For the past two years, interest rates for mortgages were at an all-time low. With those rates reaching the 2’s and 3’s, everyone that qualifi ed was able

to improve the terms on their mortgage and save money in their monthly payment or drastically cut the term of their loan. But as the old adage says, “All good things must come to an end.” A few weeks ago Federal Reserve Chairman Ben Bernanke reassured the public that the Fed is going to start shrinking it’s monthly purchases of long-term bonds as the economy continues to improve. Th is will directly aff ect interest rates moving forward as Freddie Mac predicts 30-year rates to reach 4.7% by the end of 2014. IHS Global Insight forecasts that rates won’t hit 6% until 2017. Whencomparing interest rates between lenders, most consumers assume the fi nancial institution decides what interest rate they will off er. However mortgage-backed security prices are highly correlated with the prices of U.S. Treasury bonds. Th is means the price of a mortgage-backed security, backed by 30-year mortgages, will move with the price of the U.S. Treasury fi ve or ten-year bond. Since economic expectations determine the price and yield of U.S. Treasury bonds, one can see rates fl uctuate in accordance with performance of economic factors (i.e. unemployment, infl ation, etc). Th e interest rate a consumer qualifi es for will fi rst be determined at the time that consumer is meeting with a lender for a pre-approval letter. A pre-approval letter verifi es a consumer’s ability to purchase a property. Th e qualifi cation is based on several factors including: credit score, employment history, income, bank statements and the ability to fund a down

payment. Th e letter does not refl ect a loan approval but it does verify that a responsible lender has taken a look at each area of qualifi cation and drawn a conclusion about home-buying ability. Most consumers have an idea of how much they feel comfortable paying monthly on their mortgage. However there are many factors to consider when attempting calculating how much a mortgage amount will translate into a monthly payment: down payment, mortgage insurance, property taxes and homeowner’s insurance all need to be taken into account. During the pre-approval process, it is imperative

that the estimated monthly payment is as close to reality as possible

because the monthly payment is what consumers deal with aft er closing on a home. Pre-approval letters go a long way in negotiations with a seller as the seller knows pre-approved buyers are fi nancially qualifi ed to obtain the fi nancing needed to complete a transaction. Th ey also give REALTORS® the peace of mind that they are dealing with a qualifi ed buyer who is serious about purchasing a home. Before buying a home, make sure you have a pre-approval letter because as important as the interest rate is to a consumer, a pre-approval letter is just as important to a REALTOR® and seller.
