The Smokin’ Rock Ranch is one of the earliest homesteaded properties

in the Swan Valley. The current owners purchased the property from

actor Charlie Sheen in 1999, and utilize the ranch as a summer retreat.

The long standing caretaker lives on the ranch year-round. Comprised of

460.162 acres, the ranch is platted into 20 to 23-acre contiguous parcels

with 17 of the parcels enjoying river frontage, suggesting the viability

of future development or conservation easement considerations. The

property lies in Lake County zoning with no land use restrictions.

The ranch offers a compelling mosaic of timbered ridges and forested

slopes, a large meadow running in a north/south configuration near

the middle of the property (one of the largest in the Swan Valley), and

river-riparian habitat adjacent to the Swan River, flowing in and out of

the eastern border. The timber resource on the ranch was selectively

thinned in the early 1990s as a management consideration for future

timber harvesting, aesthetic value and fire protection. Current stands

of timber include mature and new-growth larch pine, fur, spruce, as

well as deciduous trees in the lower elevations. The meadow provides

beautiful open space and an irrigation system waters the pasture that

has been seeded specifically to attract wildlife. An extensive road and

trail network allows easy access to the majority of the ranch, whether

hiking or riding ATVs.

Location:The property is located approximately 95 miles north of Missoula, Montana, 35 miles south of Bigfork and the western shore of Flathead Lake, and

50 miles south of Kalispell. Access is off Montana State Highway 83, west on gravel roads for 4 miles to the north property boundary, and then 1 mile

of private road to the ranch. The closest communities are Condon and Swan Lake, where basic services are available, and the ranch is in the Condon

school district. The nearest airport is located in Kalispell, Montana, 50 miles north of the ranch at Glacier Park International Airport, with commercial

air serviced provided by Delta, United, Allegiant and Horizon Airlines.

Improvements:All of the ranch improvements are centrally located in close proximity to the

river at the southern end of the meadow, with the exception of the caretaker’s

home that is located at the northwest entrance. The grounds have been leveled

and manicured with a focused landscape around each building with grass

lawn, shrubs and trees, and a wooden jack fence. An incoming owner will

enjoy the large vegetable garden and horseshoe pit. Each building is well-

designed for entertaining tastefully and accommodating guests functionally.

The buildings blend in naturally with the surroundings, enjoying log or wood

construction and cedar shake or metal roofs. The ranch is virtually turn-key

as each building is uniquely decorated and fully furnished, complete with

cable television. The main residence and guest facilities share a single well and

septic drain field, while the caretaker’s residence has separate well and septic

system. There is land line phone service to the ranch, and an established utility

provider.

Main Lodge/Residence: Built in 1992, this log construction residence has

approximately 1,628 sqft of living space with one private bedroom and two

sleeping lofts. The centerpiece of the living room is the river-rock fireplace.

The kitchen and dining area enjoys a second brick fireplace and has slate

flooring. In addition, the kitchen offers a wood-burning stove, refrigerator,

center island, wood block countertops, dishwasher, sink with disposal and gas

range/oven. With 2 wooden decks and an open-frame porch, there is room for

guests to appreciate outdoor scenery.

Improvements: (Continued)Guesthouse: Built in 1993, this one-story log home has a cedar shake roof, covered front

porch and approximately 676 sqft of living space. There is one bedroom and one bathroom,

living room, kitchen and dining room. Interior walls are textured sheetrock or wooden

tongue-and-groove siding. Included in the guesthouse are a wood-burning stove and

refrigerator.

Bunkhouse: Built in 1992, this two-story building is fashioned from a converted barn with

approximately 641 sqft of living space on the first level and rough-finished storage space

on the second level of the same size. On a concrete foundation, the framing is wood with

wooden siding, shingles and deck. The interior is comprised of an open floor plan with a small

kitchenette and refrigerator. The bathroom includes a shower and two sinks. The heating is

provided by central gas/propane, and the building can sleep 5-6 guests.

Caretaker’s Residence: Renovated in 2005, this ranch-style structure is frame construction

with a metal roof and approximately 918 sqft of living space. There are two bedrooms, one

bathroom, a living room, kitchen, dining area, covered front porch and attached garage. The

heating is provided by a wood-burning stove in addition to electric baseboards.

There is a pump house constructed by the current owners to house the community well, and

a former chicken coop converted to storage shed. In addition, there is a 20’ x 32’ equipment

shop with concrete flooring and power, yet without interior finishing or insulation. The

owners have added specialized pumps and hoses in this area for fire prevention. Equipment

offered with the sale includes a tractor, lawn mower and 4 ATVs. Personal property conveying

with the ranch include most furnishings and equipment.

Live Water:The Swan River runs through the eastern side of the Smokin’ Rock Ranch

for approximately 2 ½ miles. The river originates high in the Mission

Mountains and flows north to Flathead Lake in Bigfork. Considered a

medium-sized stream and easily wadeable in most places, the stretch of

river on the ranch offers a mix of fast riffles, long bank runs and holes,

and pocket water created by rocks, downed trees and log jams. There

are also places where the river splits into several channels. Primary fish

species in this stretch of river include rainbow trout, Westslope cutthroat

trout and bull trout. Brook trout are also found in the Upper Swan River

drainage. Current regulations on the river bordering the ranch require

catch and release of rainbow and cutthroat trout and artificial fly or lure

only. Bull trout are a species of special concern in Montana, representing

a unique and precious resource. Regulations require the immediate

release of any bull trout caught in the Swan River and its tributaries. Big fish of this species will grow to 24 inches and 10 pounds in the Swan River.

Compared to many of Montana’s “Blue Ribbon” designated rivers, the Swan receives relatively moderate fishing pressure. Wade fishermen can be found

along the bridges, and guides do float the river during certain times of the year, however activity is generally light due to the amount of private ownership

on this river and the fact that there are no developed boat access sites above Swan Lake. Stonefly, caddis and mayfly are favored food sources for resident

fish year-round, as are terrestrials such as ants, beetles and grasshoppers in the summer months. Streamers are always the best option when targeting

larger fish. The river is open to fishing from the third Saturday in May to November 30.

In addition, there are many small creek and stream fisheries nearby as well as several medium to large mountain and valley lakes. Lakes in the area

include Rainy, Alva, Inez, Seeley, Placid, Elbow, Salmon, Blanchard, Summit, Lindberg, Cygnet, Holland, Swan and Flathead. The 50-acre Shay Lake

is easily accessible from the ranch and contains stocked rainbow trout. The area mountain lakes contain diverse species such as Westslope cutthroat,

Yellowstone cutthroat, rainbow and golden trout. Added to the usual trout species, the area valley lakes have good populations of char, brook trout, lake

trout and kokanee salmon. In addition to trout, a few of the nearby lakes offer warmer water species including yellow perch, northern pike, and both

smallmouth and largemouth bass. Both the Blackfoot and Clearwater Rivers are within an easy drive offering additional wade or float opportunities.

For the big game hunter, the mountains and forests surrounding the Swan Valley are home to whitetail

deer, elk, moose, Bighorn sheep, Rocky Mountain goats, wolves, and both black and grizzly bear. Spruce

or Franklin’s grouse, blue grouse, ruffed grouse and waterfowl species are found in abundance for the

avid wingshooter. Deer, elk and grouse are commonly seen on the Smokin’ Rock Ranch, along with a

variety of small game animals and bird species. Sightings of moose, wolves and bear are not as frequent

on the property. There is prime elk habitat located on the ranch and a resident herd of whitetail deer

that are tame to the point of eating out of one’s hand.

The ranch enjoys an improved pistol shooting range and trap shooting area with

gazebo and fire pit, as well as 3 picnic areas with tables and fire pits. Wildlife is

varied and abundant on the ranch, and fishing opportunities are plentiful. These

include the Swan River onsite, nearby mountain streams and Shay Lake, which is

located south of the ranch. The Smokin’ Rock Ranch enjoys dramatic 360-degree

views of the Mission Mountains, the 9,000’ glaciated Swan Peak, and the Bob

Marshall Wilderness Area. Bordering Swan River State Forest lands, the ranch is

in close proximity to the Mission Mountain Wilderness, the Swan River National

Wildlife Refuge and Glacier National Park. The natural beauty of the ranch has

attracted a number of requests for promotions and appearances.

Many retirees and celebrities have discovered the area, due to the sheer beauty

of this region and the relaxed atmosphere. Bigfork has a 27-hole golf course, and

Seeley Lake enjoys an 18-hole course. The Seeley Lake area offers 15 groomed

snowmobile trails covering some 350 miles. There are state parks on Salmon and

Placid Lakes, state fishing and camping facilities on the Blackfoot and Clearwater

Rivers, as well as forest service campgrounds on Seeley Lake, Lake Alva, Lindbergh

Lake, Holland Lake and Swan Lake.

History and Area:By Montana standards, the Swan Valley was settled relatively late, during the early 1900s, when logging became a key industry in the area. Prior, the area was home

to many Native American tribes, and was frequented by trappers seeking prime pelts. The Swan Valley is surrounded by portions of the Flathead National Forest,

framed to the west by the Mission Mountains with elevations to 9,800’, and to the east by the Swan Range with elevations to 9,400’, while the Swan River meanders

through the valley floor. The valley runs some 90 miles from Clearwater Junction north to BigFork, Montana. This area receives high precipitation in the form of

rain and snow, and the country is reminiscent of the Pacific Northwest or British Columbia with thick stands of timber, and numerous streams, creeks and lakes.

The beautiful Seeley and Swan Lakes lie in the valley, and massive Flathead Lake is located on the western side of the Mission Mountains. As a result of the abundant

timber resource, most of the surrounding communities are strongly tied to the timber industry, however the abundant recreational opportunities have attracted

outfitters for fly fishing, hunting, canoeing, rafting, hiking, backpacking, boating and skiing.
