ROUND ROCK RANCH
LETTER PRESIDENT
September 2013 Volume 3, Issue 9
Official Newsletter for the Residents of Round Rock Ranch
Back to School
Dear RRR Residents,We have now been on line with Spectrum Association
Management for 3 months, and I appreciate everyone’s efforts to bring their property into compliance here in Round Rock Ranch. There is a noticeable improvement with the yards, up keep, and maintenance of the homes and property saving us all HOA $$$.
If you have not taken advantage of signing up with Spectrum Association Management, please take a moment and do so. There is a lot of information regarding your personal account and neighborhood news that goes out on an email blast that you are missing out on if you are not registered.
Please make sure you are current with your HOA dues account, as we are moving forward with the collections of past due accounts. You all will be receiving a notice of the new collections policy the board has approved with our new management company.
We all take pride in ownership here in Round Rock Ranch and choose to live in a subdivision with an active HOA. We are all volunteers and are on the look out for new volunteers for various committees. The pool committee and landscape committee are in need of help right now. If this is something you are interested in, please contact your HOA Board of Directors.
Thank you for helping make RRR the best place to live!Lea Beth Munoz

Enclave Update By the time you read this, summer vacation will have ended
and school will have started! Hope everyone had a great summer.
Recently, the Enclave’s new Board of Directors had their first meeting. One of the first orders of business was assignment of offices – the Board of Directors is now:
President: Michael FontanaVice-President: Gayle Williams
Secretary/Treasurer: Carole EscalanteThanks to Gayle and Carole for stepping up! We’re looking
forward to a great 2013! The Board voted unanimously to approve Xeriscaping
Guidelines for the Enclave! If you are interested in removing the St. Augustine Grass and builder shrubs and installing landscaping in your front yard that has lower water requirements, please contact the Board. The guidelines are not official until they are recorded, but you are welcome to view them and begin planning. Note: Xeriscaping requires ACC approval and does not mean you can concrete over your lawn or just dump a bunch of rocks.
We also renewed our contract with our management company, PAMco, for another year. Sara has been a welcome addition to their team and the Board is glad we have her.
2013 has provided the neighborhood with some turn over in residents. Welcome to the Enclave, New Neighbors! Please send an email to [email protected] to be added to our email announcement list.
For our new neighbors: you are welcome to email the Board or the property manager - Sara Huff [email protected] - if you would like to personalize your Gate Code or Gate Box listing. Sara can also help you obtain Remote controls for the gates. The price fluctuates between $25/$35 each for remotes.
UPCOMING EVENTS: Tuesday, October 1st – from 7pm to 8pm
National Night Out
Saturday, October 26thFall Clean Up Day
To be Determined: Our Fall Social Event “S’mores in the Park” is under
discussion. Please email the board if you are interested in pitching in. We are in need of a couple of people to help set
up and clean up and someone with ideas on how to make this as safe as possible as it involves fire and sticks with points
on them.
New HOA Dues Collection Policy
As part of our transition to Spectrum Association Management, your board has instituted a new multi-step collections policy in an effort to get our dues collection in order. The fee structure is posted at www.roundrockranch.com/collections for your review. If your account is in arrears, you should expect to receive a letter notifying you of your account status very soon.
Your HOA Board at WorkThe Round Rock Ranch HOA Board met on August 14, 2013
for the quarterly meeting.Christian Donovan with Crystal Clear Pools & Spas was our
guest and spoke about weekly maintenance of the pools and our responsibility for updating safety pool drain covers next year. We are also looking at re-plastering the Gattis Pool within the next couple of years and the Sundrop Pool at a later date. Filters at the Gattis Pool are the original ones and need replacement as well. They are about 18 years old.
New netting has been installed at the Gattis Pool for privacy from the playground and to keep rocks out of the pool that children throw thru and over the fence. Signs around the subdivision need repainting or replacing, so be on the look out for these upgrades.
The board voted to approve the following resolutions: Collections Policy, Email Registration Policy and Payment Plan Policy in accordance with the legislative requirements of HOA’s. The board is looking into a reserve study for future costs of running the subdivision and is working on a draft for the 2014 Budget.
Pool key cards will need to be re-programmed for the pool season next year as our system is almost full with homeowner’s both past and present. Please be on the look out on how to participate in this endeavor.

With Our ComplimentsAs part of our growing newsletter, we are adding a new section
called With Our Compliments... This section of the newsletter will feature residents giving a pat on the back to other residents in the neighborhood. Nominate your neighbor today to be our spotlight compliment of the month. You can complement a new landscape design, a new coat of paint on their house, a good deed done in the community, anniversaries, birthdays, birth announcements, anything! The many different ways you can pat a neighbor on the back are endless. Email all submissions to [email protected] . Please include the name, address, email or phone number of the neighbor you wish to compliment. The newsletter team will contact the neighbor and swing by to take a picture and compliment them on being recognized. Submissions for each newsletter are on the 12th of each month. Any submissions made after that date will appear in the next newsletter. In case of multiple submissions, we will work on a first emailed basis and put other submissions in later newsletters.
This month’s compliment goes to Dennis and Kimberly Bonnell of 521 Grey Feather. The Bonnells moved into Round Rock Ranch in December 2012. Since coming to Round Rock Ranch, Dennis and Kimberly have worked tirelessly to bring new life to their lawn. The plants they chose to incorporate into their “water-wise” design include a variety of colors and textures. New sod was also brought in to replace the “grassy” portions of the lawn that did not fare well during the drought conditions of the last few years. The days and weeks of digging and raking and planting have really paid off for this hard-working couple. Dennis and Kimberly previously lived in Oregon and California. Although semi-retired now, Dennis has worked in the animation industry, and Kimberly has a background in graphic design. If you are out for a walk or a drive, check out their beautiful new lawn. Give the Bonnells a wave or a Texas “Howdy” if you happen to see them out in the yard, and welcome our new neighbors to Round Rock Ranch. This month’s compliment was submitted by John Dillard of 923 Sweetgum Lane.
