrobes, kitchen

cabinets, vanity tops, bathtubs, water closets, shower screens and basins, and M

& E fittings and switches.

• In addition the assessment will include water ponding test for bathrooms. Water –

tightness tests on windows are optional.
