It looks like the Low Country's cooler Winter weather has arrived. How nice to play golf
and tennis, and to walk and bike, with a sweater or light jacket on. The afternoons are
delightful with temperature in the 60s. Thanksgiving is literally around the corner--
smiling pumpkins are popping up everywhere.
The local stores are ramping up for Black Friday sales, and we're thinking about family
and Xmas. It's also the perfect time to take an inventory of our blessings and to think of
the year ahead. We're living in one of America's best communities: unrivaled amenities;
great neighbors; access to nearby Hilton Head Island, Savannah, GA, and Charleston;
taxes so low that most people in the northeast cannot believe them; a crime rate
dramatically lower than the national average; and beautiful and affordable homes.
Exceptional Sun City homes are available now. It is the perfect time to move to Sun City
Hilton Head, or to upgrade your current Sun City home with that special model you've
been looking at for several years.
Please call me at 843-298-5219. I can make the whole Real Estate process easy for you---finding that special
new home and selling you existing house.

How to Relocate on a Budget
by sherrylhenn
Moving can be quite costly. It involves a lot of packing, renting vehicles, the gas costs and also restocking the new home. All these
contribute to a new financial burden you have to cope with. But there are a few ways to ensure that you do not spend too much money
when relocating, and are still able to do so smoothly:
De-clutter first
A lot of your moving expenses don’t even have to cost you anything. Before packing to a new home, first of all, make sure that you go
through all your stuff and decide what is not making a move with you. Give things away, throw useless things away, look through old boxes
and closets to be sure you are only going with what you need. When moving, less is more.
Look for free moving boxes
Post adverts on free classifieds websites and ask friends and neighbors. You’d be surprised how many people have free boxes to give you
that they’re not using. Alternatively, you can also go to a large manufacturing warehouse or even a superstore to take their boxes for use in
moving.
Label all your boxes
The worst thing that can happen is not knowing what is fragile or non-fragile and them getting damaged in transit. It is easier to unpack
when all the boxes are well-labeled. This way, the moment you are done with the packing, you can quickly sort the boxes first by label
before unpacking them. Use simple names like “Living Room 1” or “Bedroom – Fragile” so that you can tell what is in the box at a glance.
Using Movers
Do you really need to use a mover? If you have reduced your load as much as possible and have managed to pack everything into boxes,
then you may not need to use a mover. Using a mover could be quite risky as you may not know how they have packed your stuff. Because
they do not understand the value or nature of your items, some confusion is bound to occur. If you are going to use movers, then be sure
that it is absolutely necessary. Ask for friends and family to refer movers to you that they trust. A lousy mover can ruin a lot of sentimental
items, and apologies won’t bring any of them back.
Whenever you are ready to move, you should take the time to plan correctly, contact the right movers, and monitor them from your old
place to the new one. Talk to your real estate agent for their preferred movers in your area.

Prepare for a Final Walk-Through
by sherrylhenn
With closing day rapidly approaching, you're almost to the finish line of your home purchase. However, before you complete your home
purchase, you will need to conduct a final walk-through of the property.
Ultimately, a final walk-through offers a valuable opportunity to identify any last-minute problems with a residence. If you encounter any
issues during a final walk-through, you can ensure that the seller can correct these problems prior to a home closing.
Preparing for a final walk-through is key. Lucky for you, we're here to help you get ready for a final walk-through so that you can complete a
successful home purchase.
Now, let's take a look at three tips to help you prep for a final walk-through.
1. Avoid a Closing Day Walk-Through
When it comes to a final walk-through, it pays to be cautious. Thus, you should give yourself plenty of time to set up a final walk-through.
This will allow you to avoid the dangers associated with finding home problems on the same day as a house closing.
Try to schedule your final walk-through at least a few days before you close on a residence. That way, if you discover problems with a house,
you can ask the seller to respond to these issues and reduce the risk of a home closing delay.
2. Keep an Eye Out for the Seller's Leftover Belongings
A final walk-through gives you an opportunity to view a house that is virtually empty. But if you find that a seller has left behind various
belongings, you should not hesitate to ask the seller to remove his or her possessions.
Furthermore, a home seller should leave a house in "broom-swept" condition; this means a home's walls, floors and other surfaces should be
dust- and dirt-free. If you find trash and other debris in a home, you can ask the seller to clean the property.
3. Be Ready to Test All Appliances
A home buyer may acquire a refrigerator, washer, dryer and other appliances as part of a home purchase. These items often are expensive
to replace, and as such, you'll want to make sure they work properly during a final walk-through.
If an appliance does not perform as required, you have the right to request that the seller repair or replace the appliance. Or, you may be
able to receive financial compensation for the defective appliance.
When it comes to prepping for a final walk-through, there is no reason to work alone. Fortunately, if you collaborate with an expert real estate
agent, you can receive plenty of support in the days leading up to a home closing.
In addition to providing home buying assistance, a top-notch real estate agent is happy to attend a final walk-through. By doing so, this
housing market professional can help you identify any potential home problems and resolve such issues as quickly as possible.
Plan ahead for a final walk-through, and you can avoid the risk of discovering assorted home problems after you close on a residence.

Avoid a Home-buying Crisis
by William Brooks
The home-buying journey should be fast and seamless, but problems may arise that prevent you from accomplishing your desired goals. For
example, if a buyer with a poor credit score fails to get financing before submitting an offer to purchase a house, this individual may struggle
to acquire his or her dream residence. Or, if a buyer fails to evaluate various housing market data, he or she may miss out on opportunities
to purchase the right house at an affordable price. There is no need to worry about home-buying crises. Lucky for you, we're here to guide
you along the home-buying journey and ensure you can mitigate problems that otherwise may make it difficult for you to buy your dream
house. To avoid home-buying crises – here are three tips to help you minimize the risk of encountering problems during the home-buying
journey.
Learn About the Local Housing Market - The housing market is complex, regardless of whether you are pursuing
residences in small towns or big cities. Fortunately, plenty of housing market data is available to help you understand real estate patterns
and trends. This information can help you map out your home-buying journey based on the current housing market's conditions. Typically, it
helps to look at the prices of recently sold houses in your preferred cities and towns. This information highlights whether house sellers are
receiving offers at or above their initial asking prices and may help you differentiate a buyer's market from a seller's one. You also should
examine the prices of available houses that match your home-buying criteria. That way, you can hone your home search and accelerate the
home-buying journey.
Get Pre-Approved for a Mortgage - Believe it or not, it usually does not take long for a homebuyer to get pre-approved
for a mortgage. In fact, banks and credit unions can quickly teach you about different home financing options and ensure you can make an
informed mortgage decision. If you receive pre-approval for a mortgage, you can enter the housing market with a budget. Then, when you
discover your dream house, you can submit an offer to purchase with home financing in hand.
Work with a Real Estate Agent – A real estate agent is a must-hire, especially if you want to limit the risk of potential
crises during the home-buying journey. With a real estate agent at your side, you can identify home-buying problems and resolve these
issues before they escalate. Generally, a real estate agent will support you at each stage of the home-buying journey. He or she first will
learn about you and your home-buying goals. Then, a real estate agent will create a personalized home-buying strategy to help you
accomplish the optimal results. And if you have concerns or questions during the home-buying journey, a real estate agent is happy to
respond to them.
